ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Homeowner had been considering construction of a pergola for quite some time, but was reluctant to do so due to lack of rain protection. Although there are several pergola kit retrofit products that meet most of their goals, none of them were a good fit by matching all. The desire was for a retractable patio awning that aesthetically matched a pergola, but was retractable, and provided protection from both UV and inclement weather on their south facing patio. Part of the goal was to provide a flexible outdoor entertaining area, but also to integrate a front drop shade to help reduce the summer's afternoon sun from entering the space; as well as the bay window and sliding doors. The "Gennius", a waterproof retractable awning by Durasol Awnings was selected by the homeowner for aesthetics and function, with a solar screen drop shade integrated between the upright support posts. As young parents, it was of utmost importance to find a durable fabric for the drop shade that not only blocked an adequate amount of sun, but retained as much view of the pool for safety when deployed. Mermet brand Natte was chosen for the drop shade. Both the retracting fabric roof and the integrated drop shade are operated by radio controlled motors and hand-held remote control. The homeowner now has complete control of the area, with on-demand protection to suit their tastes.

Exceptionally large, the FP11 Frontenac uses advanced technology to reduce air pollution and is already qualifies for Phase II of the US Environmental Protection Agency (EPA) voluntary program for manufacturers of decorative wood burning fireplaces. With particulate emissions below 5.1 g/kg (which is approximately 70 percent cleaner than unqualified models), this model will surely give you elegance without compromising the quality of air. Just like the FP7-LM Antoinette, the FP11 Frontenac has a guillotine door that disappears in the hearth, allowing you to easily load wood on the fire and have an unrivalled view of the flames. The fire screen is also equipped with a guillotine mechanism. You will thus enjoy an open fire in safety when the ceramic glass door is open. Focus: The overall focus for the design of this amazing play-yard was to provide this family with an outdoor space that would foster an active and creative playtime for their children of various ages. The visual focus of this space is the 15-foot tree placed in the middle of the turf yard. This fantastic structure beacons the children to climb the mini stumps and enjoy the slide or swing happily from the branches all the while creating a touch of whimsical nature not typically found in the desert. Surrounding the tree the play-yard offers an array of activities for these lucky children from the chalkboard walls to create amazing pictures to the custom ball wall to practice their skills, the custom myWall system provides endless options for the kids and parents to keep the space exciting and new. Rock holds easily clip into the wall offering ever changing climbing routes, custom water toys and games can also be adapted to the wall to fit the fun of the day. Storage: The myWall system offers various storage options including shelving, closed cases or hanging baskets all of which can be moved to alternate locations on the wall as the homeowners want to customize the play-yard. The stunning niches in this large walk in shower were placed a various heights to serve specific purposes. The lowest niche was added in place of a shower bench and provides a perch for shaving legs without taking up floor space. Higher niches provide for storage of bath products, candles and other decorative items as desired. The niches were edged with metal Schluter for a clean modern look. The hexagon tiles were repeated within the niche to add interest and connection to the shower floor. Safety is improved by using small format textured tiles on the shower floor which reduces risk of slipping. The homeowners wanted an updated aesthetic for their deck, and they wanted a portion of it to be under cover. They also wanted a heating option so that it could be used year-round regardless of the weather. Since the deck is immediately outside of their kitchen nook, it was also important to them that the new covering allow light to continue to come into the house. In addition, they wanted the option to access the backyard from the deck. Beyond that, there was a desire to connect the front and back yards underneath the deck, and to provide a privacy structure for their garbage and recycling cans while maintaining the secluded feel their wooded lot provides. The new deck design added six feet to the overall size, which allowed us to provide a covered area that included heaters and lighting for the darker, colder months without reducing the overall usable space. The couple selected an aluminum railing with stainless steel cables to complement the IPE decking. The back stairs featured ironwood rails and IPE boards on the horizontal sections to complement the concrete stairs and offer an industrial vibe. The railings are lit with LED strip lighting throughout, and disc lights were installed on either side of the concrete stairs to ensure safety at night.

Surrounding the tree the play-yard offers an array of activities for these lucky children from the chalkboard walls to create amazing pictures to the custom ball wall to practice their skills, the custom myWall system provides endless options for the kids and parents to keep the space exciting and new. Rock holds easily clip into the wall offering ever changing climbing routes, custom water toys and games can also be adapted to the wall to fit the fun of the day. Storage: The myWall system offers various storage options including shelving, closed cases or hanging baskets all of which can be moved to alternate locations on the wall as the homeowners want to customize the play-yard. Growth: The myWall system is built to grow with the users whether it is with changing taste, updating design or growing children, all the accessories can be moved or replaced while leaving the main frame in place. The materials used throughout the space were chosen for their durability and ability to withstand the harsh conditions for many years. The tree also includes 3 levels of swings offering children of varied ages the chance to swing from the branches. Safety: Safety is of critical concern with any play-yard and a space in the harsh hot summers presented specific concerns which were addressed with light colored materials to reflect the sun and reduce heat buildup and stainless steel hardware was used to avoid rusting. The myWall accessories all use a locking mechanism which allows for easy adjustments but also securely locks the pieces into place once set. The flooring in the treehouse was also textured to eliminate skidding.

This bedroom was designed to reduce stress and support healing for families and their children with critical illnesses. We used soothing blues, bright greens, and red accents to create a sense of home, of safety, and of hope. We referenced water, animals, and nature - universal themes. The star of the room is the custom wave scalloped headboards in a Romo fabric depicting rolling hills of trees. Homeowner had been considering construction of a pergola for quite some time, but was reluctant to do so due to lack of rain protection. Although there are several pergola kit retrofit products that meet most of their goals, none of them were a good fit by matching all. The desire was for a retractable patio awning that aesthetically matched a pergola, but was retractable, and provided protection from both UV and inclement weather on their south facing patio. Part of the goal was to provide a flexible outdoor entertaining area, but also to integrate a front drop shade to help reduce the summer's afternoon sun from entering the space; as well as the bay window and sliding doors. The "Gennius", a waterproof retractable awning by Durasol Awnings was selected by the homeowner for aesthetics and function, with a solar screen drop shade integrated between the upright support posts. As young parents, it was of utmost importance to find a durable fabric for the drop shade that not only blocked an adequate amount of sun, but retained as much view of the pool for safety when deployed. Mermet brand Natte was chosen for the drop shade. Both the retracting fabric roof and the integrated drop shade are operated by radio controlled motors and hand-held remote control. The homeowner now has complete control of the area, with on-demand protection to suit their tastes.
