The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

Rosenberg Kolb Architects is proud to announce our renovation of a 1747 timber frame house on Nantucket Island, completed in 2011. The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011. The project included: Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space; A 260 square foot addition for a kitchen, bath, and new entry; New cedar shingles, roof shingles, and restored historic windows; The house met the strict regulations of Nantucket's Historic District. On the inside, LEED Gold certification was met through: High R-value insulation and reduced air leakage; High efficiency heating, air conditioning, plumbing fixtures, and appliances; Low-emission paints and finishes as well as a clay wall finish; Using reclaimed materials from the original house and other sites. On linear composition, the kitchen with central island, developed on T45 model, is entirely in Gres Laminam Noir Desir, upon request of the customer. The material continuously covers the sides, the T45 drawer fronts, bins, and storage compartments, and the worktop incorporating a filo top hob and a built-in Gres sink. The painted structure in metal effect creates a linear contrast design that frames the doors and fronts. The composition of columns, designed on model D90, has a natural Birch structure and front elements in Noce Canaletto with an inside handle. The set-up is punctuated by the alternation between storage compartments and appliances supplied such as a fridge column, thermo-regulated cellar with glass door, and ovens columns. The backlit glass cabinet on the bronze structure adds particular charm to the composition, while the retractable doors give access to the auxiliary work area. The cabinets above the ovens are in continuity with the columns and their opening is facilitated by a push & pull mechanism. To delimit the functional space of the two rooms, a central wall has been created with doors in bronzed glass on both sides. Developed on model D90, it has structure and paneling in Noce Canaletto, while internal shelves, equipped with LED lighting, are made of glass. The large open module features asymmetric composition compared to the central module in gres which houses the wood fireplace and home entertainment. The alternation between drawers, storage compartments with flap doors, and open compartments of various heights create a compositional elegance. This is a renovation of a totally dilapidated beach cottage on the St. Croix River. The challenge was to maximize the small foot-print of the building to serve as a summer cottage for a growing family of 6. Due to Riverway regulations, we could not add to the footprint or elevation of the existing building envelope. We were able to create a large screened porch under the deck by using trex rainscape to channel the rain water away which came through the deck above. The home has geo-thermal heat from lines horizontally bored into the river bluff. We were able to create a play-loft for the children accessed via ship ladder in the attic space. There is an incredible marble kitchen, beautifully vaulted enameled family room, plenty of sleeping space, a sauna and an outdoor shower. Our clients are thrilled!

Inspiration for a small craftsman open concept medium tone wood floor living room remodel in San Francisco with no fireplace and white walls

The main goal for the owners of this 1926 house was an addition to gain more closet space near their main floor master bedroom. During the design stage, they also decided to create a zen home office for one of the owner’s reiki business that had direct access for visitors from the backyard, rather than walking through the house. Painted stucco was used on the new addition to match a previously added sunroom at the other side of the house. Matching windows were also added. The proposed design featured a simple shed roof at the side addition and a hip roof at the front and back. View of addition from the back of the house – the French doors lead into the office. We extended the existing flagstone patio to the addition and office entry. In assessing the feasibility of the project, the first thing the designer did was to check the zoning regulations. After a thorough study, it was determined that a 7-foot side addition was possible. This 7-foot addition was adequate for a built-in cabinetry storage and a new powder room. The design proposal also included a rear wraparound 13ftx13ft home office, that gave the existing rear patio a courtyard feel. The proposed addition was accessed from both the existing master bedroom and another bedroom that was converted into a family/ TV room. The main access to the home office addition was through the backyard.
