The existing home built in the 1890’s experienced several remodels over the decades which include enclosing the front porch, addition of a brick fireplace to the east wall and installation of metal siding on the entire house. Windows have also been replaced with vinyl and metal at various locations. The owner and our team wanted to bring it back to more of the Queen Anne style it was initially built as.
We changed the siding materials, modification of window details, change of rear yard landscaping, and replacement of the existing storage shed with a new art studio/storage building. The modification of siding materials and window details was for the purpose of creating a historic hierarchy between structures. The new rear yard design incorporates a more organic landscape scheme which includes reducing the pool size and lowering the pool deck. The new design reduced the impact on adjacent property owners. The art studio/storage building met the need of the owner and ties into the house addition through both materials and style.

THE SETUP
Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood.
Design objectives:
- Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact
- Optimize the kitchen’s back wall, eliminating existing dead space
- Create a purposeful, well-defined dining area
- Establish a distinct, comfortable living area
- Reuse existing appliances and flooring
- Maintain an overall modern design aesthetic
THE REMODEL
Design challenges to be solved:
- Redesign the island to reduce its overwhelming presence
- Create a comfortable, dedicated living room within the available space
- Establish a distinct, inviting dining area within spatial constraints
- Enhance kitchen functionality and style without dominating the entire floor
THE RENEWED SPACE
Design solutions:
- Sam created raised end caps for the island. This separated the kitchen from adjacent living and dining areas while focusing the kitchen’s functionality. The new sink location offers ample workspace, allowing the cook to interact with guests seated at the island. The redesigned island also provides additional storage.
- For the living area, Sam opted for a functional-yet-minimalist approach. Large-format tile creates a natural stone look for the fireplace and TV wall. The recessed TV and extended fireplace shelf maintain a sleek profile. - Artistic wallpaper adds depth and texture, while the intentional lack of extensive shelving keeps the space open and distinct.
- Sam transformed the dining area’s blank wall into a feature, adding a unique dry bar with counter space, open shelves, cabinet storage and a beverage fridge. - - - Wallpaper behind and above the bar contributes to the area’s personality. A mirror adds depth while pendant lights add style and visual interest.
Relocating the cooktop to the back wall facilitates hidden ventilation, reducing visual clutter. Sam balanced transitional and modern elements for a contemporary yet comfortable feel. The digital control panel on the convection cooktop maintains a sleek look, while the wall oven is now at an easy-to-use height. ----- Mirrored base cabinet fronts and a paneled fridge prevent cabinetry monotony.
The redesign has delighted Sam’s client, achieving her main goal of creating a more inviting and visually appealing space. Each section now has its own visual personality and functionality while harmonizing within a monochromatic palette. The entire floor offers wow-factor pop upon first glance, with each area maintaining its distinct character while contributing to a cohesive, modern aesthetic.

The Dallas Builders Association’s Parade of Homes — presented by Atmos Energy — will hold open six luxury Dallas residences from 10 a.m. to 5 p.m. on May 7. This scattered-site, self-guided tour benefits Operation FINALLY HOME, an organization that provides custom mortgage-free homes to combat-wounded U.S. military veterans and their families. The Association’s eighth project is currently underway in Irving.
Featured homes are situated in several neighborhoods in Dallas, including Briarwood, Midway Hollow, and East Dallas near White Rock Lake, as well as in West Dallas just south of the Trinity River.
Hoffmann Homes builds award-winning innovative green homes using quality materials, sustainable building practices, smart technologies, and reliable and efficient energy sources for maximum comfort.
Pioneering home builder and residential developer Alan Hoffmann was first inspired to pursue alternative construction methods after visiting his ancestral home on the Spanish island of Ibiza. The 400 year old home had three-foot thick perimeter walls comprised of stone excavated from the building site. The mass of these walls allowed the ground’s ambient temperature to conduct up through the walls to keep the house cool in the summer and warmer in the winter. Hoffmann replicates this elegantly simple system today in his distinctive mode of construction with Insulated Concrete Forms (ICFs).
Our Parade of Homes build in the Abode @ White Rock community is 2111 Autumn Sage Place. Old-world features such as thick thermal mass walls, breezeways and whitewashed cement finishes are reimagined in a modern context in Hoffmann Homes’ newest build. Situated in the Abode @ White Rock green community, the home features high-performance windows, proper housing orientation and a storm shelter/pantry. Each home in the community is certified with the Department of Energy’s Net Zero Ready program, Energy Star Program and Green Built Texas.
While every Hoffmann Home starts with a high-performance building envelope (ICF), they also include conditioned attics, seal combustion furnaces, whole house dehumidification, whole house water filtration for indoor air and water quality. The homes are also solar-ready and are pre-wired for rapid electric vehicle charging. Other features include a natural gas tankless water heater, high-efficiency gas furnace, sealed combustion gas fireplace. These natural gas appliances help reduce energy use, lower utility costs and reduce emissions while increasing homeowner comfort.

Tickets for the Parade of Homes are $25 for ages 12 and older. They are available at ParadeofHomesDallas.com. Tour maps will be emailed to ticket holders a week prior to the event.

Nancy Knickerbocker of Reico Kitchen and Bath in Southern Pines, NC designed a primary bathroom featuring Merillat Masterpiece cabinetry’s Gannon door style in Evercore with a Moonshine finish.
Selections for bathroom include Silestone Quartz in a Pearl Jasmine finish vanity countertops along with fixtures and accessories from Kohler and Moen.
The shower features 12x24 and 2x2 Bakersfield Pumice floor tile, shower floor tile and 10x12 Bianco shower wall tile.
The client emphasized Nancy's pivotal role in the remodel's success. "She was respectful of our budget, our needs (more handicap-friendly and storage space, fewer doors) and was knowledgeable about what was and wasn’t doable in our situation. Her excellent design suggestions took into consideration our choices for cabinets, fixtures, countertops, flooring and etc. She was interested and always available to help throughout the entire project," said the client.
Nancy highlighted the bathroom's outdated features from the era of the garden tub. "The homeowner wanted to add storage, enlarge the shower and overall update the bathroom. By removing the tub, we added a cabinet with two roll-out shelves, a trash cabinet, and laundry hamper cabinet. Kohler mirrored medicine cabinets added personal storage above the sinks. To allow easier access to the bathroom, the entry door was widened. As a result, the vanity needed to be reduced to 18” deep."
"The Kohler Veticyl 13” square sink was the perfect choice for the limited space! The shower insert was replaced with a tile shower, a glass panel and large door. We also removed the water closet door and reduced the height of the wall. There is still privacy and allows for easier access to the area. My favorite part of the project is the area where the tub was once located. The cabinetry and the arched window are lovely!” said Nancy.

The backyard of this house was a no-man’s land when the owners moved in. With little more than a few established trees and a big, noisy air-conditioning unit, the yard was an almost open canvas bordering the Los Padres National Forest in a high-fire zone. We installed a large infiltration swale to capture as much rainfall as possible from the house rain gutters, so the water can be stored in the soil where plants can access it, reducing the amount of irrigation this landscape needs. Plantings obscure the air-conditioning unit, and a water feature was installed so the sound of trickling water would drown-out its sound. The plants we chose are drought tolerant and attractive to native birds and insects. We paid special attention to the plantings nearest to the house, keeping them fairly low growing as to not create a fire ladder beneath the eves. The plants also hold a good deal of moisture in their stems and leaves and are easily kept free of desiccated material, making them fire-wise plants that can actually reduce the chances of the property burning in the event of a nearby wildfire.

This kitchen design, built from classic inset Shaker cabinets, features multiple specialty storage solutions, including a pull-out spice rack, roll-out base cabinet trays and vertical tray storage. The microwave is tucked neatly under a counter. The 90-inch black Shaker pantry, built from reduced-depth cabinets with stacked crown molding, reflects the home’s architectural style as seen in the buffet in the adjacent dining room. The inset cabinet style is a testament to traditional craftsmanship, since it requires a more precise fit than the more common full-overlay style. The revealed hinge barrels offer a touch of detail that reflects the historical context of the style.

Designing a Health-Focused Home Living Space
Designing a health-focused home living space is more than just arranging furniture and choosing colors; it's about creating an environment that promotes physical well-being, mental clarity, and overall wellness. As we spend more time at home, especially in the wake of recent global shifts towards remote work and lifestyle changes, the importance of our living spaces in supporting our health has never been greater. Here are some key considerations when designing a health-oriented home.
Natural Light and Air Quality
Natural light plays a crucial role in our health, affecting everything from our sleep patterns to our mood. When designing your home, prioritize spaces that allow for ample sunlight. Large windows, skylights, and strategically placed mirrors can help maximize natural light. In rooms where natural light is limited, consider using full-spectrum lighting that mimics daylight to support your circadian rhythms.
Air quality is another critical factor in a health-focused home. Indoor air can be more polluted than outdoor air due to various factors like off-gassing from furniture, household cleaners, and poor ventilation. Incorporating plants that are known to purify air, such as spider plants, snake plants, and peace lilies, can help improve indoor air quality. Additionally, ensure your home is well-ventilated by using exhaust fans in kitchens and bathrooms, and consider investing in air purifiers, especially if you live in an area with high pollution levels.
Ergonomic Furniture and Movement Spaces
The furniture you choose and how you arrange it can significantly impact your physical health. Ergonomic furniture, especially in workspaces, can help prevent strain and injury. Adjustable desks, supportive chairs, and monitor stands can contribute to better posture and reduced risk of musculoskeletal issues.
Incorporating spaces that encourage movement is also important. For example, a small home gym or a yoga corner can serve as a dedicated area for physical activity. Even in smaller spaces, you can create movement opportunities by ensuring there’s enough room to stretch or do simple exercises. Open floor plans or multipurpose spaces that can be easily reconfigured for different activities can help integrate movement into daily life.
Mindful and Minimalist Design
A clutter-free environment is conducive to mental clarity and relaxation. Mindful and minimalist design principles focus on creating spaces that are both functional and aesthetically pleasing without being overwhelming. Start by decluttering and organizing your belongings, keeping only what you need and what brings you joy.
Choose furniture and decor that are simple, natural, and calming. Materials like wood, stone, and natural fibers not only add a touch of nature to your home but also tend to have fewer chemicals than synthetic materials. Neutral color palettes with accents of soothing colors like blues and greens can help create a tranquil atmosphere.
Sleep and Restful Areas
A significant part of health-focused design is creating spaces that promote restful sleep. Your bedroom should be a sanctuary that encourages relaxation. Invest in a good-quality mattress and pillows that support your body. Blackout curtains, soundproofing, and maintaining a cool room temperature can also contribute to better sleep quality.
In addition to the bedroom, consider creating other restful areas in your home where you can unwind, meditate, or practice mindfulness. A cozy reading nook, a meditation space, or even a comfortable chair by a window can serve as your personal retreat.
Incorporating Nature and Green Spaces
Finally, integrating elements of nature into your living space can have a profound impact on your health. Biophilic design, which connects indoor environments with nature, has been shown to reduce stress and increase feelings of well-being. This can be as simple as adding more houseplants, incorporating natural materials, or even installing a small indoor water feature.
If you have outdoor space, create a garden or a patio where you can relax and enjoy fresh air. Even a small balcony can be transformed into a green oasis with the right plants and seating.
By thoughtfully designing your living space with health in mind, you create an environment that not only looks beautiful but also supports your physical and mental well-being.
