The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Dancer Concrete Design was contacted to find the best way to deliver a finished concrete floor in such a different type of space. The home’s design is of two intersecting circles that make up the garage and main living space. A basement sits below half of the structure while a structural concrete pad supports the other half circle. The floor finishing would take place in the living room, dinning room, and into the kitchen. For this project the owners were fully occupying the space. Of course this process aesthetically enhances the space, but we have also found it to increase the durability of our floors. After mechanically removing the grout we move to additional polishing steps and our two-step sealing process of densification and stain guard. Densifying is a reactive penetrating sealer that makes the concrete even stronger and resistant to scratches, stains and other contaminants. The homeowner selected a natural concrete finish – no added stains or dyes – and the final day, the team polished the floor to the desired finish, a level one, 400-grit shine.

The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Garage floor restoration after picture: This garage floor had holes and oil stains all over the place. The floor was really in terrible condition. Our team use a diamond blade concrete grinder to etch the floor. We repaired the holes with concrete. We then scrubbed the floor and pressure washed for several hours to remove all contaminants. We also acid etched twice. Finally, we applied 2 coats of epoxy coating with decorative flakes and 2 coats of acrylic.
