A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. We are so excited about this stylish Houston patio addition! It's one of our most recent outdoor living space design projects - and one of our new favorites! We particularly love the rustic corner fireplace, the beautiful, vaulted pine ceiling and the Restoration Hardware furniture and accessories. "Even though this space has an outdoor kitchen - often the highlight of our projects - the focus here is beautiful, comfortable outdoor living," says Outdoor Homescapes of Houston owner Wayne Franks. "And I have to say, I think this is one of the most gorgeous spaces we've created for doing that - in style." "This project was special from the start, as we were creating this space for a friend of Wayne’s who had been a long time mentor to his boys growing up," adds Lisha Maxey, owner of LGH Designs in Houston (she coordinated furniture and finishes for the project). "This client was the principal of their high school and knew all of them very well and Wayne, too. This made it very personal, indeed, and we wanted everything to be perfect!" The 23- by 16-foot addition, located at the back of the house in Cypress, looks out onto a manmade lake in the homeowners' subdivision. The focal point? A 9-foot-8-inch-high-by-7-foot-wide corner fireplace in Earth Grey rustic ledgestone from Colorstone in Houston. The fireplace features a custom wooden mantel, stone bench seating and a 52-inch Sunbrite outdoor TV. Another highlight is the flooring - silver travertine tile laid out in a Versailles pattern. "We chose silver travertine in a 'Tumbled' color palette with variations of cream and brown," says Lisha. "So we had those two colors, plus grey, to pull from." The 7-foot-long, stucco outdoor kitchen island's countertops are also noteworthy - Absolute Black granite in a leathered finish offering a modern look and a dark grey hue that works perfectly with the color palette. The kitchen island also houses an RCS 30-inch grill and fridge. The seating area includes a sectional couch, coffee table, two swivel chairs and two ottomans - all from Restoration Hardware. "We used Restoration Hardware's Biscayne sectional, swivel chairs and ottomans in gray, with textured linen weave in Sand and cushions and peacock accent pillows in gray," says Lisha. The coffee table is made of solid teak with a concrete top - as is the matching side table. "We added a console table, also in teak, behind the sofa. And for accents, we added three Amalfi lanterns from Restoration Hardware in weathered zinc." A Sunbrella® Heathered area rug (in Gray) was added to anchor the space and visually tie it together. "The space as a whole leans towards a transitional style, in that it has many traditional cozy comforts and colors, but the furniture gives it a more contemporary look," says Lisha. "The idea from the beginning was to marry these two styles, as our clients wanted a look that would not age and be in vogue for years to come." On the exterior, you can see how we worked to make the addition blend with the existing home - matching the shingles and stucco and continuing the landscaping. 3D graphic renderings and a virtual video tour allowed the clients to know exactly what the space would look like beforehand. "It takes a lot of the guesswork out of the process," says Outdoor Homescapes' graphic designer, Kristy Buell Franks. "Floor plans and elevation drawings are good for giving an idea of the overall scope of the project, but it's the 3D renderings that really show what the space is going to look like." The 3D graphics and video tours also help immensely when choosing finishing materials and furniture, she says: "The clients' choices can be put into the design to allow the clients to see how the materials will work with the existing materials on the house and how the furniture will look in the space." These are photos of a Victorian tiled floor we renovated at the new Scottish head office of the Peoples Postcode Lottery in the centre of Edinburgh City where the building was going through a multi million pound refurbishment. Edinburgh has a lot of Georgian and Victorian architecture, much of which is listed and as a result many still have original Victorian tiled flooring. I’ve not really looked at the Postcode Lottery until now but put simply you give the lottery £10 a month and your postcode is your winning ticket number, there are prize draws every day and if your postcode comes up every one in the system with that postcode wins; they also give 31% to charity which is impressive. You can see from the photograph that the floor was in good physical condition but was looking tired and dull. This is not unusual for Victorian tiles as once the sealer wears down dirt can penetrate into the pores of the tile causing it to lose its appearance. On the first day we set about stripping the floor of what remained of the old sealant using a strong dilution of Tile Doctor Pro-Clean which is an industrial strength alkaline tile and grout cleaning product that is safe to use on Tile and Stone. The product is applied to the floor, left to soak in for ten minutes and the scrubbed into the tile using a black scrubbing pad fitted to a rotary bonnet machine. The floor was then rinsed and the now soiled cleaning solution extracted using a wet vacuum. The process was repeated several times until we were happy the floor was clean and free of sealer and then given a final rinse with water. Before leaving for the day the floor was dried as much as possible using the wet vacuum to extract as much moisture as possible. On the second day our first task was to check the floor with a damp meter in several places to ensure the tiles had dried off overnight. All was well and we began the process of sealing the floor with a Tile Doctor Seal and Go. This is a topical sealer which provides a high-quality low-sheen finish and protection against ingrained dirt and stains. Victorian tiles are quite porous and five coats were needed to fully seal the floor. This took some time to complete as you have to wait until the first coat is dry before applying the next however it was well worth the effort as the floor looked fantastic afterwards. A classic Seattle craftsman home is reimagined and restored. We cherished the opportunity to help a young couple in Seattle develop a materials, fixtures and lighting package for their beloved home remodel. The master bathroom is layered with a mix of white and black marble hex mosaic floor tile, classic white offset brick pattern subway wall tile, and beautifully crafted wood wainscoting. Kohler's Artifacts plumbing trim collection brings fresh vintage style to the vanity and shower. An easy to care for quartz counter and backsplash adds a bright contrast to the a gorgeous providence blue custom vanity. The powder room which doubles as a guest bathroom is dressed in Pratt and Larson's ceramic mosaic floor tile and paired with a space saving pedestal sink by American Standard. Wall niches lined with white quartz are incorporated into both showers creating a dedicated place to store bathing amenities. The checkboard cork floor in the kitchen adds a FUN pop of personality. Custom mudroom cubbies and a built in eating nook were beautifully crafted and finished in a crisp white paint. Light fixtures by Rejuvenation bathe the room in beautiful period appropriate light. Not too long ago, I visited a house in the town of Fulwood in Preston, Lancashire. My client had a Terracotta tiled floor which had been neglected for many years and in their attempt to improve it had unfortunately been given some very poor advice by tile retailers, all of whom sold him different products, and each of which was unsuitable. Using these different products in succession had resulted in the depreciation of the floor’s texture and smoothness, in turn making the clay difficult to clean and maintain. As per my usual process I ran a small test clean to demonstrate what could be done to improve the floor and I was commissioned to restore the floor back to its former glory. I started by mixing a strong cleaning solution consisting of one part Tile Doctor Pro-Clean to three parts water. The solution was applied to the floor and left it to dwell for a short period. The high alkaline cleaner seeps into the pores of the tile getting underneath and lifting out the ingrained dirt and breaking down the old sealers. Then, I agitated the floor using a scrubbing pad fitted to a rotary floor machine before using a wet vacuum to suck up the resulting soiled solution. There were a few paint marks dotted across the floor, but these were not noticeable until after I had given the Terracotta a deep clean. To remove the paint marks I used Tile Doctor Remove & Go, which is specially formulated to break down paint stains, adhesives and coatings. This product was used in combination with a steamer which, when applied directly to the tiles, helped to lift the paint out. Following this, I rinsed the entire floor a couple of times to remove any trace of cleaning product, and vacuumed up the excess moisture. It’s always best to let the floor dry completely prior to sealing as applying sealer to a damp floor will affect the sealer. I left the house to allow this to take place overnight returning the next day. To get the best out of the Terracotta I sealed the floor using one coat of Tile Doctor Colour Grow, which is an impregnating sealer that soaks into the pores of the tile and acts as both as a bonding sealer enhancing the natural colours and darkening the clay (as requested by my client). After the coat of Colour Grow had dried, I applied a further seven coats of Tile Doctor Seal & Go, which achieves a nice, low sheen Satin finish. Before leaving my happy client to enjoy his newly restored Terracotta floor, I made sure to provide some professional cleaning and long-term maintenance advice. Russell Taylor Lancashire Tile Doctor

Bath Stone is a material that we don’t often encounter. A variation of LimestoneCardiff was quite upset that her Bath Stone window sills had become so unsightly over the four-year period since her house was built, so much so that she contacted Tile Doctor to see if we could help. While at Tile Doctor we most often work on tiled floors, patios and shower cubicles, I was more than happy to assist in this situation. I popped round to the property to carry out some initial cleaning tests on an inconspicuous area of one of the window sills. I applied Tile Doctor Pro Clean, which is our high alkaline cleaner, since it’s a very versatile and reliable product, and is suitable for use on most kinds of natural stone. Some fantastic results were achieved quickly, with Pro Clean working efficiently to remove the green and black algae that I presumed came from the trees which were plentiful around the property. With the test clean a success, we agreed a date to complete the job. I returned on the agreed date with a ladder to treat the rest of the sills using Pro Clean, including the one on the first floor window. Before carrying out the work, I tested the stone for moisture and the readings were sky high. Therefore, I suggested to the customer not to seal the stone, but instead to maintain it using the same cleaning process as I had undertaken. When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout. This client owned a property in Haringey, North London, which had a classic Victorian tiled floor laid in the hallway. Unfortunately, the floor was in a bad state, the tiles were dull and dirty and there was a missing section by the bottom of the stairs that had been back filled with cement. Fortunately for him however his neighbour decided to remove their front path which was made with matching tiles and so he was able acquire replacements from him. He then contacted us to see if we could use those tiles to fill in the missing ones and revive the whole floor with a clean and seal at the same time. Before quoting for the restoration work, I paid a visit to the property to survey the floor. I can give quotes from photographs, but much prefer to visit and conduct a test clean, and in this case, I was able to check the spare tiles he had acquired. From that I emailed a quote which the client was happy with, so we arranged a date to return and do the work. This was a large job, so I teamed up with Jackson Davis the Central London Tile Doctor and whilst Jackson started on cleaning the floor, I took the reclaimed tiles outside and carefully grinded off the excess cement and adhesive from them and cleaned them by hand. We managed to do this by about 3pm. Jackson and I work on a lot of jobs together so it made sense to work as a bubble from the beginning of Covid so we could continue to work together, with two of us on the job it also means we can get the job done quicker. Cleaning the floor involved applying a 200-grit diamond burnishing pad to the tile lubricated with a strong dilution of Tile Doctor Remove and Go, the slurry was then rinsed off the floor with more water and then extracted with an industrial vacuum. The process was repeated on stubborn areas until we were satisfied the tiles were really clean. We then moved onto carefully removing the cement from the floor at the bottom of the stairs and cleaning up the base. Once done the newly renovated replacement tiles were laid in place using a rapid setting adhesive which meant they could be grouted later that day before heading home. The floor was then left overnight to dry off. We then returned the following day and took some moisture readings with the damp meter. The readings were within the expected range, so we were good to go ahead and apply the sealer. If the floor is not dry the seal will not cure properly, and this can lead to a patchy finish. Three coats of Tile Doctor Colour Grow were applied to seal the tiles. This is a colour intensifying impregnating sealer that works from with and will gives the Victorian tiles durable protection, ideal for a high traffic area such as the hallway. In addition, Colour Grow is a fully breathable sealer so it will allow for moisture to rise through the tile and evaporate, this is critical for floors of this age that will not have the benefit of a damp proof membrane installed under the floor. The hallway is now looking transformed by the work we did, we certainly thought so, but more importantly our client was very happy with the result and now has the floor he hoped for. Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. Richard's master bathroom, initially envisioned as a contemporary Italian aesthetic, was compromised by the disappointing results and challenges faced with a previous contractor. The space was incomplete and lacked everything he yearned for. Issues like a cramped shower area and a bathtub that he never used contributed to a room that felt more like an afterthought than a retreat. The shower stretching elegantly to the ceiling is the heart of this transformation. It’s a masterpiece of the design featuring the stunning Sterlina II Ivory porcelain on the walls and niche, exuding a sleek, modern feel. The shower’s dry-off area provides embodies a thoughtful design with the needed convenience for a door-less shower entry. Accentuating this area is the unique and captivating Diamond White Wood Marble tile running along the wall vertically to enlarge the feel of his bathroom. The Pietra Italia Mosaic adds contemporary luxury to the shower floor, while the frameless glass panel adds to the illusion of an expansive, uninterrupted space. In the vanity area, Richard selected Waypoint Cabinetry in a Cherry Java finish, which paired with the shower's accent tile, create a cohesive look, enhanced by the walls and ceiling in a soothing Dove White paint. The floor tile in Pietra Italia, matches his new shower floor and ties the room together, striking the perfect balance between elegance and modernity. Richard's experience with PHR went beyond renovation in restoring his trust in the design-build process and transforming his master bathroom into a luxurious, functional, and personalized space.

A classic Seattle craftsman home is reimagined and restored. We cherished the opportunity to help a young couple in Seattle develop a materials, fixtures and lighting package for their beloved home remodel. The master bathroom is layered with a mix of white and black marble hex mosaic floor tile, classic white offset brick pattern subway wall tile, and beautifully crafted wood wainscoting. Kohler's Artifacts plumbing trim collection brings fresh vintage style to the vanity and shower. An easy to care for quartz counter and backsplash adds a bright contrast to the a gorgeous providence blue custom vanity. The powder room which doubles as a guest bathroom is dressed in Pratt and Larson's ceramic mosaic floor tile and paired with a space saving pedestal sink by American Standard. Wall niches lined with white quartz are incorporated into both showers creating a dedicated place to store bathing amenities. The checkboard cork floor in the kitchen adds a FUN pop of personality. Custom mudroom cubbies and a built in eating nook were beautifully crafted and finished in a crisp white paint. Light fixtures by Rejuvenation bathe the room in beautiful period appropriate light. Clever storage hides small appliances and a stand mixer. This project was a labor of love for he homeowners who took an active part in the process and a joy for our team to be involved in!
