Inspiration for a small modern detached garden shed remodel in New York

The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

HNA Hardscape Project Award Winner Mahaz Project Sand Point, Michigan Esch Landscaping LLC This 3,300 square feet project was constructed on the beach of Lake Huron in Michigan. The house and landscape began on an empty lot between two homes using interlocking concrete pavers. The designer addressed elevations, proximity regulations with neighboring homes, and construction deadlines while working with clients living in another state. The owners required an outdoor kitchen, firepit, shower and sun bathing area, shade for comfort when entertaining guests and easy access to the beach. The hardscape team met challenges by coordinating and sharing space with the home construction crews. This project began in March so the wind and weather caused difficult working conditions with site facing the open water.

The main goal for the owners of this 1926 house was an addition to gain more closet space near their main floor master bedroom. During the design stage, they also decided to create a zen home office for one of the owner’s reiki business that had direct access for visitors from the backyard, rather than walking through the house. Painted stucco was used on the new addition to match a previously added sunroom at the other side of the house. Matching windows were also added. The proposed addition was accessed from both the existing master bedroom and another bedroom that was converted into a family/ TV room. Mail Kiosk- This Spanish and Tropical designed architectural feature, houses the community post office boxes for it's residents. The structure is accessible at all hours and is done in an artful design. The endcaps have bulletin board areas where the association can post announcements and regulations in a weather proof yet formal manner.

The project includes turnkey construction of the entire architectural space, where the large open space is divided into functional areas – dining and living – by an impressive composition with a T layout that includes the kitchen with island, the living room furniture, and the equipped wall. On linear composition, the kitchen with central island, developed on T45 model, is entirely in Gres Laminam Noir Desir, upon request of the customer. The material continuously covers the sides, the T45 drawer fronts, bins, and storage compartments, and the worktop incorporating a filo top hob and a built-in Gres sink. The painted structure in metal effect creates a linear contrast design that frames the doors and fronts. The composition of columns, designed on model D90, has a natural Birch structure and front elements in Noce Canaletto with an inside handle. The set-up is punctuated by the alternation between storage compartments and appliances supplied such as a fridge column, thermo-regulated cellar with glass door, and ovens columns. The backlit glass cabinet on the bronze structure adds particular charm to the composition, while the retractable doors give access to the auxiliary work area. The cabinets above the ovens are in continuity with the columns and their opening is facilitated by a push & pull mechanism. To delimit the functional space of the two rooms, a central wall has been created with doors in bronzed glass on both sides. Developed on model D90, it has structure and paneling in Noce Canaletto, while internal shelves, equipped with LED lighting, are made of glass. The large open module features asymmetric composition compared to the central module in gres which houses the wood fireplace and home entertainment. In this primary bathroom, the lighting scheme was key to achieve the client’s goals and create a space where the client would enjoy being. The bathroom felt cramped, dark, visually heavy. The client was also claustrophobic, making the use of the space uncomfortable. The goal was to transform this space into a relaxed modern spa-like atmosphere, rethink and simplify the floorplan avoiding visual clutter, access natural light, add efficient lighting, and create more visual space. The lighting plan was crucial to increase visual space. My first thought was to add a skylight to access natural light that is so effective in enlarging the feel of a space. After looking at the attic and roof lines it became clear that this was not an option. After some research I found the perfect solution: a smart light fixture that mimics a window. It is installed between studs or ceiling joists. The fixture replicates the light of the sun during the day. It goes from soft morning light - to bright noon - to soft dawn light. By recessing the fixture into the ceiling, the skylight-look and extra height was achieved. The benefits of this light go beyond beautiful design. The fixture is sustainable, energy efficient, and made to last for decades. It regulates the body’s circadian rhythm, helping against sleeping problems and seasonal affective disorder. It also integrates biophilic design, creating connections to nature and benefiting people that spend hours indoors. The use of mood lighting was also key, creating a cozy, welcoming feel to this home-spa. All the lights are dimmable, and plenty of indirect light sources, like the gorgeous vanity pendants and LED mirrors, create the perfect setting. Not forgetting to mention the soft curves of the bathtub chandelier. This is the perfect place to relax in the bubbly bathtub!
