The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space.
Once the overall design was resolved, the owners elected to complete the work in phases over several years. A new homeowner of a beautiful Mediterranean style home requested a pool combining a variety of outdoor living amenities. The request included an infinity edge pool and spa that would accommodate an area for a volleyball net, bar top, and fire pit all within a natural environment; and of course, a budget. Needless to say, it was a challenging process combining all of these requests and blending them into a space dedicated for a pool that led us to the aquatic environment seen in these images. The project resulted in building a large free form pool with strong classical lines, shapes, and symmetry. The shape allows the pool to blend within the natural environment as well as continue to be a strong architectural element that compliments the beauty of the Mediterranean home. The infinity edge spa includes 14 waterway jets with the nearest possible equipment location that is more than 100’ away. The pool was not only an aesthetic design challenge but also required mutual respect for the project’s complex hydraulic and construction details. In the process of construction, the homeowner decided the infinity edge basin should also be designed to function as a secondary spa. This secondary basin/spa can be used in large entertaining situations or if the family wants to take advantage of the fire pit while soaking. The glass tile was selected to magnify the beauty of the infinity edge spa and the overall design. The vessel was carefully cleaned and sealed to minimize efflorescence and staining that typically occurs over time. The decorative pedestals and urns seen around the pool edge are equipped for irrigation and drainage to allow for ease of year around maintenance and combine the elegance of the landscape with the hardscape. This Mediterranean inspired project blends some of the best materials available today and is the focal point of the home owner’s new property.

Do you know what ends our time of enjoying the wonderful Fall colors? Rain. The other day when it rained, it took most of those bright yellow leaves and brought them to the ground. It saddened me not only because the colors were gone, but now the leaves have to be cleaned up. And with the trees being larger, those leaves went everywhere. All over the ground, in the tall bushes, stuck on the window sills, lodged in the gutters and up at the chimney. Nature’s going to happen so, what are the effects of Fall rain and the Chimney? Let’s take a further look.
Fall Rain and the Chimney
The Fall leaves are gorgeous and fall is many homeowners favorite time of year. But as with all seasons, it comes to an end. The Fall rain combined with wind takes those colorful leaves and distributes them…everywhere. Especially on the roof where your chimney is located. By having an annual chimney inspection, we’ll take a look to ensure the safety of your chimney stays intact for the upcoming harsher season: Winter.
The Exterior Chimney
With Fall, we have two of the elements to be concerned about and that’s the leaves and rain. Here are a few areas we check and the effects of fall rain and the chimney. Let’s start at the top:
Chimney Cap: The chimney cap is vital for protecting the opening of your chimney which leads to the interior of your home. We inspect the chimney cap ensuring it is tightly secured to the exterior chimney termination. The chimney is typically the tallest part of your home and gets exposed to the harshest winds, rain, snow, animals and blowing debris. All of that hits the chimney cap trying to find that weak spot so it can get inside the chimney. If it does, that debris is easily ignited and can cause harm to your home.
Chimney Crown: This is the slab of concrete that covers the chimney and extends beyond the bricks or materials that make up the chimney. This is to provide protection from the elements. But remember the chimney crown can also develop cracks over time. This is where crown coat can extend the life of the chimney crown ensuring the elements stay where they should… outside.
Brick, Stone and Mortar: The structure of the chimney can be made of brick, stone or other materials. If it is made of brick or stone, then mortar is involved. All of these materials are porous, meaning that it can absorb water and snow melt, which breaks down over time. As a result, this needs to be checked looking for loose bricks, missing mortar, cracks in either one of these materials and more. Tuckpointing is a good solution to ensure the elements stay out. The use of Chimney Saver is a great way to preserve the bricks, stones and mortar as it waterproofs and protects the materials for about 8 – 10 years and slows down the aging process.
Flashing: This is the material that protects the connection of the roof to the chimney. A critical and common area for leaks. The flashing moves the water away from the chimney and down the roof. The flashing adheres to the chimney with a seal, which dries out over time. This area needs to be checked to ensure the seal is strong and doesn’t allow water to get in.

This detailed Victorian tiled hallway at a property in Camden was overdue some much-needed repair and maintenance. The owners of the property appreciated that original period features like this add a lot of value to a property and asked me to visit the property to quote for renovating it. The property was in a terrace of similar properties most of which appeared to have retained their Victorian character.
I inspected the floor and found there were a couple of loose, cracked, worn and broken tiles that needed to be replaced. In addition, the floor tiles needed a deep clean and then seal to bring back the wow factor. I was confident we could renovate the floor but at that point unsure if we would be able to find exact match replacements for the damaged tiles. Fortunately, Victorian tiles are still in demand and I knew of several companies I could check with so I was confident they could be found.
We discussed how long the work would take and assuming I could source the replacements agreed a price for the full restoration of the floor. After doing some research I managed to find suitable replacements with a company called Original Style and the work was scheduled for the following month.
Firstly, we prepared all areas with protective tapes to threshold edges and skirting.
This was followed by spaying the tiles with a strong dilution of Tile Doctor Remove & Go which is product designed to remove old sealers and coatings. After about ten minutes the tiles were scrubbed with black scrubbing pads and scrubbing brushes. Fresh water was used to rinse the floor and the slurry was extracted using a wet vacuum.
The floor was inspected and then a second clean carried out, this time using Tile Doctor Pro-Clean which is a Tile and Grout cleaning agent. The same process of application was used and after rinsing and extracting the dirt the tiles were given a steam clean. This ensured all the dirt was lifted out of the pores of the tile and the floor was now as clean as it possible could be.
The next step was the remove the loose and cracked tiles using the reclaimed tiles we had sourced earlier. Some cuts were necessary to get the replacements to match the originals but overall the plan worked. A quick drying adhesive was used to secure the tiles so we could apply the grout shortly after. The whole floor was then re-grouted and cleaned off to ensure a good match. The floor was left to dry off overnight, and you could already see it was now looking considerably improved.
Returning the next morning we checked the floor was dry using a moisture meter, this is important as to apply a sealer to damp tiles will lead to a patchy experience. All was well so we were ready to apply the sealer.
To start a single base coat of Tile Doctor Colour Grow sealer was applied to the floor and left to dry. This sealer is an impregnator that protects from within by occupying the pores in the clay tile improving colour in the process. This sealer does leave a matt finish however and the client wanted a subtle shine so one dry it was followed by four coats of Tile Doctor Seal & Go. The combination of the two sealers works really well to add long lasting protection to the tiles and provide the desired finish to the floor.
The floor was much improved, and the client was delighted. The detailed pattern and colours were now much more prominent, and the hallway looked much more inviting for both the owner and their guests. For the aftercare of Victorian tiles, I recommended the use of Tile Doctor Neutral Cleaner which is pH neutral and won’t prematurely erode the life of the sealer.
