Blau-Thompson Residence This Civil War era, 1680-square-foot three-story row house is located in the Italian Market section of Philadelphia. The BluPath Design principals and their young child were the clients. The project goal was to upgrade a traditional housing type to meet a contemporary lifestyle, applying both sustainable criteria and clean, modern yet sensual aesthetics. The challenge of the property (only 830 square feet in lot size) was to create a design that was small, but smart. The structure formerly housed a luncheonette with two apartments above. The interior was gutted and renovated into a single family home. The construction of a small rear addition added a new kitchen on the first floor and new bathrooms on the second and third levels. The east-west orientation of the home was ideal for the roof-mounted solar collectors, which were installed to provide domestic hot water and supplement the new radiant floor heating system. Exterior sensors improve the efficiency of the heating system's response to fluctuations in outside temperature. A new white-coated, rubber membrane roof reduced the structure's heat gain by 20 percent. A water catch system collects rainwater and air conditioner condensation to water the home's small rear garden. Large windows and skylights bring light deep into the row house and reduce the use of light fixtures. The rear yard garden features ipe decking (a dense, water-repellent hardwood) on permeable compacted gravel to minimize storm water runoff. BluPath Design’s principals used the project to demonstrate how sustainability can be integrated with beauty and function, with sensual materials and colors, well-proportioned and light-filled rooms, economic use of space, and thoughtful details. Cherry flooring and custom stairs complement the Indian slate tile in the kitchen and bathrooms. The kitchen features custom walnut cabinets with blue granite counters and backsplashes. The first floor dining area is illuminated by a BluPath-designed fiber-optic chandelier. Ipe hardwood is also used for the master bath tub-surround and shower floor. Sliding frosted glass panels separating the master bath from other living areas allows light from the corner windows to naturally illuminate the adjacent room. “I have a big ask,” wrote this Berkeley, California, homeowner, explaining that she wanted a yard where her young children could spend as much time outdoors as possible, but she also envisioned a garden that would feel like an extension of the small bungalow-style house, which offered little space for entertaining and hanging out. She wanted to keep the front yard open to the street and inviting, while also creating a bit of privacy for a dining area in the front window that felt too exposed. With lots of DIY experience and skills, this family was ready to roll up their sleeves and install a new landscape, but they knew that before they started, they needed some expert design help. An online search brought them to Home Outside. The Home Outside designer studied their goals and preferences and created a landscape design in which the front yard is partially screened by a flower garden and a fence that swoops upward to form an arbor over the front walkway. The existing wooden deck is extended to accommodate dining, while a pea-stone terrace with firepit forms an outdoor living room, with space for the potted plants the owner loves. A lattice-topped fence creates privacy and offers a vertical surface for lush vines to grab onto—a great trick for a small property. A corner of the yard is dedicated to children’s play, with a round lawn, play structure, and secret hiding places under the shrubbery. Finally, we recommended that they turn their driveway into a sustainable “garden” by laying pervious concrete planks for the tire tracks, with low groundcover plants along the center strip and repurposed brick (already on site) to walk upon. The homeowner wrote to Home Outside to say, “We love how it is turning out, and several of our friends have commented that it is like stepping into a yard out of Sunset magazine. The design investment and the hard work have been one of the most transformative and positive projects we have taken on.”

Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. SGA designed this 140,000 sq ft building, completed in 2015, to provide 150 residential units, 6,000 sq ft of retail space, and parking. The building is comprised of four levels and a penthouse with a roof garden, and two levels of below-grade parking. The building was designed with environmentally friendly principles in mind in the interest of reducing its impact on the community. A green roof system reduces the heat effect on the neighborhood as well as the impact on the storm water sewer system, while increasing the building’s energy efficiency.

Named for the original homestead, the Aspen Leaf Ranch blends early ranch history with modern sensibility. The owner, an outdoorsman and native plant enthusiast, and former project manager of notable Seattle buildings (including the Olympic Sculpture Park and the Bullitt Center), tasked Best Practice Architecture with designing a modest yet comfortable home reflective of valley cabins and farmsteads. He desired a small home that was ‘light on the land’, yet flexible enough to accommodate visiting friends and family. Located in a quiet river valley 10 miles from the nearest town, the result is a humble compound firmly rooted in the rural vernacular. The Methow Valley was familiar to the owner from childhood ski and camping trips and he now has family who live in the area. The Valley is hot and dry in the summer and on average receives over 70 inches of snow each winter. Set in a narrow river valley below high mountain peaks, the owner wanted the new home to have a strong visual and physical connection to the surrounding landscape. For many years, the homestead was operated as a horse packing guide service, and an old agricultural barn remains that will eventually be repurposed into a ski waxing room, shop, and sauna. Two new structures make up the residential retreat: a one-bedroom main house and a carport with an adjoining guest suite, small office, and storage for outdoor equipment. Best Practice’s design prioritizes natural light and optimizes dramatic views of the surrounding meadow, forest, hills, and mountains “I wanted both the design and scale of the new buildings to reflect traditional ranch homes and cabins in the remote river valley with all the creature comforts of modern living,” said the homeowner. “Ensuring a strong connection to the outside throughout the seasons was a primary goal. Windows on all sides and three exterior doors allow me to track the many species of birds and wildlife that move through the property and access the ever-changing light and weather.” Best Practice carefully positioned the new structures to frame important vistas while minimizing disturbance to the native forest and meadow. The exterior finishes and details are consistent with historic cabins and barns in the area but stylized to acknowledge the new structure’s place in time. Metal roofing, siding, and a gravel skirt were chosen to reduce wildfire risk, and native plantings attract and support local birds and wildlife. Best Practice simplified the interior detailing with a nod towards a rural cabin aesthetic, incorporating painted beadboard, extensive built-in cabinetry, warm woods, a sizeable kitchen, and an open nook for daytime lounging and overnight guests. The design also took into account the owner’s collection of art, family heirlooms, and furniture gathered over many years. Best Practice designed this Methow Valley home to respect the history and beauty of the historic Aspen Leaf Ranch while embracing modern comforts. The design successfully meets a well-considered program for 4-season use and serves as a full-time rural retreat for the owner as well as a gathering place for friends and family.

Elegant and energy efficient. This bathroom was part of a Net Zero Ready home that we recently built. Net Zero homes produce as much energy as they consume and are 80% more efficient than current homes built to code. To help reduce energy consumption in this bathroom, we installed low flow fixtures, LED lights in the mirrors and an ERV (energy recovery ventilator). Because less energy is required to lower the temperature of dry air compared to moist air, an ERV can reduce the work your air conditioner needs to do and save you money. It also brings in fresh air flow and help with humidity levels, improving overall health and air quality. Another great feature of this bathroom is the shower which has a large clear glass window. This allows for direct sunlight from the window to access the shower, while the patterned glass on the bathroom/vanity side still provides a level of privacy for the user. We’re certain that these clients will be enjoying many sunny mornings in this oasis.

New lower level living room furniture and layout, layered in color, texture and finishes, along with a custom built-in beverage center for family and friends movie and game nights, was just want this space needed for added comfort and functionality to this modern home. A new deck remodel and furnishings for a perfect set up to move your entertaining outdoors during the warm Minnesota days and nights was another needed space. The sweet baby girl nursery was another space updated with all new furniture and beautiful wallpaper for the new addition to their family. This modern home just needed a little bit of color, art and accessories to finish out the spaces they can comfortably call home.
