This home started out as a remodel of a family’s beloved summer cottage. A fire started on the work site which caused irreparable damage. Needless to say, a remodel turned into a brand-new home. We were brought on board to help our clients re-imagine their summer haven. Windows were important to maximize the gorgeous lake view. Access to the lake was also very important, so an outdoor shower off the mudroom/laundry area with its own side entrance provided a nice beach entry for the kids. A large kitchen island open to dining and living was imperative for the family and the time they like to spend together. The master suite is on the main floor and three bedrooms upstairs, one of which has built-in bunks allows the kids to have their own area. Lakefront living is not often luxurious and conscious of size. The “Emmett” design achieves both of these goals in style. Despite being ideal for a narrow waterfront lot, this home leaves nothing wanting, offering homeowners three full floors of modern living. Dining, kitchen, and living areas flank the outdoor patio space, while three bedrooms plus a master suite are located on the upper level. The lower level provides additional gathering space and a bunk room, as well as a “beach bath” with walkout access to the lake.

A serene and spa master bathroom design achieved with natural tones and textures. Large format porcelain tiles with linear movements of creams, grey and browns are the perfect setting for the luxurious free-standing bathtub. The three dimensional limestone square modules create the visual interest of the accent wall behind the tub. Floating vanities with clean contemporary lines are framed by wood grained panels in deep natural tones. Brass and polished nickel hardware and lighting details punctuate the subtle color scheme. Quiet and tranquility are the inspiration key words of this master bathroom retreat.

The architecture of this mid-century ranch in Portland’s West Hills oozes modernism’s core values. We wanted to focus on areas of the home that didn’t maximize the architectural beauty. The Client—a family of three, with Lucy the Great Dane, wanted to improve what was existing and update the kitchen and Jack and Jill Bathrooms, add some cool storage solutions and generally revamp the house. We totally reimagined the entry to provide a “wow” moment for all to enjoy whilst entering the property. A giant pivot door was used to replace the dated solid wood door and side light. We designed and built new open cabinetry in the kitchen allowing for more light in what was a dark spot. The kitchen got a makeover by reconfiguring the key elements and new concrete flooring, new stove, hood, bar, counter top, and a new lighting plan. Our work on the Humphrey House was featured in Dwell Magazine.

A little girls room with a pale pink ceiling and pale gray wainscoat This fast pace second level addition in Lakeview has received a lot of attention in this quite neighborhood by neighbors and house visitors. Ana Borden designed the second level addition on this previous one story residence and drew from her experience completing complicated multi-million dollar institutional projects. The overall project, including designing the second level addition included tieing into the existing conditions in order to preserve the remaining exterior lot for a new pool. The Architect constructed a three dimensional model in Revit to convey to the Clients the design intent while adhering to all required building codes. The challenge also included providing roof slopes within the allowable existing chimney distances, stair clearances, desired room sizes and working with the structural engineer to design connections and structural member sizes to fit the constraints listed above. Also, extensive coordination was required for the second addition, including supports designed by the structural engineer in conjunction with the existing pre and post tensioned slab. The Architect’s intent was also to create a seamless addition that appears to have been part of the existing residence while not impacting the remaining lot. Overall, the final construction fulfilled the Client’s goals of adding a bedroom and bathroom as well as additional storage space within their time frame and, of course, budget. Smart Media

The original structure at Yankee Point was a simple 1970s home with “good bones.” Unfortunately, it was also a case where less-than-poetic considerations threatened to eclipse design. Setbacks, height and footprint restrictions and other building regulations had boxed in the renovation to the point where there was literally nowhere left to build. Fortunately, the house sat 6' above grade on the ocean side. With some three-dimensional ingenuity, this ultimately provided ample space to add a new full height lower level without exceeding stringent lot coverage limitations. Today, upon entering the residence, you catch a quick glimpse of the ocean views and of the cascading roof lines designed to echo the motions of ocean waves beyond. The space opens up as you move toward the ocean to reveal a panoramic view.

Top floor is comprised of vastly open multipurpose space and a guest bathroom incorporating a steam shower and inside/outside shower. This multipurpose room can serve as a tv watching area, game room, entertaining space with hidden bar, and cleverly built in murphy bed that can be opened up for sleep overs. Recessed TV built-in offers extensive storage hidden in three-dimensional cabinet design. Recessed black out roller shades and ripplefold sheer drapes open or close with a touch of a button, offering blacked out space for evenings or filtered Florida sun during the day. Being a 3rd floor this room offers incredible views of Fort Lauderdale just over the tops of palms lining up the streets. This small kitchen and powder room maximize light and life in a small live-work loft in San Francisco. The minimalist cabinetry design in sleek white acrylic and rich walnut let the textures of wood and stone stand out in the bright natural light. The built-in dining area maximizes clear floor area and connects the raised living area with the kitchen. The stone hexagon floor carries over into the powder room and blends with a three-dimensional porcelain tile that is as spontaneous and fun as the client.

The second powder room in this home features a floating vanity and integrated sink composed of polished Smokey Black Vein Cut slabs. The accent wall was meant to create a dramatic, masculine feel which was accomplished by using a brushed metal three-dimensional mosaic. Sherpa Brown marble filed tile was used for the flooring to compliment the overall design.

Furnishings in the living area are kept in blush and gray tones to maintain neutrality. The upholstery and pillows combine a mix of colorful fabrics, including linens, sheep skins and leathers to add texture. A sculpture by Rafael Barrios in various shades of purple gives a three-dimensional illusion.

Our design team created a seamless indoor–outdoor transition by adding a beautiful three-season room that links the side yard to the home in a natural, welcoming way. A wood-burning fireplace extends its use into the cooler months, making the space comfortable nearly year-round. To refresh the exterior, the team unified the home’s materials, added a covered front porch to protect deliveries and visitors, and reworked the garage roofline to bring in more light.

This project was a joy to work on, as we married our firm’s modern design aesthetic with the client’s more traditional and rustic taste. We gave new life to all three bathrooms in her home, making better use of the space in the powder bathroom, optimizing the layout for a brother & sister to share a hall bath, and updating the primary bathroom with a large curbless walk-in shower and luxurious clawfoot tub. Though each bathroom has its own personality, we kept the palette cohesive throughout all three.
