When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout. Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. Kowalske Kitchen & Bath transformed this 1940s Delafield cape cod into a stunning home full of charm. We worked with the homeowner from concept through completion, ensuring every detail of the interior and exterior was perfect! The goal was to restore the historic beauty of this home. Interior renovations included the kitchen, two full bathrooms, and cosmetic updates to the bedrooms and breezeway. We added character with glass interior door knobs, three-panel doors, mouldings, etched custom lighting and refinishing the original hardwood floors. The center of this home is the incredible kitchen. The original space had soffits, outdated cabinets, laminate counters and was closed off from the dining room with a peninsula. The new space was opened into the dining room to allow for an island with more counter space and seating. The highlights include quartzite counters, a farmhouse sink, a subway tile backsplash, custom inset cabinets, mullion glass doors and beadboard wainscoting. The two full bathrooms are full of character – carrara marble basketweave flooring, beadboard, custom cabinetry, quartzite counters and custom lighting. The walk-in showers feature subway tile, Kohler fixtures and custom glass doors. The exterior of the home was updated to give it an authentic European cottage feel. We gave the garage a new look with carriage style custom doors to match the new trim and siding. We also updated the exterior doors and added a set of french doors near the deck. Other updates included new front steps, decking, lannon stone pathway, custom lighting and ornate iron railings. This Nagawicka Lake home will be enjoyed by the family for many years.

This Jersey City, NJ space was the first permanent ‘home’ for the yoga studio, so it was essential for us to listen well and design a space to serve their needs for years to come. Through our design process, we helped to guide the owners through the fit-out of their new studio location that required minimal demolition and disruption to the existing space. Together, we converted a space originally used as a preschool into a welcoming, spacious yoga studio for local yogis. We created one main yoga studio by combining four small classrooms into a single larger space with new walls, while all the other program spaces (including designated areas for holistic treatments, massage, and bodywork) were accommodated into pre-existing rooms. Our team completed all demo, sheetrock, electrical, and painting aspects of the project. (The studio owners did some of the work themselves, and a different company installed the flooring and carpets.) The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. ouble the bathroom trouble in this 1990’s home … solved with this Sosna renovation! Our clients, empty-nesters desiring the peace and ease of retirement, were instead frustrated and exhausted with leaky bathroom plumbing from a previous renovation that would just not go away. Their Shared Bathroom, renovated by their friend years ago, was not done correctly, causing repetitive leaking with damage to their Kitchen ceiling below. They had had enough of trying to fix it themselves. To say this couple was leery of hiring another renovator was an understatement. But they also knew it was time to fix this problem and decided to update their Master Bathroom while they were at it. Our initial plan included minimal demolition by re-organizing the walls between the 2 Bathrooms and keeping the existing plumbing rough-ins in place, while updating the fixtures. However, unwelcome surprises are sometimes inevitable in renovations. Even though we conducted a thorough investigation during the planning stage, we were faced with plumbing in the Shared Bathroom that was not done correctly and may even have been illegal. Because of this, relocating the rough-ins in the Shared Bathroom were necessary after all, which then meant re-planning the walls in between the 2 Bathrooms. These are exactly the kinds of problems we love to solve. Why? Because we know that we’re not just fixing the physical problems that can be seen; we know we are also restoring this family’s faith in quality craftsmanship and good service, and that it’s possible to enjoy the renovation process.
