Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. This is a project where the gate swings uphill so that it doesn't it the driveway. The hinge is offset in two directions so that it stays level in all directions except the necessary uphill direction, and only as it opens. The hinge is made of a stainless steel heim joint system. The gate is solid forged aluminum, painted with a European wrought iron paint, with a dry brushed copper accent. The operators are heavy duty Viking F1 operators, with custom heavy duty, steel security boxes with locks. The safety systems include driveway loops, photo eyes, and obstruction sensors. The special features included a powerful electro-magnetic latch in the middle, interior keypad exit, automatic free exit loop, telephone entry system, and long distance remote entry system.

This is probably my favorite cabinet accessory. As you can see the functionality of pullout is incredible. It holds the necessary cooking tools readily available but off your counter tops. Tilt Turn windows and doors can be combined in numerous configurations with casement, awning, and fixed windows as they utilize the same profile system. The seamless integration of windows provides a uniform appearance and customization beyond compare. Tilt turn windows are a very unique and functional European window, applicable in endless applications. These windows are quickly gaining popularity in the United States. These windows have been manufactured for almost a hundred years, starting out in Europe in the early 1900′s. The beauty of a tilt turn window is its dual action. The window will open like a casement window and will tilt in at the top. Each window is customized to your exact specifications. Tilt turn doors are also available; the window is capable of being manufactured to fit large openings. Glancing at the window, one cannot tell that the window has two functions. The window will swing inward when opened like a casement, with a screen on the window’s exterior. The window can then be hinged at the bottom and open inward at the top. Both actions are activated by the turn of a lever, which controls all the mechanics within the frame. There are great benefits to these operations. This was a major remodel where the kitchen was completely gutted, flooring and soffits were removed and all the electrical in the kitchen had to be reworked and brought up to code. We used Waypoint Living Spaces for the perimeter cabinets and used a riser and crown molding to connect the cabinets to the ceiling. We chose Medallion Cabinetry for the island because the customer had her heart set on a green painted island. The hardware we used is from the Mulholland collection by Amerock. The customers have large family gathers and it was very important for them to have an island that was moveable. We used casters from Richelieu to create and island that could move easily, as well as having brakes to keep the island in place when they wanted. Giallo Traversella granite was used on the perimeter countertops to tie together the greens and beige tones of the cabinetry and we used John Boos, walnut butcher block countertop for the island to compliment wood tones from the existing millwork in the home. The customer provided me with an inspiration picture for a backsplash, she knew she wanted a glass patterned backsplash. Ceramic Tiles International had released their Debut Petal mosaic tile and the customer loved it. Prior to the remodel, the kitchen was very dark and very crowded, it did not function in a way that worked for my customer. We added under cabinet LED lights, one general ceiling fixture and LED Brio Disc lights with dimming capabilities so the customers could adjust the lighting to their specific needs. Light fixtures were updated in the hallways as well as the kitchen. My customer didn’t know exactly what they wanted as far as plumbing was concerned. They wanted products that were durable and easy to maintain. I chose the Blanco Performa undermount sink in the Truffle color due to is durability and the color complimented the other materials. We used Moen’s Arbor single handle pull down spray faucet and transitional soap dispenser due to its simplistic design, functionality and warranty. We used a ¾ horsepower Insinkerator disposal and a deluxe Steamball strainer basket. The customer originally had Parquet flooring and they liked the look of real hardwood. Madeira 5” planks in Dark Gunstock oak was chosen for its color and durability. The flooring brought in warm neutral tones to compliment other materials. My customer wanted a larger window, but they had some safety concerns. We addressed their concerns by providing a larger Awning style window, using tempered glass and double locks.

The loss of this guest home was a devastation to this family in Lynwood, California, so we wanted to make their new guest house as comforting as possible. Originally this guest house had a sauna and some niche spaces, with swing out doors that took up the small floor space it had to offer, so we streamlined the area to give it us much usable space as possible. We replaced the front door with a new 6 foot slider with a screen and a lock for privacy and safety. Added a wall of closet closing where the sauna once was, that is closed in with new six panel sliding doors, and a matching pocket door for the restroom. New recessed lighting, a new dual function air conditioning and heating unit fill the main room of the home. In the bathroom we created storage with a linen cupboard and some shelving, and utilized a quartz counter top to match the vanity. The vanity is made of that same quartz that mimics Carrera marble, with a square edge profile for a contemporary feel. With only a 16” space to work with we placed a small undermount sink, and a corner mounted chrome faucet, which tops an accented, custom built navy blue cabinet. The 3’x3’ shower fits snugly in the corner of the room and offers a wall mounted rain shower head by Moen, also in chrome. A wall niche filled with blue hexagon glass tile adds usable space, with a 2”x2” mosaic porcelain tile on the floor that has the look of calacatta marble. A simple brick pattern was used to line the walls of the shower for simplicity in a small space. To finish the area and make the rooms flow, we utilized a waterproof laminate that has a wonderful warm tone, and looks like a 7 inch hard wood plank flooring. All in all, this space, although there was loss, is now better than it had ever been, and is a great new guest home for this family.

Aesthetic Value: Blending traditionalism with modern lines was a requirement that allowed for a beautiful restaurant epicenter. Sometimes this type of mingled design can be breathtaking. Stair Safety: Met all the IBC & local commercial codes. Quality of Workmanship: All joinery lock mitered, end matched parapet inner wall with blind fastened kiss joints, solid walnut helical soffit underside, and all engineered out of a wood super structure. Technical Challenge: Transporting large stair all in one piece across the country while protecting the stair company factory oil finish and not allowing for a single scratch was the most challenging component.
