This master bathroom renovation in Frisco was completed for a repeat USI Design & Remodeling client as part of a larger first-floor transformation of the home. The original bathroom reflected a very typical North Texas layout of its era — dark stained cabinetry, granite countertops, compartmentalized vanities, a built-in tub adjoining a framed shower, and separated spaces that no longer aligned with how the homeowners wanted to live. As their aesthetic evolved toward a more transitional and contemporary direction, the goal became less about replacing finishes and more about redefining the experience of the room itself. The project needed to feel calmer, more architectural, and far more intentional in how the space functioned visually and emotionally. One of the most important changes was removing the original shower curb and pony wall in favor of a fully open curbless shower with ultra-clear ½-inch heavy glass. Achieving that look required recessing the slab, re-floating the shower floor toward a linear drain, and engineering the space so the room would read as visually uninterrupted from end to end. Throughout the project, many of the design decisions were rooted in restraint rather than excess. The oversized 24x48 Porcelanosa flooring carries very little shade variation, creating a quieter visual field, while the cabinetry was executed in rift-sawn white oak specifically because it produces a far more controlled and consistent finish outcome than more common cuts of wood. In luxury projects, consistency itself becomes part of the refinement. The floating vanity was designed more like custom furniture than traditional cabinetry, utilizing waterfall mitered edges and fully reworked plumbing locations so both homeowners could share in having generous functional countertop space. The original makeup station was repurposed into integrated storage with powered drawers and concealed organization for everyday items such as blow dryers and flat irons. Along the vanity wall, wall-mounted plumbing fixtures were paired with ribbed natural marble surfaces — a detail that required intentional planning long before construction began. Rather than allowing the ribbed material to terminate awkwardly behind the fixtures, the backsplash and stone transitions were specifically designed to resolve those conditions cleanly. Those are the types of details that distinguish highly coordinated design-build work from projects that simply assemble materials together. While the room contains a significant amount of luxury detailing — from the freestanding tub and geoprism marble focal wall to the custom rift-sawn white oak closet doors and elongated mirrors that leverage the 11-foot ceiling heights — the project was always guided by quiet luxury rather than visual competition. Even the water closet enclosure was handled with restraint through the use of a satin-etched glass door rather than another heavy solid opening. The intent throughout was to create a bathroom that feels restorative and serene rather than overdesigned. In our view, the best luxury spaces are the ones that feel composed long after the initial impression wears off.

In 1974, Jack Sherman Baker, FAIA, designed this striking residence for Gertrude “GiGi” Robinson, a sociology professor at the University of Illinois. The house features three unique units – a studio apartment and guest bedroom on the ground floor, and a large, light filled dwelling unit on the second floor. Unfortunately, years of neglect have taken their toll on the exterior envelope and grounds. The objective of this phase was to revitalize the exterior with new cladding, resolve structural problems, and restore and upgrade interior finishes and details. These new elements are introduced with sensitivity for the existing design, maintaining and enhancing the concepts powerfully executed in the original design. The objective of the second phase is to add three unique elements to the originl composition: a reflecting pool in the entrance courtyard, a lap pool along the western edge, and a rooftop terrace and pavilion. I fought him a little but in the end, was glad I went with his recommendations. He also uses a kitchen cabinet maker so all the cabinets are custom to what you want. Paul also has a great customer website that allows you to see all the expenses, make choices, and easily communicate with him. If you are planning to do a renovation, I think it helps to plan for the worst and hope for the best. I live in a co-op and we had a couple of little glitches and Paul was always quick to resolve issues as they arose. He was extremely responsive and really cared about the work and doing a good job. I would definitely hire Paul again if I needed a contractor.

With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. Our busy Silicon Valley clients asked us to convert their tight-quartered 1960’s ranch house to a gracious family home that would meet their long term needs. Ease of living was paramount, both in functionality and in ordered design. The project was completed on a moderate budget.While retaining most of the structure of the existing house to avoid costly structural changes, we opened walls to improve the sight lines and flow of the house and bring in more light. We made small additions at the front and back bedrooms to gain space for the family and relatives. An existing underused patio area was improved with a simple outdoor kitchen and overhang to extend the living space to the outside. Costs were kept down with choices of modest materials. Everything was made to be functional. Ample storage has been built into the right places. The details of the kitchen were carefully worked out to accommodate all the wishes of the various cooks in the family. The house is set up to be easy to keep clean. Acoustic walls separate living from bedroom spaces so adults can enjoy time together while children sleep. The outdoor kitchen has easy access to the indoor kitchen and the garage, and its setup promotes socializing while cooking outdoors. A large part of the narrow back yard was previously unusable space due to a steep slope up to a neighbor’s higher fence. With a new retaining wall and some re-grading we took back more of the yard for the patio and play space on a new lawn. The remodeled house is a mix of contemporary and traditional elements. Cool colors have a calming effect. Traditional items such as prairie style windows, trellis, mosaic tiles, and Shaker style cabinets, break down the scale in an otherwise streamlined, contemporary design. A new gabled roof with a broad arch at the front of the house marks the entry and resolves a challenging form where the central entry is set back from walls on both sides. This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. This gorgeous, nature-inspired Great Room—comprised of the kitchen, dining area, and sitting room—was reimagined for some wonderful repeat clients, beginning with a small, treasured piece of art. Their large 1950s ranch house nestled into a gentle hill surrounded by orchards of fragrant orange, lemon, and cherry trees initially featured a too-small kitchen adjacent to a warren of small spaces with low ceilings serving as a dining and sitting area. They dreamed of a more spacious, light-filled layout. A complete redesign of the home not only resolved spatial constraints but also embraced the beauty of the home’s natural surroundings. By removing walls and creating an open-plan layout, we enhanced the flow and connectivity between the kitchen, dining, and sitting areas, seamlessly integrating the outdoors with the indoors. The relocated kitchen now faces the backyard, to facilitate outdoor entertaining and features a large island, serving as a welcoming focal point for both cooking and socializing. I designed a distinctive ceiling feature above the island, crafted from planks of the adjacent vaulted ceiling, mirroring the shape of the island below. This feature adds architectural interest and visually connects the flat kitchen plane with the vaulted plank ceiling of the sitting area, creating a harmonious sense of continuity and warmth. A beautiful, prized painting of a bird on a branch created the direction for the color and texture palette. An intriguing yellow-green-tan background in the art guided my choices for the backsplash tile (an iridescent version mimics light glinting on water) and countertops. The kitchen's soothing color palette features various shades of natural green, while the dining area introduces feather-blue tones through chair upholstery and rug. Just steps away, the inviting sitting area features a rebuilt fireplace clad in cut, polished Haisa marble tiles in a vertical pattern. The soft, generous seating creates a comfortable spot for movie nights or cozying up by the fire on a cold winter evening. The elegant, simple silhouettes of the furniture enhance the serene and calming atmosphere of the space. This unique home on edge of downtown Calgary is a longer term project we had the privilege to design and implement. We were involved early in the extensive renovation process to provide input on design elements and help resolve logistical issues on the site. Among the many elements in the garden a large water feature was desired, in part to help mask traffic noise, as well as numerous areas to entertain, relax, and explore. Both large and dry-pack Rundlestone was utilized along with stamped concrete for much of the hardscaping. The slope was manipulated to construct the water feature which includes numerous falls, a stream, pond and bio-filter. Stucco walls were constructed on part of the property and river-stone walls were reconstructed to match the existing walls from the previous development. Extensive plantings throughout the grounds highlight and accent the hardscape and were designed for four seasons of interest.

Grade changes present unique challenges that we resolve with well-engineered walls constructed using a variety of stone and block materials. Designing the kitchen counter between a column and bump-out wall required an experience team. The problem was resolved by sketching a variety of options and carefully exploring the pros and cons of each. In the end, the counter was aligned with the column which left extra space in the living room.

Modern Tudor on the Prairie Our clients fell in love with the wide-open spaces of the White Oaks Savanna development. They dreamed of a home that celebrated the beauty of Minnesota’s ever-changing landscape and blurred the line between indoor and outdoor. They wanted a home with a traditional exterior, impressive entry, and modern interiors. The large site provides spectacular views of the restored prairie landscape. All four sides of this home are refined and architecturally resolved since each elevation is highly visible in the open prairie setting. Properly locating the home on the site was critical to maintaining the stunning prairie views. The home is nestled behind a hill instead of sitting on top of it, so it is blocked from the neighbors and respects their views. Natural materials adorn the exterior, including cedar, stone, stucco, and copper, that act as “jewelry” for the home. The cedar and copper will patina with time, adding richness and texture to the home. Front Door: The custom front door is 4 feet wide by 8 feet tall. It is paired with a matching fixed panel, so the door appears to be 8 feet wide from the outside, and is painted a cheery bright blue to greet visitors. The intentional placement of color adds vibrancy throughout the home in contrast to the quiet exterior colors. The bold pops of color requested by the client continue on the interior of the home, including a turquoise dining room, magenta closet doors, and a deep blue basement. Lantern Staircase: A triple-height stair floating in front of 18-foot-high windows welcomes visitors. At night, a hidden, remote controlled retractable shade scrim (lightweight shade) limits light pollution to follow the Dark Skies Initiative. Great Room: Cased openings of white oak create transition spaces and frame views to and from the grand, two-story great room. The entry and dining room have cozy 8-foot ceilings and are perched 12” up from the great room for views over the living room furniture. To avoid dining chairs sliding over the steps, a custom built-in credenza sits on the steps behind the dining table. Folding Outswing Door: The 20’ wide by 9.5’ tall folding outswing door blurs the line between outside and inside. A hidden bi-parting retractable bug screen allows the large door to remain open throughout the day to bring in fresh air. Catwalk: A catwalk, or raised walkway, on the upper floor overlooks the great room and leads to the guest suites. A long bench with built-in linen storage is tucked into a niche with clerestory windows, providing a cozy spot for guests to relax. Guest laundry is tucked into the backside of the fireplace chimney. Owner's Suite: From the start, the owners wanted their bedroom perched on the second level to maximize views of the prairie beyond. Located in its own wing of the home, the owners’ suite offers privacy. Magenta closet doors guide the owners into the bedroom and adjacent bathroom. Lifestyle: The home incorporates numerous lifestyle features that are as much a part of the house as the main spaces. A sauna is located on the main level, allowing for easy access after a dip in the pool and a wine cellar is tucked neatly under the staircase for convenient and beautiful display.

The issue of the lot’s steep grade was resolved by designing a pool with one side protruding above grade. This enables it to double as a retaining wall. The resulting 3-step drop in elevation led to the creation of a 300 sq. ft. section of lower patio. The backyard now offers a selection of separate lounge areas.
