Sunsets provide daily enjoyment from this natural cliffside stunning oasis in Possum Kingdom Lake designed by Mike Farley. The desire to sit and enjoy the lake view from the pool required the spa and barstools to be pushed to the point on the cliff edge. The granite swim up bar top blends with new materials and provides a great place to enjoy a drink while watching the jet skis and boats go by. The spa was nestled into the natural waterfall. The new flagstone patio and beach entry match the existing patio. The dry stack flagstone bridge was built across the major drainage from the front roadway to the lake by a natural looking stream bed. We desired a natural waterfall that kept the view open to the primary focal point, the lake. For that reason we kept the boulders low and wide. This house was one of the original toll lodges for the Vanderbilt motor parkway constructed in 1908. We renovated the cottage which was called the "Roslyn lodge". A caretaker lived in this house from 1908 - 1938 to collect tolls for use of this this roadway. The project required a second floor addition for bedrooms along with porch and roof dormers to match the original attic roof. The house was in need of repair to age and received a full facelift a few years ago.

Located in the East Bay, this property actually consists of two separate lots with the larger parcel, being a nonconforming lot and the other, an abandoned county roadway easement, which we are in the process of merging as one. The client wanted us to design a new single-story 3 bedroom 2 ½ bath home that he could either build as his personal residence, or if he elected to sell the property to another developer—once the lot merger was finalized with the County--he could have the flexibly to do so. The project’s location required us to design a modest family home that would have universal appeal to broad section of the real estate market of new home buyers looking to relocate in the Contra Costa Area. The home is designed in the popular Farmhouse Style, and has a habitable floor area of 2,082 square feet and comes with an attached 484 square foot two-car garage, along with all of the usual amenities and features found on similar new homes in this part of the East Bay.

Sustainable landscaping featuring low maintenance plants. The orange blooming plants are Dwarf Firebush shrubs. I paired them with Dwarf Natal Plum and Paspalum Ornamental grass. Dwarf Firebush shrubs sport orange flowers tipped with gold, which set off their beauty. A great nectar source for butterflies and hummingbirds adds to it's appeal. They are really tough, so tough they are used in commercial locations and on some roadways. This delightful shrub blooms on and off all year - more during warmer weather - and attracts butterflies and hummingbirds to its brightly-colored, tubular flowers. It has a light and airy charm and looks best when it's hand-trimmed to form a natural mounded shape, rather than trying to keep it manicured with hedge trimmers. Now this is not the native variety, for all you native plant purists out there, though many nurseries sell the dwarf as just "firebush," which can get confusing. Here's how to tell the difference: The native grows larger and has slightly "hairy" leaves and deep red to red-orange flowers. It's dwarf "cousin" can be kept smaller and more compact, though with a similar informal look. The smaller variety has smoother leaves and a touch of yellow to the blossoms...and requires a bit more care. This shrub is a fast grower that can be kept 3 feet tall and wide, though you can let it grow larger if you prefer. Though considered evergreen, the plant can lose leaves during a cold winter, though with proper pruning in spring it should sprout new growth and flush out again. A location sheltered from winter winds will help protect it. These plants prefer full to partial sun, though they'll grow in part shade, where they'll flower less with more open growth. Landscape uses for dwarf fire bush: • accent for a mixed bed • informal hedge • butterfly garden plant • lining a walkway or garden path • along a medium-height or tall fence • around a poolcage, patio, porch or deck • understory planting for tall palms • backdrop planting for smaller plants

Exterior home idea in Miami

A big advantage to the property is its one-car garage, something that is notoriously hard to come by in Manhattan. "The motorcycle shop already had the makings of a garage, and we could use that for our cars", Novogratz explains. Taking up the entire ground floor, the garage and entrance raise the home well off of street level, which affords the family privacy and isolation from the sounds of the roadway outside. The couple commissioned British Pop artist Richard Woods to create an installation on the home's facade. The faux bois panels lend visual interest to the exterior, as well as a good dose of humor.
