It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months. The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence Winner Category: Residential $120,000 & Over Award Level: Silver Project Description: The goal of the Vaccaro project was to change the existing non-functional landscape into multiple entertainment spaces while working within the tight confines of impervious coverage requirements. The project consisted of removing, redesigning and re-installing existing hardscaping, front and rear, reconfiguring the driveway to accommodate more parking, handling storm water on-site, and increasing the aesthetic appeal of the property. The client was remodeling the home in the theme of a rustic French country estate and in our design we endeavored to adhere to this chosen theme. The existing driveway was a circular driveway located off of the main axis of the front door. Reconfiguring the driveway improved vehicular flow, provided additional parking, and reduced impervious space. By consolidating the parking to the side of the house where the garage is located, we maintained the French theme in encouraging arriving cars to pull up closer to the home's entry. We also worked with the architect in the renovation of the home to position the garage windows so that they were placed in the voids of the arbor we constructed over the parking spaces by the garage. The rustic arbor creates a vertical element and delineates the pedestrian walkway from vehicular traffic. The main walkway spans the front of the home so that it extends down to the parking area to guide visitors to the main entrance. To handle the storm water generated by the driveway, we installed a rain garden, which was placed in the front right side yard. The rain garden area was excavated, the soil in the planting areas was heavily amended with compost, sand, and diatomaceous earth, and mostly native plant material was installed to help absorb excess water. In the bottom-most area of the basin filter fabric was laid to help prevent migration of the stone into the soil and decorative stone was spread to slow the flow of water. Storm water is held until it successfully infiltrates the soil, and the plant material provides a natural habitat that supports butterflies, birds, and beneficial insects. The existing front patio was removed and the size increased to make the space more functional. To increase function and circulation we worked with the architect to create a dining room that extends to the out-of-doors by adding French doors to the front of the home, which open to the new gravel front terrace. The homeowner desired a planting scheme that would create delineation between the front yard and the gravel terrace without blocking the morning sunlight. To achieve this we chose standardized Physocarpus 'Diablo' to compliment the warm cream-colored stucco of the home and provide structure to the patio space. In the rear of the property we removed the existing brick patio and installed a dry-laid quartzite patio that nicely compliments the cream-colored stucco. We redesigned the rear patio space using 45 degree angles to represent the old French design theory of bisecting spaces with diagonals. Utilizing this design theory created more interesting patio spaces and allowed us to soften the sharp angles by planting the negative spaces between the house and patio. Seat walls were also designed and installed to create more seating without sacrificing impervious space. Per the homeowner's wishes, we also designed a separate area in the rear of the yard for a natural boulder fire pit, which is located along the axis of the kitchen window. Half of the ring utilizes boulders for seating for a small gathering while the other half allowed the homeowner's addition of colorful Adirondack chairs to finish the fire circle. Incorporating the French theme throughout, we also designed and installed a small vegetable garden in the side yard so the homeowner could grow her own vegetables and herbs. The FINNE Svendsen Building is a striking and highly energy-efficient loft building in Seattle’s Fremont neighborhood. The design and building process was unusual, since architect Nils Finne was both designer and builder owner. The client-architect meetings were brief! The building occupies a corner lot, with street facades on the south and west. The two street facades have a nuanced play of light and shadow. The walls of glass and wood are treated as folded planes, with each façade folding back and forth within an overall depth dimension of about 10”. On floors one and three, the large glass panels project forward, while on floor two, the glass is recessed. The pattern on floor two is an inverted version of floors one and three. The wood spandrel panels are custom-milled Western Red Cedar with a blackened stain. The live-work building creates large, open loft spaces on three floors, with high ceilings, huge windows and exposed long-span steel structure. The building can accommodate a range of uses, both present and future. The three floors of the building have 12-ft ceilings and 11-ft high windows with exposed structural steel supports and steel decking ceilings. The floors are clear-span without internal columns interrupting the work space. Mechanical air distribution is limited to the linear core on the northern side of the building, so work areas have clean metal decking ceilings with no ductwork. The building has in-floor radiant heating and cooling, resulting in minimal energy usage. Operating windows are placed strategically throughout the façade, allowing the building to be naturally ventilated in Seattle’s mild climate. The oversized window walls on the south and west also allow natural lighting to penetrate deeply onto the floor plate, keeping lights turned off for much of the daylight hours. A custom sapele wood front door presents a warm contrast to the building’s blackened wood cladding. A delicate screen of wood slats filters light into the main building lobby. The 3-story stair opens directly from the lobby and has been designed to encourage use on a daily basis, keeping elevator usage to a minimum. A three-story glass wall floods the stairwell with natural light, and the all-steel stair floats in the space. Custom-designed perforations in the steel stair railing panels provide unexpected shadow patterns when the late-afternoon sun shines into the stairwell. The building was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, LED lighting, and locally sourced materials. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The building roof has been equipped with photovoltaic panels for electrical production, averaging about 850 Kwh per year. The modest initial amount of PV panels will be expanded over time. The radiant hydronic heating and cooling system allows lower operating temperatures and higher occupant comfort levels. The 6” thick concrete slabs for the radiant tubes conserve both heat in the winter and cooling in the summer and provide great comfort for the feet. During the winter months, the radiant heating system keeps overall energy consumption to a very low level. The 9000 SF building costs about $35/month to heat! During the summer, the passive strategies of natural ventilation combine with the radiant slab cooling to minimize air conditioning load. Deep roof overhangs, built-in shades and high operating clerestory windows are also used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into work spaces and passively warm the concrete floor. Low VOC paints and stains have been used throughout the building. The high level of craft evident in the building reflects another key principle of sustainable design: eschew “throw-away-ism” and make the building last many years!

Step #1 Apply BM CLEAN As you can see in the 'Before' picture above, this cedar deck was extremly dirty. This required an extra step in comparison to the typical deck stripping process. My paint rep at Benjamin Moore recommended a product called CLEAN. It comes in one gallon plastic containers and can be applied out of a plastic pail or with a garden sprayer. We used a Garden sprayer and chose a flat tip for application. The three gallon garden sprayer was filled with 2 gallons of water and one gallon of the CLEAN solution. This is a strong mixture and can be reduced to up to 6 parts water and one part of the Benjamin Moore CLEAN. This approximately 22x20 deck had a board running perpindicular to the rest of the floor boards which divided it into 2 equal parts. Our method was to apply the solution to 3-4 of these 10' boards at a time. Allow it to set up for a few minutes and then scrub away with the deck brush. The agitation loosens up the dirt and grime and is then removed with a pressure washer a board a time. The flat tip on the pressure washer was almost the same width as the floor board. It is important to clean the sides of the board too because any remaining dirt or stain will be visible. Benjamin Moore Deck Restoration products named Clean,Restore,brighten Step #2 Apply BM RESTORE The second step is exactly the same as the first step but with a different solution called Benjamin Moore RESTORE. The deck was dry before we started the 2nd step becuase it was baking hot outside. You use the same 2/1 mixture of water to chemical. This chemical will remove the stain still present in the deck floor. Make sure to rinse the garden sprayer clean before adding the restore solution. Unlike the BM CLEAN, the BM RESTORE has an orange-ish color in appearance. It did a fine job of removing most of the stain, but not 100% of it. There were a few areas that required a 3rd coat of restore but the process was quicker. Step #3 Apply BM BRIGHTEN The third step is exactly the same as the first two step but the chemical solution used was Benjamin Moore 'BRIGHTEN'. Again, the garden sprayer was cleaned and filled with 2 parts water and one part Brighten. The brightener not only lightens the wood but it also neutralizes the previous stripper solution. As stated before the Restore adds a bit of color and the Brighten will remove any traces of it. you still have to agitate the brightener with a scrub brush and either pressure wash it off or use a garden hose. We used the pressure washer for faster results. After it dries the wood look a lot brighter but we still found some spots of stain that had not come off. Apply Sikkens Stain As stated above the stain we used is called "Sikkens Proluxe" which is basically just a slight re-branding of the classic Sikkens Stain. The formula is exactly the same. In fact, the secondary name is still called 'Cetol' SRD RE. The color chosen was "CEDAR". The weather was quite hot for a typical Calgary Spring day so we stained a 10' section of floor board at a time. The deck has a metal railing so the supporting feet had to be brushed in with a 2.5" natural bristle paint brush. for the rest of the job a 6" Wooster natural bristle deck brush was used. The handle was remove and a broom handle was inserted. The stain was stirred frequently and poured into a plastic Simms brand roller pan. Semi transparent Oil based stain has the consistency of water so you need to be careful not to spill any of it. When applying to a board you hit the sides first with the brush and then fillin the rest. Ten feet of floor board can be stain in a short period of time. it's important not to leave any streaks so it is adviseable to back-brush the entie length before moving on to the next board. The staining only took about 2.5 hours to complete. One coat is the manufacturers recommendation. One last thing about Sikkens Stain. To maintain this beautiful look the deck should be re- coated once a year, preferably every spring. It's like applying sunscreen yearly to protect the wood against further damage. Two gallons was enough to cover this 450 sq foot deck.

This bedroom and full bathroom are part of an adventuresome project my wife and I embarked upon to create a complete apartment in the basement of our townhouse.
