Before. The client wanted an outdoor space where they can feel the outdoor breezes, but still be protected from the elements. Although the deck was large, it didn't adequately serve the family's outdoor living needs.

The owners requested that their home harmonize with the spirit of the surrounding Colorado mountain setting and enhance their outdoor recreational lifestyle - while reflecting their contemporary architectural tastes. The site was burdened with a myriad of strict design criteria enforced by the neighborhood covenants and architectural review board. Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. At this connection, the roof deck is opened to allow a cluster of aspen trees to grow – further reinforcing nature as an integral part of arrival. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. The dry stacked stone base and natural cedar cladding both reappear within the home’s interior spaces. This home offers a unique solution to the client’s requests while satisfying the design requirements of the neighborhood covenants. The house provides a variety of indoor and outdoor living spaces that can be utilized in all seasons. Most importantly, the house takes its cues directly from its natural surroundings and local building traditions to become a prototype solution for the “modern mountain house”. Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

We LOVE just how unique this client’s taste is. It’s 1960’s Jetsons meets suble, glamorous, and worldly. The’s such a fun mix of antique and vintage pieces, new rugs and fabrics, reupholstered furniture, and deep colors. Their fearlessness around wallpaper and curtains makes us proud. It’s a project that was as fun to work on with our clients as it was to see installed. We found this pair of reupholstered 1950’s Italian Marco Zanuso chairs on chairish.com for the piano room. Other unique finds from Chairish are the 1960’s Italian coffee table between said chairs and the entry bench! We did get to reupholster that bench with some royal diamond Stroheim velvet. We got to play with more velvet Schumacher in the dining room by reupholstering their existing dining chair set. Kitschy and royal; elevating without being so serious. The vintage futuristic nod continues in the custom drapery and table runner in the dining room. The antique chrome and brass Sciolari chandelier in the dining room was discovered on 1stDibs.com! Pause for a pufferfish moment in the powder room; a nautical 60’s surprise! As we work our way back to the living room we added some simple wall sconces to the fireplace wall, we retiled the surround with lovely frosted gray glass tile, and we really enjoyed ourselves with custom pillow designs. Set in the charming neighborhood of Wedgwood, this Cape Cod-style home needed a major update to satisfy our client's lifestyle needs. The living room, dining room, and kitchen were all separated, making it hard for our clients to carry out day-to-day life with small kids or adequately entertain. Our client also loved to cook for her family, so having a large open concept kitchen where she could cook, keep tabs on the kids, and entertain simultaneously was very important. To accommodate those needs, we bumped out the back and side of the house and eliminated all the walls in the home's communal areas. Adding on to the back of the house also created space in the basement where they could add a separate entrance and mudroom. We wanted to make sure to blend the character of this home with the client's love for color, modern flare, and updated finishes. So we decided to keep the original fireplace and give it a fresh look with tile, add new hardwood in a lighter stain to match the existing and bring in pops of color through the kitchen cabinets and furnishings. New windows, siding, and a fresh coat of paint were added to give this home the curbside appeal it deserved. In the second phase of this remodel, we transformed the basement bathroom and storage room into a primary suite. With the addition of baby number three, our clients wanted to create a retreat they could call their own. Bringing in soft, muted tones made their bedroom feel calm and collected, a relaxing place to land after a busy day. With our client’s love of patterned tile, we decided to go a little bolder in the bathroom with the flooring and vanity wall. Adding the marble in the shower and on the countertop helped balance the bold tile choices and keep both spaces feeling cohesive.

The Challenge When we first met with our clients, they had a number of dislikes about the master bathroom in their seasonal Bonita Springs home. While the space was palatial, it just didn’t function well for them. Furthermore, it didn’t reflect their sense of style. They wanted to update fixtures and finishes with a splash of color and redesign the large, cave-like shower to include additional drainage and ventilation. Our Solution Our design team concluded that a complete reconfiguration of the entire master bathroom was the best way to give our clients the functionality and open feel they envisioned. We removed the cumbersome center island and the built-in Jacuzzi in favor of a new focal point – a freestanding soaker tub – and created a new footprint for the shower. The new curbless double-headed shower design with floor-to-ceiling glass on three sides was guaranteed to provide the openness our clients were looking for. We raised the shower floor to match the main level and ran a large linear drain to move water quickly out of the shower. For the final touch, we installed floating quartz shower seats and his-and-hers niches for extra storage. In the toilet room, we installed a large double storage cabinet for linens and extra storage. We also installed separate his-and-hers vanities with floating dark wood cabinetry and quartz countertops, accented with stacked stone mosaic tile. We also added floating medicine cabinet mirrors and painted the bathroom walls in the striking blue color our clients selected to compliment the lively hues throughout their home. The Result Ultimately, the new layout brought our clients’ vision to life. With vibrant, updated finishes, the updated space was much more suited to their style. Since our clients only reside in Bonita Springs part of the year, we were also able to complete the project while they were away from home. Upon their return, our clients were so thrilled with the results that they sent us this review: “Their integrity, quality, friendliness, and excellent communication added up to completely satisfied clients …we would definitely – and without question – use Progressive Builders again!”

The client hired Swati Goorha Designs after they downsized from a 5 bedroom house to a smaller fixer-upper in Scotch Plains NJ. The main pain point of the house was an awkward circulation flow and a tiny dated kitchen. Our clients love cooking and entertain often. The small kitchen was crowded with just two people in it, lacked ample prep space and storage. Additionally, there was no direct access to the kitchen from the main entrance. In order to get to the “Sitting room” the clients had to circulate through a tiny powder room off of the entry. The client had to circulate through the Living room, the formal Dining Room, to finally arrive at the Kitchen. The entire space was awkward, choppy and dark. We assessed the existing space, our clients needs and wants, and designed a utilitarian kitchen to fit the client’s lifestyle, their entertaining habits, and their aesthetic sensibilities. We knocked down the wall between the kitchen and the family room to open the area, and made the entire space into one large kitchen. We designed an unusual custom angled island to maximize the use of space without infringing the circulation or the usability of the kitchen. The island can now accommodate 3-4 people for an intimate dinner or function as a food setup area for larger parties. The island also provides extra storage. We used dark kitchen cabinets with light backsplash, countertops, and floor to brighten the space and hide the inevitable pet hair from clients four dogs. We moved the Dining Room into the earlier Sitting room. In order to improve the circulation in the home, we closed the entry through the powder room and knocked out a coat closet. This allowed direct access to the kitchen and created a more open and easy flowing space. Now the entire house is a bright, light-filled space, with natural light and open circulation. Our client’s needs and wants have been satisfied!
