A few things on the wish list: a large mirror, and seated vanity space, a new freestanding tub, and a more open shower look with lots of options! This stunning glass enclosed modern custom wine cellar was designed and installed by Vintage Cellars earlier this year. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. A great, modern touch! A gorgeous, modern condo such as this is just begging to have a custom wine cellar. This space, with big help from this contemporary wine room, screams luxury upon entering. This new house is located in a quiet residential neighborhood developed in the 1920’s, that is in transition, with new larger homes replacing the original modest-sized homes. The house is designed to be harmonious with its traditional neighbors, with divided lite windows, and hip roofs. The roofline of the shingled house steps down with the sloping property, keeping the house in scale with the neighborhood. Photography by Patrick Ray With a footprint of just 450 square feet, this micro residence embodies minimalism and elegance through efficiency. Particular attention was paid to creating spaces that support multiple functions as well as innovative storage solutions. A mezzanine-level sleeping space looks down over the multi-use kitchen/living/dining space as well out to multiple view corridors on the site. To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.

Penza Bailey Architects was contacted to update the main house to suit the next generation of owners, and also expand and renovate the guest apartment. The renovations included a new mudroom and playroom to accommodate the couple and their three very active boys, creating workstations for the boys’ various activities, and renovating several bathrooms. The awkwardly tall vaulted ceilings in the existing great room and dining room were scaled down with lowered tray ceilings, and a new fireplace focal point wall was incorporated in the great room. In addition to the renovations to the focal point of the home, the Owner’s pride and joy includes the new billiard room, transformed from an underutilized living room. The main feature is a full wall of custom cabinetry that hides an electronically secure liquor display that rises out of the cabinet at the push of an iPhone button. In an unexpected request, a new grilling area was designed to accommodate the owner’s gas grill, charcoal grill and smoker for more cooking and entertaining options. The comfortable elegance of this French-Country inspired home belies the challenges faced during its conception. The beautiful, wooded site was steeply sloped requiring study of the location, grading, approach, yard and views from and to the rolling Pennsylvania countryside. The client desired an old world look and feel, requiring a sensitive approach to the extensive program. Large, modern spaces could not add bulk to the interior or exterior. Furthermore, it was critical to balance voluminous spaces designed for entertainment with more intimate settings for daily living while maintaining harmonic flow throughout. The result home is wide, approached by a winding drive terminating at a prominent facade embracing the motor court. Stone walls feather grade to the front façade, beginning the masonry theme dressing the structure. A second theme of true Pennsylvania timber-framing is also introduced on the exterior and is subsequently revealed in the formal Great and Dining rooms. Timber-framing adds drama, scales down volume, and adds the warmth of natural hand-wrought materials. The Great Room is literal and figurative center of this master down home, separating casual living areas from the elaborate master suite. The lower level accommodates casual entertaining and an office suite with compelling views. The rear yard, cut from the hillside, is a composition of natural and architectural elements with timber framed porches and terraces accessed from nearly every interior space flowing to a hillside of boulders and waterfalls. The result is a naturally set, livable, truly harmonious, new home radiating old world elegance. This home is powered by a geothermal heating and cooling system and state of the art electronic controls and monitoring systems.

This Spice Rack/Storage System is accessed by an out and downward motion, making the unreachable, reachable. This 4" filler cabinet comes down to counter top level making even the top area, convenient and easily accessible. The contents in this photo shows one of optional 32 pod K-Cup Rack (2racks possible per unit) that takes the place of 3 shelves. The remaining 3 shelves hold standard spice bottles. A large family room that was completely redesigned into a cozy space using a variety or millwork options, colors and textures. To create a sense of warmth to an existing family room we added a wall of paneling executed in a green strie and a new waxed pine mantel. We also added a central chandelier in brass which helps to bring the scale of the room down . The mirror over the fireplace has a gilt finish combined with a brown and crystal edge.
