Cedar recycled from old utility poles was used for the meeting table and desk panels, and mahogany recovered from old wine barrels was milled into edging to tie the various components together. Inexpensive pine planks, stained to match the cedar, frame a large window overlooking a stress-relieving koi pond.

In addition to the pantry, the client wanted to clear some counter space next to her Vitamix for smoothie making. We moved her toaster (not used often), KitchenAid stand mixer (not used often), and a few extra coffee makers and grinder off the counter. We put all of her different coffee pods and grounds together next to the mugs and to go cups. Everything needed to make coffee is here in one area and right next to the refrigerator (for the oat milk!)

The master bath design created for this Yardley, PA home is a dream come true. Every detail of this design combines to create a space that is highly function and stylish, while also feeling like a relaxing retreat from daily life. When working from home, it's imperative to have a space where you can focus. With inspiration from the zen gardens and spa experiences, this home office is a true stress reliever. Removed from the main house, the auxiliary backyard space gives has it all -- the calming the effect from the numerous plants, an area to relax on the couch, a storage ottoman for blankets and pillows, plenty of storage for files, and a bookshelf to display achievements.

The pictures below detail the renovation of a Porcelain Tiled Floor I completed at a property in Ipswich. Installed throughout the Kitchen and into the adjacent WC the porcelain tile and grout were in a very dirty state and the client was desperate to get them clean. The situation wasn’t helped by their two dogs with grubby paws. She had tried all the usual household cleaners she could find, and nothing seemed to work. Unfortunately, household cleaners can make the problem worse due the strong chemicals they contain.
I visited the property to survey the floor and was able to reassure the client that although the grout was heavily stained it could be renovated by recolouring it with a Tile Doctor Grout Colourant. I was confident we would soon be able to get the floor looking great again and demonstrated the process I would use on a small part of the floor. The demonstration went well and happy with the result we agreed a date for my return the following week to complete the work which should be completed in a single day.
Returning on the agreed date we started by protecting the by applying a clear silicone sealant to the MDF skirting boards and kitchen base units. We left this to dry for an hour before proceeding with the cleaning.
The Porcelain tile and grout was cleaned with a strong dilution of Tile Doctor Pro-Clean using 3 parts cleaner to 5 parts water. The solution was applied to the tile and grout and then left to soak in for ten minutes before being worked in using a rotary machine fitted with a Black Scrubbing Pad. Tile Doctor Pro-Clean is a concentrated, multi-purpose high-alkaline cleaner which is designed for deep cleaning tile, stone and grout of dirt and grease and can also remove sealers.
Pads can struggle to reach into the recesses of the grout line so once I was finished with the tile, I hand scrubbed the grout with a wire brush. The floor was then rinsed with water and the resultant slurry extracted off the floor with wet vacuum.
The floor took about three hours to deep clean which was just the right timing for us to have lunch whilst the floor dried. The grout was much improved by the cleaning process but as suspected there were too many deep-seated stains to be able to guarantee a consistent finish. So as previously agreed with the client we set about colouring the grout using a light grey colourant. This took most of the afternoon as there was a lot of grout.
The Porcelain tiles were the non-porous type that won’t take a sealer and the colourant acts as a barrier over the grout protecting it and making it easy to clean so once I was done colouring there was no need to apply a sealer.
My client was relieved to have the floor looking clean and presentable again. For aftercare I recommended that moving forward it would be best to use Tile Doctor Neutral Tile Cleaner which is a pH neutral cleaner. This will ensure that with regular cleaning the floor will keep clean and the grout won’t be compromised by overly strong products.

The couple was in the middle of renovating their master bath when Amanda went down a Pinterest ‘rabbit hole.’
There in her endless scrolling, she was mesmerized by photos of beautiful master closets…efficient master closets…organized master closets…inspired master closets.
Amanda began thinking…If she and Terry were already redoing their master bath, it only made sense to renovate their ensuite closet at the same time.
They could even DIY it and save a little bit of money, too. Right?
Amanda took measurements, researched closet organization systems online, and prepared to become a closet DIY warrior.
But a little thought was holding her back.
It wasn’t that she didn’t think they could do it themselves.

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement.
To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing.
Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house.

The outdated kitchen’s confining walls were torn down relieving this space from being cramped. Out were the oak senseless upper cabinets that looked over the peninsula blocking site lines. Rolling baby blue and jolly blue porcelain tiles enshroud the kitchen backsplash bringing forth a burst of color against the raven new cabinetry. An expansive island with the ability to seat six is the perfect place to entertain. All new stainless-steel appliances create a sleek modern feel to this renovated kitchen. A fine detail in this space are the seafoam green glass knobs and pulls delivering in a small yet significant ocean element.

The mammoth phalanxes of white-brick apartment houses that proliferated in the 1960s occupy an architectural purgatory; generic, with boxy interiors devoid of detail, many aren’t even interesting enough to excite a raised eyebrow. Our solution for this exemplar near Astor Place, which fortunately was blessed with premium skyline views, was to relieve the interior ordinariness by stimulating the senses with tactile variety. Axis Mundi created a complexly layered textural palette that injects visual adrenaline into the architectural envelope: a television set into a waxed steel panel topped by clerestory windows with a built-in planter for grasses; wenge wood walls rising from richly figured walnut floors; white subway tile surrounding a subtly colored penny-tile mosaic tub and wall; in the kitchen, Venetian plaster, steel, stone and wood mix harmoniously as a surprisingly spiced exotic concoction. The interiors exude a confident masculinity that challenges the complacency of bland, white-box living.

After two years of fighting with a failing pond liner, the resident decided to replace the liner in the pond. This 150’ x 115’pond sat above and flowed into a larger pond which was lined with PVC liner. We were replacing this with a 45 mil epdm fishsafe rubber liner. This presented a problem: there is no way to adhere the new rubber liner to the existing PVC liner in the lower pond. The solution was to pour a cement 18” wide x 2’ deep footing next to the wier damn between the two ponds in order to connect the two liners together. The old liner was placed on the top of the footing and a water-block sealant was used. The new rubber liner was placed on top and another layer of sealant along with stainless steel bars were laid atop the two materials in order to press them together to maintain a water-tight junction. A drain tile system was installed beneath the liner to relieve ground water pressure and vent off any gasses. Water tight seals also had to be provided for multiple plumbing penetrations through the liner. Non-woven geotextile planting media bags were used to prevent erosion around the perimeter of the pond. As the pond was landscaped with lawn and perennials, these had to be removed and preserved and maintained throughout the project in order to return them upon completion of the lining. All trenching work and removal of plant material was done by hand in order to maintain the surrounding landscape; great care was taken throughout the project in order to protect existing hard and softscape, so that upon completion, the area appeared almost exactly as it had been before work began.
