There were a few difficulties in making this kitchen any better than how it was. There was a separate staircase that had access to the second floor which was located in the kitchen. This left just enough room to push the dining room to one side. Then, there was the porch. A really nice panoramic view of the back, but was somehow under-used by the family during the summer months. Then, it was the size of the kitchen. It simply was way too small for a growing family, and while it had a peninsular in place, the flow just didn’t work. I remember watching them one day demonstrating how awkward it was using the kitchen. We got it! We had our marching orders to go and figure out how to make this kitchen work for this family. Everything in the room was fair play. The design was done to make the kitchen very open. For a few ideas, we incorporated the porch in the kitchen by using the nana wall idea but it ended up being too cost prohibitive to do so. We then decided to do a permanent fix by using a commercial glass wall application. Once we figured that out, we moved back inside and removed the staircase. This gave us two added benefits. One allowed us to really reconfigure the kitchen and the other opened up the second floor for a huge built in closet system. We relocated the windows, added a fire place with a built In TV above. From there, it was onto the kitchen itself which contained a huge Island with seating, large kitchen sink and built in appliances which was set up in a way to take advantage of the new layout. We re-positioned the kitchen facing the beautiful views outside rather than looking towards a wall. Now, when you enter the house up the entry stairs, the kitchen now draws you into the magnificent new open space. This is now setup for entertaining, relaxation, hanging out and most of all, preparing meals in a room where you only have to leave if you want to. This one was all about the design. Design was what made this space. This client’s original remodel vision was to replace an outdated kitchen, optimize ocean views with new decking and windows, updated the mother-in-law’s suite, and add a new loft. But all this changed one historic day when the Woolsey Fire swept through Malibu in November 2018 and leveled this neighborhood, including our remodel, which was underway. Shifting to a ground-up design-build project, the JRP team worked closely with the homeowners through every step of designing, permitting, and building their new home. As avid horse owners, the redesign inspiration started with their love of rustic farmhouses and through the design process, turned into a more refined modern farmhouse reflected in the clean lines of white batten siding, and dark bronze metal roofing. Starting from scratch, the interior spaces were repositioned to take advantage of the ocean views from all the bedrooms, kitchen, and open living spaces. The kitchen features a stacked chiseled edge granite island with cement pendant fixtures and rugged concrete-look perimeter countertops. The tongue and groove ceiling is repeated on the stove hood for a perfectly coordinated style. A herringbone tile pattern lends visual contrast to the cooking area. The generous double-section kitchen sink features side-by-side faucets. Bi-fold doors and windows provide unobstructed sweeping views of the natural mountainside and ocean views. Opening the windows creates a perfect pass-through from the kitchen to outdoor entertaining. The expansive wrap-around decking creates the ideal space to gather for conversation and outdoor dining or soak in the California sunshine and the remarkable Pacific Ocean views.

The vanity, commode, and shower spaces in this master bath were cramped and uncomfortable. We expanded this bath within the existing square footage by using part of an exceptionally large bedroom. The window was originally in the commode compartment added to the overall dreariness of it. Walls were removed and repositioned to create a far more open feel. The vanities now provide far more storage and efficiency, not to mention beauty. And the really spectacular element we a huge shower area with 3 positions for bathing. It works well for mom and dad and their 3 teenage boys use it, as well.

A clean, cohesive upgrade was the goal for Jennifer & Gary’s fireplace wall remodel, creating better balance and visual impact in the living room. The original fireplace, TV, and surrounding structure were preserved, while everything around them was rebuilt for a more streamlined look. Cabinetry and shelving were replaced with Waypoint 570F Painted Black base cabinets, finished with satin nickel Alvar hardware. Calacatta Ultra quartz countertops were added to match the kitchen remodel. Three floating shelves on each side were added above the cabinets, with LED strip lighting. All lighting was connected to a new switch installed near the living room entry, and updated wiring powered each location. The tile surrounding the fireplace was replaced with 12x36 Marbelous Silk tiles, laid in a horizontal straight stack pattern and framed with Schluter Jolly Black trim and Arctic White grout. The TV was repositioned slightly lower, and the gas valve was raised to accommodate the new countertop height. A recessed ceiling light was also updated to a matching LED trim.

"This beautiful home was built in 2003 in Mckinney TX (Stonebridge subdivision) The master bathroom had great dimensions and lots of storage but with outdated finishes. Among the homeowners' wish list was to keep a transitional look, and to tie the new bathroom with the rest of the house. We did so by keeping neutral colors on the floor and wall tile, as well as keeping our cabinetry a natural wood stain. The cabinets are maple with an espresso stain, doors are shakers with a custom molding to add detail and a warm transitional look. We retained the existing exposed redwood rafters, and repeated the pattern in the new spaces, while adding lighter materials to brighten the spaces. The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Full condo renovation: replaced carpet and laminate flooring with continuous LVP throughout; painted kitchen cabinets; added tile backsplash in kitchen; replaced appliances, sink, and faucet; replaced light fixtures and repositioned/added lights; selected all new furnishings- some brand new, some salvaged from second-hand sellers. Goal of this project was to stretch the dollars, so we worked hard to put money into the areas with highest return and get creative where possible. Phase 2 will be to update additional light fixtures and repaint more areas.
