Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

The interiors of this loft bridge the gap between downtown Chicago and the rapidly-developing Fulton Market neighborhood. A study in contrasts, each space was designed to feel modern yet comfortable, sleek yet cozy, and raw yet refined. Throughout the property, materials, finishes, art and furniture create unity, hierarchy, and distinction between the various public and private spaces. Present on every level, raw concrete columns expose the building’s frame and connect every space of the structure. Likewise, the exposed poured-in-place concrete core remains visible on every floor. Raw, heavy metals and dark finishes further expand the material expression; while wood is used on the ceiling to signal social spaces. Street art from the site was repurposed throughout the property as wayfinding. The art brings the history of the neighborhood inside the building and creates a distinct identity for each level. Furnishings reflect the contemporary design of the building and the industrial history of the neighborhood. The pieces are raw and layered, merging black pipe, upholstery, leather, and steel into a single contemporary design. Outfitted with simple, sculptural forms, softened with woven textures and rounded corners, the design takes advantage of the sweeping downtown views afforded by the building’s rounded facade.

Aspect 221 is a multi-experiential home designed for a multi-generational family. Set on a sloping corner property in a 1960's Golden Valley neighborhood, this home offers a variety of ways to connect to the immediate landscapes and distant views. The house itself is divided vertically with interaction between families occurring through the centrally located sculptural stair. Horizontal movement in each direction leads to distinct environments provided for the families; multiple habitats offering variety of space, light, and privacy. Expanding towards the west, the property takes advantage of the sweeping views and provides a perfect opportunity for a walk-out lower level and tuck under garage. The young family occupies the middle and upper floors, while the parents occupy the lower level. Each family has their own private entry and dedicated outdoor space. The home has 4 distinct outdoor spaces; a north shade deck and south sun deck, as well as an upper east lawn and lower west lawn. These spaces provide multiple habitats for the families to come together or move apart, offering variety and privacy. We designed Aspect 221 with a nod to the various “aspects” offered by the site and its natural context. The base of the house is a black monolithic plinth anchored into the hillside, containing the garage and older parent’s home. This allows the upper two floors, enclosed in a fractured white and wood box, to remain humanly scaled and to move and gesture freely by twisting the middle floor off axis, and then twisting the upper floor off axis again. Each level offers views in varied directions revealing the site in different ways as you rise in elevation. Since the completion of the home our company has maintained this property. Originally built by a local builder as a speculation home, it was purchased by two busy professionals. Why is this important? Let's just say the clients are particular and like it when things aren't just so. Both have high level careers, travel often and expect their landscape to be pristine. Year after year our company rises to this challenge. When originally installed, the builder wanted larger plant material to provide a full and mature look. The continued growth provides a pruning challenge, especially when the client prefers a clean, neat and "compact" landscape. We continually monitor growth and hand prune accordingly, including yearly winter pruning. The backyard is particularly difficult due to the shade, moisture run-off from neighboring properties. The turf requires constant monitoring and adjustment to the irrigation system. The trees create a mess requiring clean up along with yearly power washing of the stone. While the challenges are many, the fine maintenance has led to happy clients and numerous referrals.

I was recently contacted by a client who had just moved into a large Victorian property in the West Cheshire village of Tarvin about renovating their Victorian tiled hallway. Apparently, the floor was in good condition, and it would just be a case of removing what was left of the old sealer, deep cleaning the tiles and then applying a fresh seal. Unless the floor has been regularly maintained with the same sealer it’s important to remove all traces of old sealers before applying fresh. Victorian Hallway Before Cleaning Tarvin Cheshire A lot of the work we do at Tile Doctor can be a lot more involved, often requiring the sourcing of matching replacement tiles and rebuilding large sections of tiled flooring so straight forward clean and seal job is always welcome. To remove what was left of the sealer and the ingrained dirt from the pores of the Victorian tile I dressed the floor with a strong dilution of Tile Doctor Pro-Clean. On this occasion I used a 1:3 dilution with water and applied it to the floor with a mop. I left it to soak into the tile for fifteen minutes before scrubbing so it could get to work breaking down the old sealer. During this time, I set up a weighted floor buffer and fitted a black buffing pad, these pads are designed for scrubbing hard floors and lifting out the dirt. I applied a little water as required during this process to ensure the pad was lubricated. Shortly the cleaning solution darkened as the old sealer and dirt was released from the tile. The soil was rinsed away with water and then removed using a wet vacuum. Once clear the floor was inspected and the process repeated until I was satisfied it was as clean as it could be and free of sealer. I left the floor to dry off overnight and returned the next day to apply a new sealer. Before doing so however I like to use a damp meter to take moisture readings from the floor. This is needed to ensure it is dry enough to seal which is important as any moisture in the tile can affect the sealer and lead to an inconsistent finish. To seal I started with the application of a single coat of Tile Doctor Colour Grow which is a colour intensifying breathable impregnator that soaks into the tile improving appearance and adding protection from within. Any excess sealant was removed by wiping the floor with a microfibre cloth and then it was left to dry for an hour. This was followed with four coats of Tile Doctor Seal and Go Extra which is an acrylic breathable sealer which adds a pleasing subtle shine to the tile. This is an important feature when choosing a sealer for old floors where moisture needs to be allowed to rise through the tile, otherwise it can become trapped under the floor and reach out to the walls causing rising damp. The customer was very happy with the revamped hallway which made the house a lot brighter and welcoming. Before closing I should mention that for aftercare cleaning I recommend Tile Doctor Neutral cleaner which is designed for the daily cleaning for sealed tiles, this is important as most domestic supermarket cleaners are simply too strong and can prematurely erode the sealer. This piece was commissioned for an outdoor location, a large and extensively landscaped property with abundant and varied plant life. It was our challenge to design a piece that not only fit this remarkable environment, but also echoed and complemented it. The actual installation was to be placed inside an existing fire pit, ringed with stone, thereby tying the piece to the other stone and boulder shapes around it. Taking shapes from the cactus garden and trees around the site, as well as colors from the flowering plants visible nearby, we designed a spiral structure that could be seen from any vantage point on the property, inside or out. The design provides a completely different look from every angle. Simply moving around the piece, even slightly, changes perspectives in such a way that the very character of the piece changes. The design of the ceramic pieces suggests movement even more with their finlike shapes cutting through the air around them. Even the spiral structure imbues the piece with a rising, turning energy as the eye traces the relationships of the forms up and around. Photo by Michael Linsley
