The owner of this period cottage in the old market town of Tadcaster near Leeds, had what was once a beautiful Yorkshire stone floor in the kitchen. It has been a long time since it had been given a proper clean so over the years and with the Kitchen being a high traffic area the whole floor including the grout had darkened and he now wanted it refurbished in time for Christmas. I visited the property to assess what needed to be done and could see straight away that any protective sealer that was once on the floor had long since worn off. In fact, it was so consistently dirty with years of built-up grease and dirt I had to wonder if one had ever been applied. I explained what the floor needed was a really deep intensive clean and then a sealer applied to make it easy to keep clean. The problem with most tile and stone is its porosity and if left unprotected dirt easily becomes lodged into its pores making cleaning a struggle. To prove the difference that can be achieved and to allow me to work out a process on which I could base an accurate quote I ran a test clean on part of the kitchen floor. The test clean went very well, the difference was remarkable, and the cleaned section really stood out. Pleased with the potential of a clean floor they accepted my quote, and we pencilled a date in the diary. I returned on the appointed date and began by removing the kickboards from under the kitchen units to protect them from splashing. Next, I set about spaying the floor with a strong dilution of Tile Doctor Pro-Clean, this is a purpose made tile and grout cleaner that eats into the grease and dirt so it can be removed. This product works best if you leave it for ten minutes before scrubbing in using a heavy-duty machine fitted with a heavy-duty brush. The soil released from the floor was then extracted using a wet vacuum. The Pro-Clean did a good job on the grout however it was clear something stronger was required to really get the stone clean, so I stepped up a gear and applied Tile Doctor Remove and Go using the same process as before. This is a really good product for removing deeply ingrained grease and dirt. The final step of the cleaning process was to give the stone and acid wash using Tile Doctor Grout Clean-Up to remove old grout haze and other mineral deposits; additionally, being an acidic product, it counters the alkaline cleaning products used earlier neutralising the pH level of the floor and leaving it ready for sealing. Before sealing I like to discuss the different products available and the finishes they can provide. In this case my clients’ main concerns were that they wanted the stone to look natural and easy to maintain going forward. With this in mind, Tile Doctor Seal & Go Extra was chosen, it’s a modern acrylic-based sealer that brings out the natural colours in the stone and gives a very slight smooth finish. The protection it provides will prevent dirt becoming ingrained int the pores of the stone and ensure the floor is easier to maintain. Several coats were applied, until we achieved the required finish. The deep cleaning process and fresh sealer transformed the stone floor bringing out its original beauty and my customer couldn’t believe the difference in the floor and was highly delighted. For aftercare I gave the client a bottle of Tile Doctor Neutral Cleaner, this product is pH neutral so it will clean the floor but won’t damage the sealer. Often people use household cleaners for cleaning tiled floors, but due to the strong chemicals they contain, they can do more harm than good by slowly stripping away the protective sealer and taking the floor back to square one. Tile Doctor Neutral Tile Cleaner is reasonably priced, and the concentrated formula means a small amount goes a long way so it’s well worth using. This was a pleasurable job for me as it was good to see the floor transform from dull and lifeless to clean and showing the natural colour and beauty of the York stone, and always lovely to have another satisfied client. The 2,234 square foot home has modern aesthetics including spanning views of the skyline below and consists of 4 spacious bedrooms and 4.5 bathrooms. Our client proposed two adjacent homes on a downslope lot which required various civil and structural engineering services. Our structural design team designed the hillside home on piles which included permanent shoring techniques that saved the client a substantial amount of money by not resorting to temporary shoring which can add time and cost to the project pipeline. The stormwater on the site was managed and directed to Low Impact Development flow-thru planters which are required in the city of Los Angeles whenever you are adding or proposing over 500 sqft of construction. The planters serve as a filter for contaminants in the stormwater and are beneficial for recharging the ground water system. Whether you are entertaining a group of friends on the roof top deck or below in the garden, the La Calandria residence is a perfect fit for those wanting the peace of a hillside home while catching any of the major freeways within minutes.

Waterview Times Two It is all about view here where river meets sea. The “new home” (actually an addition) is well-positioned on the site. Views are framed in traditional double hung windows with a six lites over one lite configuration. The waterside elevations are clad in a variety of multi-leaf sliding glass doors for view and access to the outdoor decks. For these glass panels, a simple “top row” of lites fits the bill. Here they seem to say, “I’m a traditionalist, but I’m walking a modern edge along the shore to promote better view, light and connection to the water.” The views require no detailing or enhancements, but the house does. The roofline is unmistakably traditional. It keeps the roof line low, a must for a structure designed to conform with the FEMA prescribed BFE (Base Flood Elevation.) The exterior comes to life thanks to generous trim at the rake, fascia, soffits and frieze boards of the traditional gambrel roof. A skin of cedar shingles at 5” exposure reinforces the site-specific design. As you look around everywhere on this vacation peninsula, you’ll notice the consistency of weathered shingled exteriors. Its “dormered” second floor is tucked nicely in the roofline to also make sure it fits within the context of the neighboring older homes. Because the coastal FEMA regulations pushed our home higher from the surrounding ground and safely from the impending storm surges, expansive decks extend along the water side. The decks are our de facto landscape and outdoor rooms. They are positioned vertically two stair risers below the finished first floor. The drop in deck heights preserves interior views over furniture and guests from inside the home. Steel cable railings provide a see-through safety “guard” as required by the building codes. The open plan on the interior provides the perpetual connection to the water. View dominates and directs the floor plan. Symmetrical window groupings will organize the first-floor plan. There will be plenty of space to handle the guests, but its mission is to provide good order for day to day living for just the homeowners themselves. Beds on the upper level are positioned with view in mind too. Waking up to the sun reflecting off the water is opportunity not to pass up. M-S Pro Architects announce the completion of an indoor swimming pool in a state-of-the-art, single storey family home set in a picturesque location on the outskirts of Bratislava - one of Europe’s youngest capital cities. Kebony, a beautiful wood recommended by leading architects, was chosen to craft the ceiling of the swimming pool, which is designed to emulate rippling waves as well as for the terrace deck and structural beams. Sustainability and a desire to recreate the close proximity often seen between wood and water in the natural environment were primary focuses in the design of this project. This led a requirement for a low maintenance wood, compatible humidity and with advanced durability, for the swimming pool ceiling. In addition, a high level of precision when cutting the wood was required in order to achieve the desired appearance of waves. Supplied by Leading Market, Kebony was carefully selected for the pool ceiling, which consists of 490 lamellae of timber, due to its versatility, durability and environmental credentials. Kebony was also installed throughout the exterior of this property, both for the spacious outdoor terrace and the exterior and interior beams. One of the reasons to choose Kebony was the unified look of wood in all these different applications. Developed in Norway, the patented Kebony technology uses an environmentally friendly process, which permanently enhances the properties of sustainable softwood with a bio-based liquid derived from agricultural crop waste. By polymerising the wood’s cell wall with furfuryl alcohol, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of tropical hardwood. In creating a wood with comparable properties to tropical hardwood that can be grown in a FSC certified, sustainably managed forest, the demand for tropical woods is reduced, allowing timber to once again be an important part of sustainable construction. This recent Artscape garden design project was for a family home near Abingdon in Oxfordshire, and included pool landscaping, a large patio area for lounging and dining, pathways and extensive planting. Pool landscaping with porcelain surround The main feature of the garden design is the outdoor swimming pool, installed with the luxurious poolside surround we created using porcelain paving. Porcelain pavers are extremely hardwearing, water-resistant and provides a stunning, high-end, consistent finish. The pathway linking the pool to the house uses a durable, modern dark black clay pavers by Vande Moortal which makes a striking contrast to the light toned porcelain which also complimented the modern extension. Another feature of the pool landscaping is the premium, venetian-style trellis. This attractive design allows light and air to pass through while maintaining privacy. Contemporary garden pool house Artscape designed the contemporary garden pool house which was custom-built to enhance the use of the swimming pool. It features a made-to-measure changing room and plenty of dedicated storage space for towels and play equipment. Barbecue area Just behind the changing room is a new barbecue area which has been screened with a Corten steel trellis. Also know as weathering steel, over time this will form an attractive raw, rusty-orange, textured appearance, blending naturally with the surrounding landscape. Corten panels are very long lasting and require minimal maintenance. Poolside planting Pleached hornbeam trees have been planted in front of the venetian-style trellis to add extra privacy and style to the poolside setting. Hornbeam has bright green foliage in spring and summer and crisp, copper leaves in autumn. Pleaching is a sophisticated, centuries-old method of training trees to produce a narrow, formal-style hedge. The planting scheme surrounding the pool consists mainly of soft ornamental grasses, bearded iris and purple salvias. We made sure there was an interesting combination of colour, height and texture. The borders running from the house down to the pool area have been planted with a mixture of Alliums, bright orange flowered Geum, Acers and grasses with a palette ranging from hot to cool greens.

This is a case study of a client living in Hong Kong. The client's residence is a 100-square-meter home. The client approached us with a requirement to find suitable lighting fixtures for their entire house. The home decor style combines modern design with a mix of natural wood and Scandinavian influences. The client wanted to select different pendant lights for each room - the living room, dining room, two bedrooms, and balcony. They wished for these pendant lights to perfectly match the style and complement each room, while also being budget-friendly. For the living room, the client desired a touch of Chinese-style wooden accents. Hence, we selected a bamboo-woven pendant light with a Chinese design. As for the balcony, the client wanted a consistent style with the living room, so we chose a double-layered bamboo-woven pendant light. For the two bedrooms, the master bedroom leaned towards a predominantly white color scheme, so we opted for a white Scandinavian-style pendant light. The second bedroom had a focus on natural wood, so we selected a wooden pumpkin-shaped pendant light. For the dining room, which had an overall modern white theme, we chose a white Macaron-style PH5 pendant light. Interestingly, during the process of selecting lighting fixtures, the client also became interested in our multifunctional robot-inspired five-layered dressing table. They ultimately decided to purchase and install it in the master bedroom. Upon receiving the products, the client expressed their satisfaction with how well the lighting fixtures aligned with their requirements. Sewell Design was commissioned with the responsibility of undertaking the design of this residence for a young family who required a design that would cater for the living requirements of their family currently and for the future. Perched high on top of a hill within a rural setting, this two storey residence was designed to reflect the style of a modern country 'Queenslander' that was capable of encompassing all of the extensive rural landscape views on offer. Symmetrically balanced wall and window proportions, large articulated verandah areas and painted timber trims contribute to the style and detailing of the design. An octagonal 'rotunda' and 'turret' type roof extension of the verandah at the north east corner of the residence provides an outdoor entertaining area for the enjoyment of the extensive views on offer and provides direct sunlight access. A large family home consisting of 5 bedrooms each with walk in robe, guest bedroom with own ensuite, office, formal lounge, kitchen, dining and main living area, theatre room and rumpus room, this residence has all the space needed for the future needs of the occupants.

M-S Pro Architects announce the completion of an indoor swimming pool in a state-of-the-art, single storey family home set in a picturesque location on the outskirts of Bratislava - one of Europe’s youngest capital cities. Kebony, a beautiful wood recommended by leading architects, was chosen to craft the ceiling of the swimming pool, which is designed to emulate rippling waves as well as for the terrace deck and structural beams. Sustainability and a desire to recreate the close proximity often seen between wood and water in the natural environment were primary focuses in the design of this project. This led a requirement for a low maintenance wood, compatible humidity and with advanced durability, for the swimming pool ceiling. In addition, a high level of precision when cutting the wood was required in order to achieve the desired appearance of waves. Supplied by Leading Market, Kebony was carefully selected for the pool ceiling, which consists of 490 lamellae of timber, due to its versatility, durability and environmental credentials. Kebony was also installed throughout the exterior of this property, both for the spacious outdoor terrace and the exterior and interior beams. One of the reasons to choose Kebony was the unified look of wood in all these different applications. Developed in Norway, the patented Kebony technology uses an environmentally friendly process, which permanently enhances the properties of sustainable softwood with a bio-based liquid derived from agricultural crop waste. By polymerising the wood’s cell wall with furfuryl alcohol, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of tropical hardwood. In creating a wood with comparable properties to tropical hardwood that can be grown in a FSC certified, sustainably managed forest, the demand for tropical woods is reduced, allowing timber to once again be an important part of sustainable construction. Tomáš Hubinský, Lead Architect at M-S Pro, commented: “From conception through to completion, the creation of this ceiling has been a real feat. Despite the challenges faced by such an intricate design, Kebony was the perfect material to convey our desired effect of waves rippling along the ceiling.
