Roncesvalles Remodel Curved Leather Banquette it or not, this beautiful Roncesvalles home was once carved into three separate apartments. As a result, central to this renovation was the need to create a floor plan with a staircase to access all floors, space for a master bedroom and spacious ensuite on the second floor. The kitchen was also repositioned from the back of the house to the front. It features a curved leather banquette nestled in the bay window, floor to ceiling millwork with a full pantry, integrated appliances, panel ready Sub Zero and expansive storage. Custom fir windows and an oversized lift and slide glass door were used across the back of the house to bring in the light, call attention to the lush surroundings and provide access to the massive deck clad in thermally modified ash. Now reclaimed as a single family home, the dwelling includes 4 bedrooms, 3 baths, a main floor mud room and an open, airy yoga retreat on the third floor with walkout deck and sweeping views of the backyard.

There were a few difficulties in making this kitchen any better than how it was. There was a separate staircase that had access to the second floor which was located in the kitchen. This left just enough room to push the dining room to one side. Then, there was the porch. A really nice panoramic view of the back, but was somehow under-used by the family during the summer months. Then, it was the size of the kitchen. It simply was way too small for a growing family, and while it had a peninsular in place, the flow just didn’t work. I remember watching them one day demonstrating how awkward it was using the kitchen. We got it! We had our marching orders to go and figure out how to make this kitchen work for this family. Everything in the room was fair play. The design was done to make the kitchen very open. For a few ideas, we incorporated the porch in the kitchen by using the nana wall idea but it ended up being too cost prohibitive to do so. We then decided to do a permanent fix by using a commercial glass wall application. Once we figured that out, we moved back inside and removed the staircase. This gave us two added benefits. One allowed us to really reconfigure the kitchen and the other opened up the second floor for a huge built in closet system. We relocated the windows, added a fire place with a built In TV above. From there, it was onto the kitchen itself which contained a huge Island with seating, large kitchen sink and built in appliances which was set up in a way to take advantage of the new layout. We re-positioned the kitchen facing the beautiful views outside rather than looking towards a wall. Now, when you enter the house up the entry stairs, the kitchen now draws you into the magnificent new open space. This is now setup for entertaining, relaxation, hanging out and most of all, preparing meals in a room where you only have to leave if you want to. This one was all about the design. Design was what made this space. Setting this space up for success was crucial, and this kitchen is a great example of how design can cover a multitude of sins in Kitchen designs. … Just close your eyes for a second and imagine waking up one winter morning and having a cup of coffee and watching the snow fall through those huge windows, leaning up against those 3D feature walls while watching the kids sitting around the table enjoying those warm radiant heated floors in this spacious kitchen…..

This 1950's split-level ranch house was completely renovated to meet the needs of a growing family. The central roof was raised to admit generous natural ambient light to the kitchen and living spaces. New metal windows were enlarged and repositioned to capture distant views. Interior finishes were replaced and the mechanical system revised to provide radiantly heated floors. The project was undertaken while Jim was a partner with Richard Brown Architects, AIA, LLP.

For the second phase, we moved down to the Basement. We kept the friendly sloth – what better way to invite folks on down? Again we lightened up the walls and created different sections in the large open area. We were able to display some wonderful antiques and art pieces in this Landing. The antique dresser is the perfect for the sloped ceiling and a great source for storage. We repositioned the loveseat along the longest wall and created a built-in effect with the homeowner’s bookcases. The homeowners are avid readers so we organized their book collection and mixed in found objects like an old radio and typewriter to keep the shelving interesting. The homeowners told me that they rarely used their Basement prior to the redesign, and now it is one of their favorite spots in the home. That’s definitely what we like to hear! Enjoy!

The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Oakland, CA: Addition and remodel to a rustic ranch home. The existing house had lovely woodwork but was dark and enclosed. The house borders on a regional park and our clients wanted to open up the space to the expansive yard, to allow views, bring in light, and modernize the spaces. New wide exterior accordion doors, with a thin screen that pulls across the opening, connect inside to outside. We retained the existing exposed redwood rafters, and repeated the pattern in the new spaces, while adding lighter materials to brighten the spaces. We positioned exterior doors for views through the whole house. Ceilings were raised and doorways repositioned to make a complicated and closed-in layout simpler and more coherent.
