This lakefront diamond in the rough lot was waiting to be discovered by someone with a modern naturalistic vision and passion. Maintaining an eco-friendly, and sustainable build was at the top of the client priority list. Designed and situated to benefit from passive and active solar as well as through breezes from the lake, this indoor/outdoor living space truly establishes a symbiotic relationship with its natural surroundings. The pie-shaped lot provided significant challenges with a street width of 50ft, a steep shoreline buffer of 50ft, as well as a powerline easement reducing the buildable area. The client desired a smaller home of approximately 2500sf that juxtaposed modern lines with the free form of the natural setting. The 250ft of lakefront afforded 180-degree views which guided the design to maximize this vantage point while supporting the adjacent environment through preservation of heritage trees. Prior to construction the shoreline buffer had been rewilded with wildflowers, perennials, utilization of clover and meadow grasses to support healthy animal and insect re-population. The inclusion of solar panels as well as hydroponic heated floors and wood stove supported the owner’s desire to be self-sufficient. Core ten steel was selected as the predominant material to allow it to “rust” as it weathers thus blending into the natural environment.

To help reduce energy consumption in this bathroom, we installed low flow fixtures, LED lights in the mirrors and an ERV (energy recovery ventilator). Selections for bathroom include Silestone Quartz in a Pearl Jasmine finish vanity countertops along with fixtures and accessories from Kohler and Moen. The shower features 12x24 and 2x2 Bakersfield Pumice floor tile, shower floor tile and 10x12 Bianco shower wall tile. The client emphasized Nancy's pivotal role in the remodel's success. "She was respectful of our budget, our needs (more handicap-friendly and storage space, fewer doors) and was knowledgeable about what was and wasn’t doable in our situation. Her excellent design suggestions took into consideration our choices for cabinets, fixtures, countertops, flooring and etc. She was interested and always available to help throughout the entire project," said the client. Nancy highlighted the bathroom's outdated features from the era of the garden tub. "The homeowner wanted to add storage, enlarge the shower and overall update the bathroom. By removing the tub, we added a cabinet with two roll-out shelves, a trash cabinet, and laundry hamper cabinet. Kohler mirrored medicine cabinets added personal storage above the sinks. To allow easier access to the bathroom, the entry door was widened. As a result, the vanity needed to be reduced to 18” deep." "The Kohler Veticyl 13” square sink was the perfect choice for the limited space! The shower insert was replaced with a tile shower, a glass panel and large door. We also removed the water closet door and reduced the height of the wall. There is still privacy and allows for easier access to the area. Blau-Thompson Residence This Civil War era, 1680-square-foot three-story row house is located in the Italian Market section of Philadelphia. The BluPath Design principals and their young child were the clients. The project goal was to upgrade a traditional housing type to meet a contemporary lifestyle, applying both sustainable criteria and clean, modern yet sensual aesthetics. The challenge of the property (only 830 square feet in lot size) was to create a design that was small, but smart. The structure formerly housed a luncheonette with two apartments above. The interior was gutted and renovated into a single family home. The construction of a small rear addition added a new kitchen on the first floor and new bathrooms on the second and third levels. The east-west orientation of the home was ideal for the roof-mounted solar collectors, which were installed to provide domestic hot water and supplement the new radiant floor heating system. Exterior sensors improve the efficiency of the heating system's response to fluctuations in outside temperature. A new white-coated, rubber membrane roof reduced the structure's heat gain by 20 percent. A water catch system collects rainwater and air conditioner condensation to water the home's small rear garden. Large windows and skylights bring light deep into the row house and reduce the use of light fixtures. The rear yard garden features ipe decking (a dense, water-repellent hardwood) on permeable compacted gravel to minimize storm water runoff. BluPath Design’s principals used the project to demonstrate how sustainability can be integrated with beauty and function, with sensual materials and colors, well-proportioned and light-filled rooms, economic use of space, and thoughtful details. Cherry flooring and custom stairs complement the Indian slate tile in the kitchen and bathrooms. The kitchen features custom walnut cabinets with blue granite counters and backsplashes. The first floor dining area is illuminated by a BluPath-designed fiber-optic chandelier. Ipe hardwood is also used for the master bath tub-surround and shower floor. Sliding frosted glass panels separating the master bath from other living areas allows light from the corner windows to naturally illuminate the adjacent room. A time lapse photo series highlight the installation process of the 6,747 PSI sand filled 100% recycled geocell technology, providing the strength of asphalt and concrete while relieving some of the burden of costly storm sewers and drainage. This new installation highlights the benefits of paving with grass, as well as the comparative ease of installation. Concrete and asphalt surfaces occupy twice the area of buildings and are the most detrimental to clean water. Concrete and asphalt surfaces dominate the landscape of our urban environments and prevent rainwater from being filtered naturally. They send harmful polluted water straight into our streams, rivers and lakes. In urban America, concrete and asphalt pavements produce two thirds of our excess water runoff. Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. Net Zero homes produce as much energy as they consume and are 80% more efficient than current homes built to code. To help reduce energy consumption in this bathroom, we installed low flow fixtures, LED lights in the mirrors and an ERV (energy recovery ventilator). Because less energy is required to lower the temperature of dry air compared to moist air, an ERV can reduce the work your air conditioner needs to do and save you money. It also brings in fresh air flow and help with humidity levels, improving overall health and air quality. Another great feature of this bathroom is the shower which has a large clear glass window. This allows for direct sunlight from the window to access the shower, while the patterned glass on the bathroom/vanity side still provides a level of privacy for the user.
