Designing the space impels a décor that needs to appeal to varied tastes. This apartment in Surat, Gujarat redefines the concept of a designer home, using color accents in otherwise light interior décor. It’s a simple functional house with all minimal requirements and less maintenance house.
As a part of interest our client was fond of paintings to be displayed so it played major role in designing aspect.
As we enter the passage area the use of wooden slatted main door with Smoke grey PU finished walls, soft finishes and clean lines dominate these, with metallic gold text ‘MODI’S” representing with iconic design symbol carved in MDF with touch of green makes it more welcoming.
Living space has an overpowering feature as the wooden cladded wall which highlights the space and marks the continuation into the dining area.
The palette of the project is simple, defining the three main elements that make it up: Italian marble flooring changing as per the functionality of the space, Ash Wood defining the objects, and grey finish.
The materials hold the space strongly with a particular color palette. On skinny metal legs, the furniture in this living room seems to be floating above the floor, bringing a sense of weightlessness to the space. This unique living space features Ash wood slatted panels on walls with a velvety finish rug matching the center table just right.
The design of the furniture in wood and metal is tradition but is executed in a modern minimalist way. The Indian swing seating makes it as divider to the space between informal seating and dining area yet comprising the space equally.

This project, located within the Camino Del Mar 'beach community', posed an interesting challenge. The project sits within the low lying areas of the San Dieguito River flood plain which required that the building finished floor be set at an elevation 7'-0" above the existing grade. Our goal in dealing with the flood plain requirements and the floor area restrictions was to create a simple, efficient plan that would maximize light, air and privacy, as well as have a strong connection between indoor and outdoor living. We have chosen durable materials appropriate to the neighborhood context that would perform well under a marine environment and satisfy the client's desire for an "autheticity of materials" with a contemporary aesthetic.

Most stone and tile benefit from the protection that a sealer provides to stop dirt becoming ingrained into its pores. However, the act of walking on the tile causes wear and this over time will lead to the sealer wearing off and dirt reaching the pores; the worse thing is you rarely notice it happening because it takes a long time to wear down a sealer.
Most of my customers have this problem and call on me to clean and reseal the floors every few years when it becomes difficult to clean effectively. The alternative which I do for a number of my clients is to have the floor lightly cleaned and a new layer of sealer added every six to twelve months.
This Victorian tiled entrance at a period house in Ilkley was not in too bad a shape just a little dirty and dull and the owner was keen to have is renovated in the run up to the Christmas holidays. Ilkley is a lovely town in West Yorkshire which became very fashionable in the Victorian era due to the health benefits of the local water, this led to a lot of Victorian architecture and tiled entrance floors like this one are very typical in the area.
To get the dirt out of the tile and grout I applied a strong dilution of Tile Doctor Pro-Clean to the tiles and left it to soak in for fifteen minutes. Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others; additionally, when used in a strong dilution it will strip off old sealers. The solution was then worked into the tile using a black scrubbing pad fitted to a rotary machine and the soil extracted using a wet vacuum.
I gave the floor a light rinse with water to remove any trace of cleaning products and then inspected the floor to ensure it was up to standard. At this point I could see there were flecks of paint on the tile around the edges of the floor from previous decorating work and, so I removed carefully removed these with a scrapper and a hand-held diamond block.
The floor was given a final rinse and the wet vacuum used to extract as much moisture from the floor as possible before leaving it to dry for the evening.
I returned the next day to seal the floor first discussing the finish that the customer wanted for the tiles. Typically, I recommend using a satin sealer for Victorian tiles as it adds a nice sheen to the tile however surprisingly the owner wanted a matt finish.
Tile Doctor has a full range of sealers available to cater for all requirements so for this floor I applied three coats of Tile Doctor Colour Grow which leaves a matt finish whilst enriching the colours in the tile.
The tiles are now full of life and with the paint specs removed there is now a crisp black edge between the floor and the skirting which the customer also picked up on.

North West Yorkshire Tile Doctor

During an inspection for alteration work, this customer from Cheshunt discovered what appeared to be an original encaustic tiled floor under the hallway carpet. Keen to work out what it was, and have it restored, I was asked to pop round and look.
I went over as requested to survey the hallway floor and confirm their suspicions. The carpet had been secured with gripper rods glued onto the floor and that came away easily enough. Underneath, the tiles had been covered with self-levelling cement which had to be carefully scraped away to reveal the tiles.
I ran a test to see if the cement leveller could be easily removed and using a combination of a scraper with Tile Doctor Pro-Clean, I was able to confirm the tiled floor was indeed salvageable. The house was Edwardian, and the tiles had been laid in a classic black and white geometric pattern typical of the period so I suspect the floor was indeed original.
I worked out a quote to restore the whole floor including the removal of the cement, deep cleaning and then sealing the tiles. Without removing all the cement, it would be difficult to price for replacing broken tiles, but I suspected there may be a few as its quite usual for a floor of this age. Keen to have the floor restored we were given the go-ahead and a date scheduled for the work to start.
The first step was to remove all the carpet and gripper rod so we could see the full extent of the self-levelling screed. Once done it was a case of carefully chipping and scraping away to break up the cement until the tiled floor had been fully revealed. Its slow and detailed work but quite rewarding when the tiled floor is finally revealed. The tiles had survived well under the carpet and cement but as suspected a few repairs and replacement would be needed.
With all the cement brushed away work moved onto cleaning which started with a strong dilution of Tile Doctor Pro-Clean applied to the floor and left to soak in for fifteen minutes the scrubbed in with a rotary machine fitted with a Black pad. A lot of soiling is generated from this which is rinsed off with water and extracted with a wet vacuum. The floor was then inspected and the process repeated where required.
The next step was to treat the tiles to an acid wash using Tile Doctor Grout Clean-up. This is applied as before and has several benefits including dissolving the remaining cement residue and neutralising the pH of the floor after the use of Tile Doctor Pro-Clean which is a strong alkaline.
The floor was then inspected and the broken tiles carefully removed so they could be replaced. This is delicate work as lifting a tile can sometimes upset its neighbour and before you know it the size of the work has tripled. Replacement tiles were then cut to fit the existing geometric pattern and secured into place with a rapid set adhesive and grouted in.
Once the replacement tile and grout had set, the floor was given a light clean using Tile Doctor Neutral Tile Cleaner and then left to dry out overnight.
The next day the tiles were sealed using a single coat of Tile Doctor Colour Grow and the followed up with give coats of Tile Doctor Seal & Go. Colour Grow is an impregnator that soaks into the pores of the tile protecting it from within and improving colour, where as Seal and Go adds a nice subtle sheen to the tiles. Both products are breathable which is an important feature with old floors that don’t have a damp proof membrane.
For aftercare I recommended Neutral Tile Cleaner which is a gentle but effective tile cleaning product that won’t damage the sealer.

The photographs below are from the bathroom of a house in the Moston area of Manchester which is primarily residential and only 3 miles away from the city centre. My customer had been primarily concerned with the removal of unsightly mould but was also keen to have the grout in the ceramic tiled shower cubicle given a good deep clean.
To clean the Shower Cubicle, I used a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner that works really well on grout. The Pro-Clean solution was decanted into a spray bottle and then sprayed onto the grout lines and left it to dwell. The air in the solution makes it lighter and easier for it to stick to vertical surfaces.
After a few minutes the Pro-Clean was scrubbed in using a stiff grout brush. The tiles were then rinsed with water to remove the soiled solution from the tiles and the process repeated where required.
Although cleaning process was a success there were still a few mould marks left so to tackle these I used Tile Doctor Mould Away spray using the same process of scrubbing and rinsing. The Mould Away spray did the trick for me and I moved on to remove the silicone around the shower cubicle. When removing silicone, you must make sure you get all mouldy silicone out otherwise it can spread from the old to the new.
After I had finished removing the silicone I tidied the shower cubicle and used a bit of gentle heat from my heat gun to dry the grout lines and edges where silicone used to be.
I used my damp tester to make ensure there was no dampness anywhere around the working area and then moved on to colouring the grout which would give the whole shower a fresh and consistent appearance. On this occasion, I used a White colour from the Tile Doctor range of Grout Colourant’s, it’s an epoxy based colourant that protects and rejuvenate the grout lines.
I had to use 2 coats of colourant to get the best result and then moved on to putting new silicone around the shower base with a high-quality mould resistant silicone. When finished adding fresh silicone I tidied up again and the job was complete.
I think you can’t argue the shower cubicle was transformed and customer even said it looks better then when it was new; we also fixed few chips for her whilst there and stripped and replaced the silicone around the sink as a bonus.
