Inspiration for a modern exterior home remodel in Seattle

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

Rosenberg Kolb Architects is proud to announce our renovation of a 1747 timber frame house on Nantucket Island, completed in 2011. The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011. The project included: Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space; A 260 square foot addition for a kitchen, bath, and new entry; New cedar shingles, roof shingles, and restored historic windows; The house met the strict regulations of Nantucket's Historic District. On the inside, LEED Gold certification was met through: High R-value insulation and reduced air leakage; High efficiency heating, air conditioning, plumbing fixtures, and appliances; Low-emission paints and finishes as well as a clay wall finish; Using reclaimed materials from the original house and other sites. The project includes turnkey construction of the entire architectural space, where the large open space is divided into functional areas – dining and living – by an impressive composition with a T layout that includes the kitchen with island, the living room furniture, and the equipped wall. On linear composition, the kitchen with central island, developed on T45 model, is entirely in Gres Laminam Noir Desir, upon request of the customer. The material continuously covers the sides, the T45 drawer fronts, bins, and storage compartments, and the worktop incorporating a filo top hob and a built-in Gres sink. The painted structure in metal effect creates a linear contrast design that frames the doors and fronts. The composition of columns, designed on model D90, has a natural Birch structure and front elements in Noce Canaletto with an inside handle. The set-up is punctuated by the alternation between storage compartments and appliances supplied such as a fridge column, thermo-regulated cellar with glass door, and ovens columns. The backlit glass cabinet on the bronze structure adds particular charm to the composition, while the retractable doors give access to the auxiliary work area. The cabinets above the ovens are in continuity with the columns and their opening is facilitated by a push & pull mechanism. To delimit the functional space of the two rooms, a central wall has been created with doors in bronzed glass on both sides. Developed on model D90, it has structure and paneling in Noce Canaletto, while internal shelves, equipped with LED lighting, are made of glass. Inspiration for a small craftsman open concept medium tone wood floor living room remodel in San Francisco with no fireplace and white walls

This is a renovation of a totally dilapidated beach cottage on the St. Croix River. The challenge was to maximize the small foot-print of the building to serve as a summer cottage for a growing family of 6. Due to Riverway regulations, we could not add to the footprint or elevation of the existing building envelope. We were able to create a large screened porch under the deck by using trex rainscape to channel the rain water away which came through the deck above. The home has geo-thermal heat from lines horizontally bored into the river bluff. We were able to create a play-loft for the children accessed via ship ladder in the attic space. There is an incredible marble kitchen, beautifully vaulted enameled family room, plenty of sleeping space, a sauna and an outdoor shower. Our clients are thrilled!
