Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house. I set out to design a master bedroom that was both masculine and feminine. Layering color, textures, patterns and prints helped me to do so. The crisp white walls, delicate chandelier, and intricate gold frames brought the feminine vibe, and the dark rug, black pinstripes on the bedding and the heavy slate drapes added the masculine touch. The pinstripe suiting material on the rounded slipper chairs is a bit of both! The prints and colors may all vary, but since they are still in the same palette they all work well together

Our client in the villager of Pembury was feeling really deflated after having a Slate Patio laid adjacent to the full length of her house, however the builder had not applied the sealer correctly creating a mess which ruined the appearance of the stone. Unfortunately, it is not that unusual to be contacted about this sort of situation, applying a sealer is not as easy as manufactures make out. There are lots of factors to consider, choosing the right sealer, is the stone damp, how do you know if you have applied too much, and it often catches tradesmen out. I was able to reassure them that with the right combination of products and equipment the problem could be rectified. The first job was to strip off the old sealer which was done using a product called Tile Doctor Remove and Go. The name of this product pretty much says it all and once applied to the stone it is left to soak in for ten to twenty minutes before being scrubbed in with a rotary machine fitted with an abrasive burnishing pad. Tile Doctor Remove and Go is a multi-purpose stripper which will remove most coatings and sealers, including epoxy grout haze which is another common problem we encounter when tradesmen have not cleaned up properly after grouting. It is also good for removing heavy build ups of grease. I used several burnishing pads of different grits going from coarse to smooth on this patio, rinsing and extracting the soil after each pad. It was a large area, so this process took up most of the day on its own, fortunately I use a van mounted high pressure cleaning and extraction system to remove the soil which is very efficient and leaves the stone bright clean and reasonably dry afterwards. This ensures the process can be carried out with minimal mess. It was a nice warm summers day and although cloudy we didn’t get any rain overnight, so after checking the forecast I was able to return the next day and apply a fresh sealer to the Slate. My client wanted a natural look, so I used Tile Doctor Ultra Seal. This product is a no-sheen, natural-look, impregnating sealer which is formulated to provide maximum stain protection. These impregnating sealers work by penetrating the stone, occupying its pores, and thus preventing dirt from residing there. The client was so happy and relieved to see the results on what a very expensive patio and commented she was eager to get the first barbecue of the season underway. We recommended that a regular with the jet wash should keep the patio in good condition and in a few years time we could return to reapply the sealer for them. Michael Conlon South Kent Tile Doctor

Hot tub - large southwestern backyard brick and rectangular lap hot tub idea in Phoenix

This customer from Stroud was soon to be re-letting her house but the Ceramic tiled floor and especially the grout had been left in a poor and dirty condition by the previous tenant. The ceramic tiled floor was installed throughout the Kitchen and through into the adjacent conservatory. Conscious this would affect future lettings she contacted Tile Doctor to see if we could help. I paid a visit to the property to survey the floor and discuss how we would restore the Ceramic tiles and get them looking clean again. She was happy to hear we could help and agreed to my quote and we booked the work in for the following week. It would only take a day which suited her perfectly as she was keen to get the property back on the market. Stroud is a lovely market town and in the centre of Gloucestershire. It is the main town in Stroud District and forms the centre for numerous surrounding market towns. The Cotswold Area of Outstanding Natural Beauty surrounds the town, and the Cotswold Way path passes by it to the west, so it really is a desirable place to live with lots of lovely walks. The first job was to protect all the walls and units to ensure they did not get splashed by the products we would be using. I then sprayed Tile Doctor Remove and Go all over the floor and the grout lines, this was left for a short time to dwell and get to work breaking down the dirt. The floor was then scrubbed using a black buffing pad fitted to a buffing machine finishing off by scrubbing the grout lines with a stiff brush. The soil released from the floor was then rinsed off with water and extracted with a wet vacuum. Once I was happy with the result the floors were speed dried with a blow heater. The alternative was to leave the floor overnight, but as time was of the essence speed drying was the best option. Later that day the floor was dry, and I was able to seal the grout lines with Tile Doctor Ultra Seal. I used a pipette to apply the sealer directly to the grout to ensure maximum coverage. The tiles themselves did not require any sealant as ceramic tiles are sealed at the factory when they are produced. Grout being cementitious however does attract dirt and so sealing it will keep it looking fresh for some time to come and make it easier to clean. The client was very pleased with the results and relieved she could re-let the house again. Now the floor was clean and much more attractive it would ensure she could achieve the best rental value. I suggested she left a bottle of Tile Doctor Neutral Tile Cleaner for the new tenants as this would be the best product to keep the floor clean moving forward, you only need a small amount to dilute and it has a pleasant fresh fragrance. At least if the product is on site the tenant is more likely to keep the floor looking good and not resort to everyday household cleaners which eventually break down the grout and its’ seal. A Seattle couple needed to take advantage of our amazing summer weather and asked for a way to watch movies outside. We were up to the challenge, designing a custom concrete bench that by day serves as built-in seating and transforms at night into a perfect spot to catch a flick on the fly!
