This is a wall-mounted closet created using the Victory Closets patented, parts-based, self-locking system (US Patent No. 9,282,816). After securing a single support rail to the wall, there were no other tools or fasteners needed to assemble/install this closet system. Closet dimensions are 6 ft wide x 22 ft long. The customer wanted an affordable solution that would allow them the flexibility to adjust their layout and adapt it to future lifestyle changes, making Victory Closets the perfect fit for the customer's needs. This was a new home build, and the customer did not want a floor-mounted product that would rest on their new flooring and cover up the baseboard trim. Due to the long/narrow space and 10-foot high ceilings, we chose a white finish to help keep the closet feeling bright and spacious. The customer requested a shared his/her closet with a mix of hanging lengths, shoe storage, hamper and drawers.

The client requested an enlarged open inviting kitchen to incorporate an existing pantry and view to the entry. Porcelain tile floor throughout the space adds a boldness with custom white painted cabinets and white subway tile walls and backsplash. Downlighting and undercabinet lights are adjustable for light levels and color.

Eldersburg sunroom styling project- Transitional design- This is the second design project with my client. Sunrooms off the kitchen are a space that typically do not receive the design attention it deserves in most homes. They tend to have a table set, your typical builder chandelier and maybe low-cost blinds. I was excited to bring new life into this minimally used space. The walls were painted a warm green/gray in phase one of this home project with our Paint Consultation services. Phase one also included new flooring and FR Interior Design services. Phase two, a year later, I designed the sunroom and kitchen. Kitchen photos coming soon. The new design began with furniture. We removed their dated oak table and chairs, and my client approved this amazing darker wood Contemporary table set that I selected. This set delivers on my client's request for more seating and the tables stain accents the new flooring beautifully. The table also has additional leaves that will be great for holiday gatherings. I especially love the brass accent at the top of the parson chairs. Next was the new eye-catching crystal chandelier. The shape and size perfectly anchor's the entire room. My client loved the great price too! New custom roman shades bring an elegance to the space and allow for adjustments for daily sun. The small gray bookshelf stores a few of my clients many cookbooks. A small geometric table lamp adds low accent lighting for the evenings. New artwork and accents add a personalized touch to finish off the room. My clients are elated with the results.

This classic Portland bungalow in the highly desirable Irvington neighborhood was in desperate need of a kitchen update. Aside from tired finishes and cabinets that have seen a full life, the original layout left the family living in a small portion of the kitchen and not taking advantage of the full square footage. The family desired a design that married both the original architectural details of their bungalow with their preference for clean and modern European design. To accomplish this request, APD brought in sleek flat panel custom frameless cabinets filled with smart and strategic accessories to make the most out of every cabinet box, including full height pantry pull-out, spice and utensil pull-outs flanking the cooking zone, a blind corner pull-0ut to avoid loosing items in the hard-to-reach space, trash & recycling pull-0ut disguised to blend with the adjacent three drawers, and a wall cabinet pull-out sized to fit under the support beam spanning the width of the room. For the traditional - we kept the classic moldings around the windows and doors, continued the homes hardwood floors into the new space, incorporated classic school house light fixtures, and swapped out the slider to the back patio in favor for one with divided lights adding to the architectural detail. Matte black granite countertops with handmade black ceramic tile backsplash bridge the gap between the modern and the traditional thanks to their clean lines, high contrast color palette, and textural and artistic details. Opting for a few adjustments to the layout created a space plan that took advantage of the full square footage of the room! In the original layout, the refrigerator was squeezed onto the same wall as the cooking, leaving very little counterspace around the hard working cooking zone along with a significant portion of the room (a previous addition) under-utilized. Relocating the refrigerator increased counterspace and storage while creating a “flow” through the entire room. Luxury Miele and Subzero appliances make this kitchen a chef’s dream! To add to the clean modern look, we opted for an induction cooktop with wall oven directly below … a great alternative to the often used range! Paneling the built-in refrigerator and dishwasher help to calm the overall visual noise of the space, hiding the two hardworking appliances away! This new family kitchen is at once hardworking, sleek, and timeless!

Introducing this backyard remodeling project expertly completed by @seamlessconstruction.inc 's team in the heart of #LosAngeles The project starts with artificial turf welcoming you into the backyard, as per the client’s request, to replace the old driveway’ falling asphalt. Additionally, a strip drain system was added to address the issue of flooding in the ADU caused by heavy rain. To ensure seamless transitions within the backyard, adjustments in elevation were made and a striking set of new stairs were added designed with some under lights. It was crafted using Belgard pavers and Bullnose in graphite color, seamlessly blending with the overall landscape. Next to the ADU, a charming patio was constructed using Mexican tiles and grey grout, elegantly complementing the other side's design. The artificial turf area was thoughtfully created to add recreational space for the homeowners. A raised concrete pad in this section, also featuring Mexican tiles, is planned for future conversion into a spa and cold plunge area, awaiting installation of the amenities. A highlight of the renovation is the captivating fire pit area, decorated with Mexican tiles, matching with the concrete elements. This inviting space is expected to be a favorite spot, especially during colder nights. Throughout the project, careful attention was given to ensure that all elements blended cohesively. A family requested a creative solution for unique moveable study and lounge areas for their school aged kids. The solution was the design of 2 rolling cushioned seats with multiple accessories. The rolling seats are 6 feet in diameter and combine an upholstered cushion, adjustable desk, LED lighting, rear whiteboard, locking blocks and superior craftsmanship to supply the family with an eye-catching piece. The seats have become a favorite location for the kids to attend online classes, view social media, play games, and is always an excellent spot for reading a book.

Our clients requested an energy-efficient escape home on a 16-acre site in rural Elgin that would be maintenance friendly, age-in-place adaptable, and whose sculptural quality could harbor for their expressive family. With its dominant east-west axis, the maximizes control of solar gain control; its placement was carefully adjusted to allow all of the nearby trees to thrive. The standing seam roof’s pitch and azimuth provide optimal solar PV and fills a 20,000-gallon rainwater cistern. The age-in-place, step-less interior provides an expansive view at the south terrace. The cantilever of the board-formed foundation is a structurally expressive solution resolving an otherwise imposing mass. The curved prow of the north-pointing entry is a nod to local Elgin brick.
