Clients were looking to completely update the main and second levels of their late 80's home to a more modern and open layout with a traditional/craftsman feel. Check out the re-purposed dining room converted to a comfortable seating and bar area as well as the former family room converted to a large and open dining room off the new kitchen. The master suite's floorplan was re-worked to create a large walk-in closet/laundry room combo with a beautiful ensuite bathroom incllduing an extra-large walk-in shower. Also installed were new exterior windows and doors, new interior doors, custom shelving/lockers and updated hardware throughout. Extensive use of wood, tile, custom cabinetry, and various applications of colour created a beautiful, functional, and bright open space for their family.

From CDK Architects: This is a new home that replaced an existing 1949 home in Rosedale. The design concept for the new house is “Mid Century Modern Meets Modern.” This is clearly a new home, but we wanted to give reverence to the neighborhood and its roots. It was important to us to re-purpose the old home. Rather than demolishing it, we worked with our contractor to disassemble the house piece by piece, eventually donating about 80% of the home to Habitat for Humanity. The wood floors were salvaged and reused on the new fireplace wall. The home contains 3 bedrooms, 2.5 baths, plus a home office and a music studio, totaling 2,650 square feet. One of the home’s most striking features is its large vaulted ceiling in the Living/Dining/Kitchen area. Substantial clerestory windows provide treetop views and bring dappled light into the space from high above. There’s natural light in every room in the house. Balancing the desire for natural light and privacy was very important, as was the connection to nature. What we hoped to achieve was a fun, flexible home with beautiful light and a nice balance of public and private spaces. We also wanted a home that would adapt to a growing family but would still fit our needs far into the future. The end result is a home with a calming, organic feel to it. This dramatic remodel reinvigorated mid-century modern with an updated contemporary vibe after earlier updates had traditionalized the home. Completed in 2022, a significant reorganization of the space removed an existing fireplace and reallocated a living room to create a centrally located open-concept Kitchen and Dining Room. Dominating the kitchen is the spectacular emerald-toned glass cabinetry. Vivid and rich, the matte glass provides a depth and softness unmatched by painted cabinetry. Natural quartzite slabs wrap the waterfalled island and backsplashes, the unique graining provides interest without competing against the bold cabinetry. The home’s unique butterfly floorplan is reflected in the various angles incorporated into the architectural elements of the island, new walls and directing paths through offset openings. A series of interconnected beams, soffits, and columns impose spatial order and break the space into digestible visual components. The gas range is incorporated into a niche that contains a generous backbar, full-height backsplash and integrated spice storage. The island features brass inlays at slab breaks and a contrasting granite backchannel with an inconspicuous ‘scrubby-dubby cubby’ at one end for concealing cleaning supplies. The knee space is clad in the white oak planks of the floor, aligned and turned vertically as if folded. A distinctive black stained buffet with touch latch drawers is comprised of strips of cherry repurposed from paneling found in den. Matching woodwork is incorporated into the Foyer and wraps the Fireplace.

This project was driven by a commitment to sustainability and repurposing existing materials, seamlessly blending the old with the new while minimizing waste. The goal was to transform the backyard into a lush garden oasis with a low-water and low-maintenance design. Despite challenges posed by the property's proximity to the golf course and specific guidelines, a harmonious integration of desert plant life and low-water lush plants was achieved. Reusing existing materials and replacing natural grass with synthetic turf minimized water usage, while strategic plant placement utilized run-off water for sustainable irrigation. Navigating the constraints imposed by the Country Club, the project created a cohesive outdoor space and repurposed cobblestones to bridge the gap between the golf course and the rear of the property. This project achieved a balance between ecological consciousness and aesthetic beauty, allowing the garden oasis to coexist harmoniously with the golf course backdrop, providing the clients with a serene and vibrant landscape that aligns with their vision and respects the natural resources of the community.
