Located in a densely populated community of historic summer cottages, this new gambrel-style home was designed to maintain the beach cottage feel of its predecessor. Due to strict zoning and easement restrictions the new construction had to be designed within the same footprint and volume of its former self. The new design allows for a more open floor plan, more living space, and an almost 180-degree view of the ocean. Filled with natural light and a palette of colors and materials reminiscent of seashells, this four-bedroom home is the quintessential summer retreat. Glass foldaway doors extend the main living area to a covered porch with gas fireplace. A fully finished basement suite, with walk-out access to a gas grilling patio and the beach, is perfect for guests. A flood inspired the owners of this 1980’s home in Ocean Ranch to update and minimize. Our restriction was that the homeowners did not want to use any color, so we needed to create a harmonious balance with the contemporary architecture using a palette of neutrals. We opted for a “soft contemporary” feeling using moss green, pale green, soft brown, dark beige, and cream alongside dark wood in some rooms and pale driftwood in others. Texture, rather than pattern, creates visual interest in the rooms. Organic materials mixed with dark bronze metal details add a natural touch. A fully automated home, lights, sound, and window coverings are all accessed by remote control. The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. Set on a narrow lakefront parcel defined by tight setbacks and limited hardscape allowance, this modern cabin demonstrates how thoughtful design can transform restriction into possibility. Carefully composed to preserve privacy while opening fully toward the water, the home feels both expansive and intimate—an elevated retreat grounded in its landscape. Though modest in footprint, the residence lives generously. Four bedrooms are tucked efficiently within the plan, including a light-filled quilting studio that reflects the homeowners’ creative life. Each bedroom opens onto its own private balcony, offering moments of pause and perspective with views stretching across lake and countryside. The upper level also includes a family room, providing a quiet gathering space removed from the activity below. From here, the home’s vertical volume becomes apparent, as daylight pours down through a dramatic two-story space framed by glass facing the lake. At the center of the home, a custom steel-and-wood plank stair acts as both circulation and sculpture. Rising through the double-height volume, it leads the eye upward to a tall Nelson cigar lamp suspended above—an intentional moment of drama and delight. The main floor is designed around connection and flow. Kitchen, dining, and living areas exist as one continuous space, unified by light, views, and material warmth. A 12-foot-long island anchors the kitchen, serving as the natural gathering place for morning coffee, family meals, and summertime buffet-style entertaining. When fully opened, large folding accordion glass doors dissolve the boundary between inside and out, allowing the screened porch to become a true extension of the living space. Function is carefully layered throughout the plan. A mudroom entry from the tucked-under two-car garage includes a powder room and utility closet, while a generous entry closet provides essential storage and has been dimensioned to accommodate a future elevator. Designed intentionally for aging in place, the home incorporates zero-threshold access from the garage, wide halls and doorways, reinforced wall blocking for future grab bars, and infrastructure for a future elevator—ensuring long-term comfort without compromising design. Clad in dark painted board-and-batten siding, the exterior minimizes visual scale and allows the home to recede quietly into the landscape. Recessed balconies and façade elements are wrapped in warm wood-look siding, adding depth and contrast while bringing warmth into the interior. At night, light spills softly from within, and the cabin glows along the shoreline—welcoming, calm, and enduring.

A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. This is the 'Before' picture. The owners desired a change from the manicured, water intensive lawn and meatballed trees and shrubs. Being in a walking neighborhood, they also wanted a way to access the front door from the sidewalk, without having to enter via the driveway.

Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. The level of functionality has been elevated by moving the washer & dryer to a newly created closet situated behind the refrigerator and keeps hidden by a ceiling mounted barn-door. This homeowner had their cabinets painted white a few years ago and they were already starting to see the wear. They were actually glad that they initially painted, because it gave them time to realize refacing was the way they wanted to update their cabinets. They wanted a different look to complement their existing quartz countertop. They selected the Shaker style door in the Swiss Elm Skye wood-grain finish. We also replaced all the drawers with new custom solid wood drawers with soft-close heavy-duty glides. Before, their corner cabinets were restricted due to the double doors only opening at 90 degrees. By replacing the hinges, they can now fully open the doors and access the cabinets. The homeowners are so happy with their refaced kitchen. They say it looks crisp and clean and more their style now.

This charming south Charlotte home was in need of a little TLC. The original builder-grade cabinets and countertops were outdated and ready for a change to more modern materials. The kitchen had a classic U-shaped layout that didn’t fit well with the space. The peninsula obstructed the work area and really restricted the movement around the kitchen. The work triangle was just right, but the honey toned wood cabinets and laminate countertops were definitely past their prime. So, we made some simple effective updates. The biggest change was getting rid of the peninsula totally and adding a brand new spacious built-in buffet area. This gave her so much more storage space, and the roll-out trays made everyday items easily accessible. We added a built-in trash can pullout so she could hide her trash can. We also made the cabinets a little taller, going from 30 inches to 36 inches for even more storage space. The added benefit of taller cabinets gave the kitchen a fresh and modern look. We also gave the laundry room a makeover and made it more functional with new cabinets over the washer and dryer for even more storage. We also replaced the flooring on the first floor with durable LVP flooring elevating the overall look and feel of the home. The whole project was completed in just 7 days, from start to finish.

Most people who have lived in Auckland for a long time remember The Heritage Grand Tearoom, a beautiful large room with an incredible high-stud art-deco ceiling. So we were beyond honoured to be a part of this, as projects of these types don’t come around very often. Because The Heritage Grand Tea Room is a Heritage site, nothing could be fixed into the existing structure. Therefore, everything had to be self-supporting, which is why everything was made out of steel. And that’s where the first challenge began. The first step was getting the steel into the space. And due to the lack of access through the hotel, it had to come up through a window that was 1500x1500 with a 200 tonne mobile crane. We had to custom fabricate a 9m long cage to accommodate the steel with rollers on the bottom of it that was engineered and certified. Once it was time to start building, we had to lay out the footprints of the foundations to set out the base layer of the mezzanine. This was an important part of the process as every aspect of the build relies on this stage being perfect. Due to the restrictions of the Heritage building and load ratings on the floor, there was a lot of steel required. A large part of the challenge was to have the structural fabrication up to an architectural quality painted to a Matte Black finish. The last big challenge was bringing both the main and spiral staircase into the space, as well as the stanchions, as they are very large structures. We brought individual pieces up in the elevator and welded on site in order to bring the design to life. Although this was a tricky project, it was an absolute pleasure working with the owners of this incredible Heritage site and we are very proud of the final product.
