The steep hillside lot had been developed with a single-family residence (1965), which was at the maximum area for local zoning; therefore, the only way to enlarge the residence was to add a basement. During the cost analysis process, it became clear that supporting the house while creating a basement – and then substantially remodeling the remaining structure – would require far more effort and treasure than to replace the house entirely. Located just over one mile from the San Andreas Fault, the Owners tasked the design team to find a superior solution to the “Life Safety” standard required by Code. The team combined advances in seismic analysis and building technology to create for the owners one of the most seismically resilient houses built in the US. The newly designed house takes full advantage of the potential of this beautiful site. The home centers on large public rooms opening to outdoor spaces and the use of natural light. On the top level, the kitchen and family room sit side-by-side creating a shared space, with an expansive floor-to-ceiling folding door system allowing the rooms to open completely to the south-facing upper terrace and garage roof deck. An outdoor cooking area supports both family dinners as well as large gatherings of friends and family. Also on the top level, a living room and lounge area open to a large deck cantilevered high above the ground and oriented to the northern views. The feeling of being “in the trees” enhances the connection to the impressive landscape.

We built and stained the new stair treads and handrails to match the flooring, for an integrated, purposeful look. Stainless steel rods running with the slope of the stairs completed the open feel of the new stairs, while still meeting current safety standards. White perimeter cabinets combined with a dark-blue island and wine bar bases give the kitchen a distinct coastal vibe without appearing too beachy. We added a second row of upper cabinets to the original design. These have glass doors and integrated lighting and maximize the light, spacious, “greatroom” aura of the new, open lower level. We fabricated the island countertop so the stovetop sits flush with the surface, giving a seamless, integrated look and feel to the spacious island. For a touch of nostalgia and nautical flair, the client selected brass light fixtures and cabinet pulls as the perfect accents, to make the new kitchen space feel like home.

Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction. This home addition project highlights our commitment to understanding and fulfilling our clients' needs. This bedroom went through a repurposing as well. We brought the beds and linens down from the upstairs bedroom and at the client’s request worked them into the whole house scheme. The client requested that we include the lime colored accent pillows into this guest bedroom. We found old wicker chairs, a whitewashed table and accent chair and a roped area rug in other rooms as well as watercolor art that we combined to pull off a comfortable and casual setting. All furnishings and accessories belonged to the client. We just moved things around a bit and replaced fabric valances (as throughout the home) with simple, white painted wood valances. The blinds were carried over from the original plan. The glass sailboats we hung from the mirrors were found in a bureau chest. We were very happy with the end result. The adjoining bathroom was renovated with a new white vanity and open shelving, a dark hunter green Cambria countertop and new mirrors. We had the tiles restored and added a white shower curtain. As with the entire home, all floors were replaced with a wood look surface made of vinyl. I have had numerous trades ask whether the floors are wood…They look that real. They are a perfect option, particularly for those living near water. These were manufactured by Coretec and meet all safety standards from California. They do not emit dangerous toxins and are safe for children and animals. They were purchased through Capital Flooring in Petoskey, MI and were installed by Harborview Builders of Petoskey, MI. They look fabulous. At the Lumidal Houston home, we did a full baluster swap with our normal touch up work. In addition to trading out the wooden pickets for wrought iron balusters, we also had to re-space the pattern to meet code.
