This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Step #1 Apply BM CLEAN As you can see in the 'Before' picture above, this cedar deck was extremly dirty. This required an extra step in comparison to the typical deck stripping process. My paint rep at Benjamin Moore recommended a product called CLEAN. It comes in one gallon plastic containers and can be applied out of a plastic pail or with a garden sprayer. We used a Garden sprayer and chose a flat tip for application. The three gallon garden sprayer was filled with 2 gallons of water and one gallon of the CLEAN solution. This is a strong mixture and can be reduced to up to 6 parts water and one part of the Benjamin Moore CLEAN. This approximately 22x20 deck had a board running perpindicular to the rest of the floor boards which divided it into 2 equal parts. Our method was to apply the solution to 3-4 of these 10' boards at a time. Allow it to set up for a few minutes and then scrub away with the deck brush. The agitation loosens up the dirt and grime and is then removed with a pressure washer a board a time. The flat tip on the pressure washer was almost the same width as the floor board. It is important to clean the sides of the board too because any remaining dirt or stain will be visible. Benjamin Moore Deck Restoration products named Clean,Restore,brighten Step #2 Apply BM RESTORE The second step is exactly the same as the first step but with a different solution called Benjamin Moore RESTORE. The deck was dry before we started the 2nd step becuase it was baking hot outside. You use the same 2/1 mixture of water to chemical. This chemical will remove the stain still present in the deck floor. Make sure to rinse the garden sprayer clean before adding the restore solution. Unlike the BM CLEAN, the BM RESTORE has an orange-ish color in appearance. It did a fine job of removing most of the stain, but not 100% of it. There were a few areas that required a 3rd coat of restore but the process was quicker. Step #3 Apply BM BRIGHTEN The third step is exactly the same as the first two step but the chemical solution used was Benjamin Moore 'BRIGHTEN'. Again, the garden sprayer was cleaned and filled with 2 parts water and one part Brighten. The brightener not only lightens the wood but it also neutralizes the previous stripper solution. As stated before the Restore adds a bit of color and the Brighten will remove any traces of it. you still have to agitate the brightener with a scrub brush and either pressure wash it off or use a garden hose. We used the pressure washer for faster results. After it dries the wood look a lot brighter but we still found some spots of stain that had not come off. Apply Sikkens Stain As stated above the stain we used is called "Sikkens Proluxe" which is basically just a slight re-branding of the classic Sikkens Stain. The formula is exactly the same. In fact, the secondary name is still called 'Cetol' SRD RE. The color chosen was "CEDAR". The weather was quite hot for a typical Calgary Spring day so we stained a 10' section of floor board at a time. The deck has a metal railing so the supporting feet had to be brushed in with a 2.5" natural bristle paint brush. for the rest of the job a 6" Wooster natural bristle deck brush was used. The handle was remove and a broom handle was inserted. The stain was stirred frequently and poured into a plastic Simms brand roller pan. Semi transparent Oil based stain has the consistency of water so you need to be careful not to spill any of it. When applying to a board you hit the sides first with the brush and then fillin the rest. Ten feet of floor board can be stain in a short period of time. it's important not to leave any streaks so it is adviseable to back-brush the entie length before moving on to the next board. The staining only took about 2.5 hours to complete. One coat is the manufacturers recommendation. One last thing about Sikkens Stain. To maintain this beautiful look the deck should be re- coated once a year, preferably every spring. It's like applying sunscreen yearly to protect the wood against further damage. Two gallons was enough to cover this 450 sq foot deck.

The request included an infinity edge pool and spa that would accommodate an area for a volleyball net, bar top, and fire pit all within a natural environment; and of course, a budget. Needless to say, it was a challenging process combining all of these requests and blending them into a space dedicated for a pool that led us to the aquatic environment seen in these images. The project resulted in building a large free form pool with strong classical lines, shapes, and symmetry. The shape allows the pool to blend within the natural environment as well as continue to be a strong architectural element that compliments the beauty of the Mediterranean home. The infinity edge spa includes 14 waterway jets with the nearest possible equipment location that is more than 100’ away. The pool was not only an aesthetic design challenge but also required mutual respect for the project’s complex hydraulic and construction details. In the process of construction, the homeowner decided the infinity edge basin should also be designed to function as a secondary spa. This secondary basin/spa can be used in large entertaining situations or if the family wants to take advantage of the fire pit while soaking. The glass tile was selected to magnify the beauty of the infinity edge spa and the overall design. The vessel was carefully cleaned and sealed to minimize efflorescence and staining that typically occurs over time. The decorative pedestals and urns seen around the pool edge are equipped for irrigation and drainage to allow for ease of year around maintenance and combine the elegance of the landscape with the hardscape. I recently visited a customer living in the village of Ravensthorpe, just outside Northampton to rejuvenate a 15-year-old multi coloured Chinese riven slate floor that needed a deep professional clean. Slate is a hard-wearing tile used for flooring high traffic areas but does need sealing to bring out its best features. In this case the sealer had long since worn off and dirt had become ingrained in the stone making it difficult to clean effectively. We discussed the client’s requirements and the cleaning process I planned to follow to rejuvenate the floor. I had to check on availability, so I e-mailed over a quote and some dates later that day. They were happy with my proposal and agreed for the work to be done whilst the customers were on holiday. My first task was to test a small area to determine which products would give the best results. In this case, I decided to start with a strong dilution of Tile Doctor Remove and Go which is a strong alkaline cleaner/coatings remover that’s safe to use on Tile and Stone. I spread this solution across a section of the floor and left it to seep into the pores of the stone and lift out the ingrained dirt. After allowing the solution adequate time to dwell, I scrubbed the slate with a carbon brush fitted to a rotary machine to gradually reveal the fantastic natural colours of the Slate hidden beneath the dirt. Happy with my choice of cleaning product I repeated this process in sections until it had been carried out throughout the entire area. Following this, I rinsed the entire floor several times with clean water, before soaking up the resulting soiled residue with a wet vacuum. The next part of the cleaning process entailed paying attention to the grout lines which were scrubbed using Tile Doctor Grout Clean-Up. The resulting residue was promptly extracted with the wet vacuum and I finished by giving the whole floor a rinse with Tile Doctor pH Neutral Tile Cleaner. This is a day to day tile cleaning product which is recommended for stone floors, many supermarket tile cleaning products are only suitable for ceramic tiles due to their acidic formula and can damage a floor over years of use so you should always read the label. However, I always leave my clients with a complimentary bottle of a suitable Tile Doctor product to maintain their floors. The floor was left to dry off overnight and I returned on the second day to seal the floor. Before starting I checked the floor was dry using a damp meter which confirmed the Slate was dry and ready to seal.
