With keeping the floor, we knew that this was going to be a unique challenge. We also remodeled the bar and updated the laundry room as well. For the kitchen, our clients wanted more function and cohesive movement throughout the space. In the beginning, if you were standing at the sink, and turn, you would get hip checked by the island. So, we pushed back the angled walls that cut into the kitchen, then turned and extended the island to host more seats. We kept the rest of the kitchen with the same layout and updated the cabinetry. Our clients went with a classic white shaker for the perimeter and for the island they chose a dark blue stain on a poplar wood species. For the countertops, they went with a beautiful white quartz everywhere and a three inch mitered edge for the island. Marble backsplash was put in to continue that classic timeless style. For the hardware, a gold finish was chosen to add warmth and to compliment the black plumbing fixtures. In the bar, there were two massive columns that were taking up too much real estate. Terracotta is an interesting type of stone manufactured using a variety of techniques dependant on the country of origin which leads to a number of differences such as Spanish Terracotta being less porous than its Mexican counterpart: the former is semi-hand made and finished in a factory kiln, while the latter is completely handmade. Spanish Terracotta is therefore a lot less than porous and ultimately, of a higher quality. But despite the Spanish Terracotta being less porous, and therefore being less prone to ingrained dirt, it still, like any other stone, needs regular maintenance to keep it looking smart. In the tiling trade, we quite often refer to this as a good old fashioned ‘Clean and Seal’ and this is exactly what was requested by this property owner in Halifax, for their Spanish Terracotta tiled floors in the kitchen and adjacent hallway. I cleaned both sets of Terracotta tiles using the same process, which involved the application of our reliable alkaline cleaner known as Tile a Doctor Pro Clean, diluted with five parts of warm water. Once the solution had been left to dwell for a short period, it was scrubbed into the tiles to remove all dust, dirt, and general muck. This created a slurry of cleaning residue, which I promptly soaked up using a wet vac. A wet vac machine is an essential tool when it comes to cleaning porous tiles since, unlike a traditional mop and bucket, it sucks the excess trapped dirt out of the clay and thus provides a superior clean. Following this, I applied a small amount of our heavy duty remover, known as Tile Doctor Remove & Go, to deal with some of the more stubborn stains and paint splashes, before rinsing with clean water and wet vaxing in a similar fashion to before. Once the clean had been completed I left the tiles to dry completely. This can take 12 to 24 hours depending on numerous factors including whether a Damp proof Membrane and underfloor heating has been installed which can really help reduce drying times. Letting the tiles dry completely before sealing is paramount as moisture can cloud the sealer and affect its performance. Upon my return to the property I ran some quick damp tests, which revealed the tiles were ready to be sealed. I then applied several coats of Tile Doctor Seal and Go, our topical sealer which provides a satin finish and accentuates colour. A new coat of this product is recommended every six months on Terracotta to ensure the continuous protection of the tiles’ soft clay particles. My customer was extremely pleased with her refreshed Terracotta tiles. It goes to show what a big difference a bit of regular maintenance can make. I advised the customer that an everyday cleaner called Tile Doctor pH Neutral cleaner can also be used regularly to keep the tiles looking great without damaging the sealer. Here we have a six year old Indian Sandstone tiled floor located a property on the outskirts of Lancaster. Measuring 100 metres squared, the very large floor had under floor heating in the concrete sub base. The type of stone used inside the property is what we commonly refer to as ‘patio Sandstone’, a material which is usually used outside because of its very rough texture. It’s not particularly comfortable to walk across in bare feet, hence why many people consider it be impractical for internal flooring. Nonetheless, the property owner was keen to make the rough textured floor as feet-friendly as possible for people walking over it. At Tile Doctor we have developed a process known as milling, which utilises diamond encrusted pads combined with a weighted rotary machine to smooth the rough surface, leaving it looking and feeling a lot nicer and more practical to live with. The milling process is only done once, but while the Sandstone will still need cleaning and sealing in the future, it won’t be nearly as difficult as when it was rough. The job would take over two weeks to complete due to the fact that the existing grout needed to be removed and replaced with a flexible floor grout: a very time consuming process. As mentioned, the surface of the Sandstone was very rough, and so needed to be milled down to make it a lot smoother to look after and make it easy to clean and seal. This was achieved by using Tile Doctor’s 50 Grit diamond encrusted burnishing pads, fitted to a weighed rotary machine and run along the entire surface area of the floor. Through this process the stone became much smoother and more aesthetic – completing one of our main objectives for the customer. Next, we started breaking out the already loose and badly applied grout with our grout removal tools. The builder who had installed the floor had used a sand/cement-based grout which wasn’t flexible. As a result, it started to crumble and loosen quite quickly after exposure to the underfloor heating. We removed this and replaced it with a far more flexible grout. Once the whole area had been successfully milled and the grout replaced, the Sandstone floor was left to dry out over the weekend. Upon our return to the property, we cleaned off any dust and resin left over from the milling and grouting processes, before leaving it to dry for a further 24 hours. The next day we returned to seal the whole floor with two coats of our impregnating sealer Tile Doctor Colour Grow. The sealer fills the pores of the Sandstone to prevent ingrained dirt and stains, while also emphasising the natural colours in the stone. It also provides a robust matte finish, which is what the customer wished for. It wasn’t the easiest of processes to get the Indian Sandstone into a condition where it would be both suitable for internal flooring and aesthetically pleasing, but the results proved to be very much worth the time and effort invested.
