This picture is of a built in buffet storage cabinet, known as a butler's pantry back in the days when this home was built. It serves as a great place to store the batteries, flashlights, tape, ruler etc. and always know where they are.

Built in 1907 and nestled into the beating heart of San Fran’s Bernal Heights neighbourhood, this adorable abode was an unpolished gem ready to be turned into our clients’ dream home. Our mission was to gift Bonview with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be the pet-friendly, kid-friendly and entertaining-friendly home they needed it to be. Mission accepted! Our clients’ vision was clear: They wanted whites, blacks and wood tones with texture and personality. Oh, and that spunky wine fridge? Yep, that was a non-negotiable. ? “It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! Our clients also enjoyed cooking and baking casually, so we created an organized, intuitive and functional kitchen and pantry that made whipping up homemade dips and snacks for their game nights a breeze.

This stunning master bathroom started with a creative reconfiguration of space, but it’s the wall of shimmering blue dimensional tile that really makes this a “statement” bathroom. The homeowners’, parents of two boys, wanted to add a master bedroom and bath onto the main floor of their classic mid-century home. Their objective was to be close to their kids’ rooms, but still have a quiet and private retreat. To obtain space for the master suite, the construction was designed to add onto the rear of their home. This was done by expanding the interior footprint into their existing outside corner covered patio. To create a sizeable suite, we also utilized the current interior footprint of their existing laundry room, adjacent to the patio. The design also required rebuilding the exterior walls of the kitchen nook which was adjacent to the back porch. Our clients rounded out the updated rear home design by installing all new windows along the back wall of their living and dining rooms. Once the structure was formed, our design team worked with the homeowners to fill in the space with luxurious elements to form their desired retreat with universal design in mind. The selections were intentional, mixing modern-day comfort and amenities with 1955 architecture. The shower was planned to be accessible and easy to use at the couple ages in place. Features include a curb-less, walk-in shower with a wide shower door. We also installed two shower fixtures, a handheld unit and showerhead. To brighten the room without sacrificing privacy, a clearstory window was installed high in the shower and the room is topped off with a skylight. For ultimate comfort, heated floors were installed below the silvery gray wood-plank floor tiles which run throughout the entire room and into the shower! Additional features include custom cabinetry in rich walnut with horizontal grain and white quartz countertops. In the shower, oversized white subway tiles surround a mermaid-like soft-blue tile niche, and at the vanity the mirrors are surrounded by boomerang-shaped ultra-glossy marine blue tiles. These create a dramatic focal point. Serene and spectacular.

Located at the front of the house, the kitchen/diner benefits from ample afternoon light. The flat-panel cabinetry features polished materials that reflect light and give the room its modern industrial edge. The elevator toward the back of the space was added in Spring of 2014. As the center of all daily activity, abundant storage is a must, as are easy-to-clean surfaces. Sticky fingers are bound to rush through the room countless times each day, and by selecting kid-friendly materials, there is freedom in knowing that all messes can be wiped away at the end of the day. A unique three-panel bi-fold door, separates the indoor-outdoor space; on nice days, plenty of natural ventilation flows through the house. Opening the sunroom, living room and kitchen spaces enables a free dialog between rooms. The kitchen level sits above the sunroom and living room giving it a perch as the heart of the home. Dressed in maple and white, the cabinet color palette is in sync with the subtle value and warmth of nature. The cooktop wall was designed as a piece of furniture; the maple cabinets frame the inserted white cabinet wall. The subtle mosaic backsplash with a hint of green, represents a delicate leaf.

This family-centric log home loft features an eye-catching post & beam truss. The beam & purlin roof members are stained to contrast the T&G ceiling. Overall, this area is warm and inviting and beckons for a game night. This is a modified Pleasant Grove design, built with 6x12 Traditional Solid Kiln-Dried Logs, manufactured by Timberhaven Log & Timber Homes.

The addition of the kitchenette on the rooftop transformed the patio into a fully-functioning entertainment space. The retractable awning provides shade on the hottest days, or it can be opened up to party under the stars. Welcoming guests into their home is a way of life for the Novogratzes, and in turn was the primary focus of this renovation. "We like to have a lot people over on the day-to-day as well as holiday family gatherings and parties with our friends", Cortney explains. With both Robert and Cortney hailing from the South; Virginia and Georgia respectively, the couple have it in their blood to open their home those around them. "We always believe that the most important thing in your home is those you share it with", she says, "so we love to keep up our southern hospitality and are constantly welcoming guests into our home."
