For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

Living in Florida was wonderful but our clients missed seeing their daughter and her family. They missed spending time with their adorable grandchildren. With almost four acres of land to work with, they decided to bring the two families together. We encountered a few difficulties when working on this project. Using a saw-tooth design, we were able to get the space we needed and stay within the building restriction lines. With the tough winter weather, we encountered a few delays but had to meet the target date as our clients were moving up from the south and needed their new home to be move-in ready. Making selections in person can be tough and most of their selections were made from five state's away. Topped with CertainTeed Shingles, this two-story brick and Hardie Plank addition is trimmed with dental moulding and blends seamlessly with the existing home. BF Rich windows and slider allow ample light. An Azek composite deck with stairs offers easy access to the backyard and the pool area. The open kitchen and family room are the heart of this home. Armstrong laminate in white wash walnut unifies the rooms. In the kitchen, gorgeous Norcraft Copenhagen Maple cabinetry, stylish granite countertops, and the Bellavinita Tile backsplash are stunning. In the family room, two 30" wide niches were custom built on either side of the gas fireplace for pictures, knick-knacks, and plants. They add charm and distinction. The master bath and powder room both have Norcraft vanities topped with granite and under-mount sinks. The master bath is adorned with American Olean tile and a strip of Marazzi Crystal Stone offsets. The niche, grab bar and corner seat all add convenience. Moen and Kohler products were used throughout the remodel. The suite offers many storage options - from the walk-in bedroom closet, cabinetry, attic and basement. Everything came together beautifully. The quality of construction is exemplary and the addition is amazing. We stayed within their budget and significantly increased the value of this property. Converting this bare area into a stunning new bathroom was an exciting endeavor. The design features, including a curbless shower with a linear drain, a pocket door, and a pony wall, were thoughtfully implemented to maximize both functionality and aesthetics. Innovative approaches were taken to adapt to the unique layout, with extra care given to ensuring the spacious curbless shower was both practical and visually appealing. The shower’s design features intricate details, beginning with a stainless-steel linear drain that spans its entire width. This setup accommodates large 12″x24″ tiles and a straight sloped floor, minimizing grout lines and simplifying the cleaning process. Two shower niches were designed to provide extra storage without clutter. A spacious bench was constructed for comfort, relaxation, and ease of access. A pony wall was added to divide the toilet and shower, eliminating the necessity for a shower curtain. A glass mosaic tile accent band was selected to enhance the aesthetic appeal of the space. Subtle details like edge trim and aligned tile/drywall points contribute to a polished overall appearance. Our options for vanity selections were somewhat restricted, but we found a mahogany veneer piece on sale at a local big box store that met our requirements perfectly. Given the factory’s light lacquer application and the bathroom’s exposure to humidity and water, I decided to apply two additional coats of lacquer to all exposed wood after a thorough sanding and cleaning. To achieve a marble-like appearance, we constructed a polished tile countertop and installed an undermount sink for both aesthetics and functionality. After preparing the surface of the sink, I applied an epoxy coating to seamlessly integrate the sink and tile. The same mosaic tile from the shower was used for the backsplash, enhancing the overall luxurious feel. The recessed lighting and vanity bar fixture were connected to a dual dimmer switch for added versatility. A pocket door featuring latching hardware was installed to maximize space and maintain a sleek appearance. To enhance the sense of openness, a large, full-width mirror was selected. Adequate ventilation was provided by an in-wall fan connected to a standard switch and a programmable humidistat, allowing the fan to activate when humidity levels reached a specified threshold. Additionally, a compact Jeld-Wen window sourced from a local Habitat for Humanity store was fitted with a convenient cordless shade.

This custom lake home was designed for a challenging building lot on the lake, with fantastic views of the water, the sunrise and the sunsets, as well. The client desired lake views from all rooms possible, lots of natural light, while also incorporating a 3-car Garage and a ‘Surf Shop’ for all of their lake toys. Given that the lot is surrounded by water on 3 sides, it had 50’ deep lake side setbacks surrounding it and the septic field took up half the remaining site, as well, so there was a small, odd shaped building envelop left to design the house within. We were certainly up for the challenge, as many clients hire us because of our ability to creatively design on challenging building sites, and this client is a repeat client for us, as well, after having seen what we were able to create for them with their last home renovation. The goal within the restrictions of all the lot setbacks was to achieve a reasonable size family home with an open layout for the main living spaces maximizing lake views, with 4 Bedrooms, 3.5 Bathrooms, a small Home Office, a Bonus Room, and lots of indoor-outdoor connectivity from the main living spaces to the ample outdoor Covered Porches for entertaining, and these Porches provide shading from the late afternoon sun. The wife loves the bi-folding window at the Kitchen sink so she can still have a conversation with her husband as he is grilling just outside the Kitchen on the Porch. The Master Bedroom and Bathroom both have great lake views, as well as a large slider to access the Covered Porch, and there is a Storage Closet on the Porch just outside the Bedroom for storing porch furniture cushions when storms roll through. The biggest challenge was orienting the Great Room to have both a sunrise and a sunset view and this was accomplished by angling the main living space to be oriented with one large wall of glass facing NE and another large wall of glass facing NW, along with the Kitchen and Dining Room, as well. The lake views are spectacular from these rooms year round, no matter where the sun rises and sets on the lake, and the Master Bedroom and Bathroom both have a great sunset view. They also desired a Front Porch (street side) that would be protected by the wind, and have Southern sun on it, so they could sit outside in the winter and enjoy the sun, without the cold winter winds blowing through, so we created a recessed Porch on this side ample enough for two chairs, The 3-car Garage became a tandem Garage and Workshop with a lake view, and the ‘Surf Shop’ has easy access to the dock side at the lake. The Laundry Room is the only room in the home that doesn’t have a lake view, yet it has natural light from the south.

By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing.
