This 1900s Georgian home underwent a dramatic transformation to become a comfortable, modern family residence. Respecting the heritage character of the neighbourhood and the architecture of the original home, the front façade was meticulously restored. Windows were replaced with matching triple-pane, double-hung windows and divided lights. Trim and moldings were restored, masonry cleaned, and chimneys rebuilt using brick from the rear of the property. On the inside, however, the home was upgraded and completely transformed into a clean, bright, comfortable space for modern living. The building enclosure was stripped down to the brick shell and upgraded with new high-performance insulation, an energy-efficient mechanical system, an electrical system including home automation, plumbing, and interior finishes. Floors were levelled and structure upgraded to ensure even, squeak-free floors. A large array of operable skylights were added above the central staircase on the third floor to provide natural ventilation, and bring a flood of natural light to the centre of the home. The existing home had been renovated in the 1980s with a rear addition that created a sunken living room and multi-level second floor. The addition was rebuilt to create level space throughout, allowing for simple flow between living areas, and levelling the second floor to unify the space. Formal living and dining areas were maintained at the front of the home, while the new kitchen, eating area and family room connect to a large terrace at the back. Four bedroom suites, including the master, were created on the second floor, each with their own ensuite bathroom and walk-in closet. The third floor, with rain sensor skylights, locates two additional guest suites and a home office with a large roof terrace overlooking the rear yard. While the new home is modest with modern detailing, the centre hall plan was respected with a design created to acknowledge the past. Wood-burning fireplaces in the formal living and dining rooms were rebuilt and refinished. The principal staircase and banister were rebuilt, maintaining the proportion and quality of the original. Flush baseboards (with a reveal detail) mimic the height of the old wood trim, and eight-foot interior doors maintain the proportion of the original. The material palette is tempered with cream-coloured stone floors in the hall that transition to white oak throughout the home. This is endowed by crisp white walls and classic stone fireplaces. The Bulthaup kitchen embodies the philosophy behind the whole design: the complex storage and functional spaces are hidden behind simple oak and graphite doors. Artwork and furniture provide colour, style and grace in each room. The home provides the family with a respite from the hustle and bustle of their busy professional lives, and a place to host and entertain friends and family: a true oasis in the city.

This family’s basement had become a catch-all space and was sorely underutilized. Although it was spacious, the current layout wasn’t working. The homeowners wanted to transform this space from closed and dreary to open and inviting. Specific requirements of the design included: - Opening up the area to create an awesome family hang out space game room for kids and adults - A bar and eating area - A theater room that the parents could enjoy without disturbing the kids at night - An industrial design aesthetic The transformation of this basement is amazing. Walls were opened to create flow between the game room, eating space and theater rooms. One end of a staircase was closed off, enabling the soundproofing of the theater. A light neutral palette and gorgeous lighting fixtures make you forget that you are in the basement. Unique materials such as galvanized piping, corrugated metal and cool light fixtures give the space an industrial feel. Now, this basement functions as the great family hang out space the homeowners envisioned.

The fence was original to the building - likely installed in the 1910s or 1920s - and had gone through multiple paint cycles without any rust conversion work. By the time Windy City Painters arrived, the horizontal rails showed active pitting, the vertical spindles had surface rust under lifting paint, and two corner posts had minor joint separation. The homeowner wanted the fence restored to a sharp satin black finish that would hold through multiple Chicago winters. MATERIALS AND PRODUCTS Ospho Rust Converter - phosphoric acid formula that chemically neutralizes iron oxide and converts it to iron phosphate, a stable paintable surface. Used on all pitted and actively corroded areas before primer application. Rust-Oleum DTM Rust-Inhibitive Primer - direct-to-metal primer that bonds to both converted rust zones and bare metal, blocking moisture intrusion at the substrate level. Sherwin-Williams DTM Acrylic Topcoat - flexible, moisture-resistant finish formulated to expand and contract with metal through temperature cycling. Applied in two finish coats in satin black. For cases with deeper rust penetration, Corroseal Water-Based Rust Converter and Metal Primer is an alternative that combines conversion and priming in a single product, useful on complex ornamental profiles where two-product systems are harder to apply. THE PROCESS Step 1 - Mechanical Preparation. Windy City Painters wire-wheels all loose rust, flaking paint, and scale using angle grinders fitted with wire wheel attachments. On heavily pitted sections, needle gun descaling is used to reach rust in tight ornamental grooves. This step is non-negotiable. No coating bonds reliably to iron oxide, and skipping this step is the single most common reason iron fence paint fails within a year. Step 2 - Rust Conversion. Ospho is brushed into all pitted and bare metal areas and allowed to fully react. The surface shifts from orange to a grayish-black iron phosphate layer. This stable base accepts primer without the risk of rust migrating upward through the paint film over time. Step 3 - Primer Coat. Rust-Oleum DTM rust-inhibitive primer is applied full coverage over the entire fence surface, including areas that appeared clean but showed minor surface oxidation. DTM primer acts as a moisture barrier and mechanical adhesion layer for the finish coats. Step 4 - Finish Coats. Two coats of Sherwin-Williams DTM acrylic topcoat are applied in satin black, with adequate dry time between coats. It was painted from installation and has relied on continuous paint maintenance ever since. Chicago winters add specific stress: freeze-thaw cycles force water into any paint film crack, expanding it; road salt spray elevates corrosive chloride exposure; and humidity during spring thaw keeps metal surfaces wet for extended periods. This combination accelerates rust spread beneath paint films that appear intact on the surface. WHAT TO EXPECT LONG-TERM A properly prepped and primed iron fence finished with a DTM topcoat system should hold 5-8 years in Chicago conditions before any touch-up is warranted. Annual inspection of joints, welds, and areas near grade level will catch early moisture entry before it becomes a larger rust issue.
