This custom home located in Washington, DC features a beautiful Overhead Door™ Allura Free-Standing Alley Door. This door was designed specifically to provide security and restrict unwanted access from the street into driveways in high traffic areas.

The great room, while relatively small compared to the scale of the rest of the house, feels more spacious thanks to its vaulted ceiling. Designing the fireplace was a meticulous process due to the strict fire codes surrounding wood-burning fireplaces. Although we aimed for a traditional wood mantle over the fireplace, we faced restrictions that led us to collaborate with Moda Concrete Studio, which crafted a poured concrete mantle that beautifully mimics the look and texture of wood.

This home is located in the Montevallo Park planned community. There are two separate fronts, because the lot is served by two separate parallel streets. The owner wanted this ubiquitous Mountain Brook style, but the detailing and massing give the house a unique feel. Notice the roof crown. The maximum height to the roof ridge was the standard 35 feet from ground level. A problem developed in that the other street was significantly lower than Montevallo Park Lane. We were forced to comply with the height restriction at both elevations. Because the approach to the home is from a higher elevation, a flat roof would be visible from the top of the street. So this roof crown at a lower pitch became a beautiful solution that is very interesting from afar.

This beautiful house in an amazing neighborhood was originally built with an underwhelming kitchen. The remodel of this space involved changing a few things to allow the kitchen you see here. We changed a sliding door to a smaller single swinging door, enlarged the window, removed a non-load bearing, decorative column and a flow restricting half wall. All off those changes as well as stealing 6.5' of the 3 car, garage allowed this kitchen to become this homes star of the show!!

The project involved a large program that would yield a massive home on a limited and restricted site. The design strategy involved deconstructing the volume into pavilions that could generate a dialogue between built form and landscape and create intimate connections between the golf course and the living spaces. DOWNLOAD NOW Like many families with older children, this local Glen Ellyn couple wanted to expand the size of their kitchen while also creating a more open, airy feel for their main level. The home had plenty of space that included a formal living room, formal dining room, family room with eat-in area and kitchen with butler’s pantry. What it didn’t have, was an effortless flow between the areas used daily for cooking, eating and gathering. Additionally, the kitchen had become outdated, feeling dark and dismal, despite the abundance of natural light. Our clients wanted a bright, cheerful interior that would inspire the family to congregate in this part of the house. No easy feat with teenagers. An open floor plan design solved the issues with functionality and circulation, removing the walls that restricted flow and opening up the entry to the dining room. We also eliminated the rarely used butler’s pantry allowing us to expand the kitchen and add a large island for food prep and gathering. To create a sense of symmetry and consistency in the space, a clerestory window was added below the header and framed to match the existing adjacent entry from the living room. Inspired by the owner’s Scottish ancestry, the island cabinetry boasts a beautiful blue hue, paired with stools upholstered in a sprightly plaid. The built-in buffet area provides additional storage, topped with a beautiful wooden top stained to coordinate with the stunning tones of the flooring. The owner’s opted for stainless steel appliances, inspiring the selection of brushed silver light fixtures and polished chrome hardware. Marble-look quartz offered a durable, lightly colored surface to reflect sunlight and enhance the cheer factor. If you were to look up “classic summer cottage” in the dictionary, there should be a picture of this house. Located in a densely populated community of historic summer cottages, this new gambrel-style home was designed to maintain the beach cottage feel of its predecessor. Due to strict zoning and easement restrictions the new construction had to be designed within the same footprint and volume of its former self. The new design allows for a more open floor plan, more living space, and an almost 180-degree view of the ocean. Filled with natural light and a palette of colors and materials reminiscent of seashells, this four-bedroom home is the quintessential summer retreat. Glass foldaway doors extend the main living area to a covered porch with gas fireplace. A fully finished basement suite, with walk-out access to a gas grilling patio and the beach, is perfect for guests. Serving as a winter retreat for a family of world travelers, a thoughtfully composed program of calm, comforting spaces imbuing casual elegance is presented effortlessly in the landscape. Oriented around a central grand oak and its adjacent loblolly pine, the home wraps around them, celebrating the engagement of nature while maintaining privacy from neighboring homes. Working within height restrictions intended to keep massing as low to the ground as possible, we moved the ground plane up and the expression down to present an appearance of a home that lives low. Calculated plays on scale and proportion intentionally have different effects from different vantage points, ensuring the viewer perceives the architecture as humanly scaled from each important introduction to the home. Ascending a landscape stair that winds around the central oak and extends into the entry vitrine sitting at base flood, the entry foyer operates at two scales as limestone stairs matching the exterior ascend between walls passing portals that reveal limited views of activity within. 2022 Design + Service Awards Jury Citation for Residential New Construction, AIA Charleston

This full property landscape design and build presented Pro-Land with the opportunity to creatively work with existing grades, while considering the restrictions of an abutting conservation authority. Keeping this in mind we were able to optimize the views of the greenery around the property, while creating a functional outdoor entertainment area. The client wanted a classic design for the front; flagstone walkways to tie in with the colors from the house and an entry wall frames the front door. The goal in the backyard was to create various areas for entertaining, without sacrificing play spaces for their children – the size of the property made accommodating their wishes fairly easy. A sports court, pool with water feature, cabana, and outdoor kitchen ensure these homeowners don’t have to go far for their next vacation.

Located near the foot of the Teton Mountains, the site and a modest program led to placing the main house and guest quarters in separate buildings configured to form outdoor spaces. With mountains rising to the northwest and a stream cutting through the southeast corner of the lot, this placement of the main house and guest cabin distinctly responds to the two scales of the site. The public and private wings of the main house define a courtyard, which is visually enclosed by the prominence of the mountains beyond. At a more intimate scale, the garden walls of the main house and guest cabin create a private entry court. A concrete wall, which extends into the landscape marks the entrance and defines the circulation of the main house. Public spaces open off this axis toward the views to the mountains. Secondary spaces branch off to the north and south forming the private wing of the main house and the guest cabin. With regulation restricting the roof forms, the structural trusses are shaped to lift the ceiling planes toward light and the views of the landscape. With a large family, 'Cloud Nine' was designed to be a functional and well utilized space for entertaining. Multiple retaining walls were necessary to achieve the desired design because of the restricted regrading allowed on the property. A warm and inviting space is created underneath the upper deck with a seating area around the fire and a L-shaped outdoor kitchen. A bocce court, a putting green tucked away by the treeline, a hammock swaying from the custom pergola, and a large pool patio can keep anyone busy. This master bathroom was one of the more challanging projects we have ever preformed. Creating the curbless shower/ trough drain application with the framing restrictions in this 100+ year old house took some creative thinking. The finished product turned out amazing, and includes: heated flooring, heated towell bar, shower steamer, three pre-programed shower valves, waterfall slab bench, soaking tub, LED back lights, floating duel vanities with under lighting and a super unique tile pattern designed by the homeowners. There are 2 buildings, 4 units total. Keeping within City of Austin regulations and impervious cover restrictions, we were limited to 1600-1700 square feet per unit. Each unit boasts an open floor plan concept, lots of natural light with high windows and modern styling. All four units sold out soon after the first open house. They are rated 3 stars with the Austin Energy Green program.

This gorgeous Mediterranean/Tuscan style home is perched on a hillside overlooking thousands of acres of Texas Hill Country. Everything about the home captures your interest and draws you in. The home was built with every room taking advantage of the incredible views. As you enter, the handmade brick ceiling entices you into the magnificent great room. Your eyes continue through the great room and are drawn to the huge picture window that looks out forever. The great room has a see through fireplace to the master bedroom, Saltillo tile floors, and a full bar with wine frig and icemaker. Two additional bedrooms with private baths are in the main home, with a separate 900 SF guest quarters that has a nice size living area, kitchenette, two bedrooms and a full bath. This incredible 4574+-SF estate is in a gated subdivision just minutes out of Kerrville and a stone’s throw from the eclectic Camp Verde General Store and Post Office. The home was custom built in 2004 with such attention to detail that it will stand the test of time and changing décor. The home sits on 30 acres in an area that is all wildlife exempt with superb restrictions to protect the homeowner’s investment.
