When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. This Ranch Hacienda hillside estate boasts well over 13,000 square feet under roof. A loggia serves as the backbone for the design. Each space, both interior and exterior, has a direct response to the linear expression of outdoor space. The exterior materials and detailing are rustic and simple in nature. The mass and scale create drama and correspond to the vast desert skyline and adjacent majestic McDowell mountain views. Features of the house include a motor court with dual garages, a separate guest quarters, and a walk-in cooler. Silverleaf is known for its embodiment of traditional architectural styles, and this house expresses the essence of a hacienda with its communal courtyard spaces and quiet luxury. Using a bold Indoor/Outdoor area rug in the entrance foyer is a perfect example illustrating that you do not have to sacrifice practicality for high-design. The silver table from Z Galleries adds a touch of elegance as well as serving as a practical surface to place keys, bags, etc. Bannister, railings and stair risers painted "almost" black" and cause you to gaze up to the chandelier. Attractive living as an architectural experiment: a 136-year-old water tower, a listed building with a spectacular 360-degree panorama view over the City of London. The task, to transform it into a superior residence, initially seemed an absolute impossibility. But when the owners came across architect Mike Collier, they had found a partner who was to make the impossible possible. The tower, which had been empty for decades, underwent radical renovation work and was extended by a four-storey cube containing kitchen, dining and living room - connected by glazed tunnels and a lift shaft. The kitchen, realised by Enclosure Interiors in Tunbridge Wells, Kent, with furniture from LEICHT is the very heart of living in this new building. Shiny white matt-lacquered kitchen fronts (AVANCE-LR), tone-on-tone with the worktops, reflect the light in the room and thus create expanse and openness. The surface of the handle-less kitchen fronts has a horizontal relief embossing; depending on the light incidence, this results in a vitally structured surface. The free-standing preparation isle with its vertical side panels with a seamlessly integrated sink represents the transition between kitchen and living room. The fronts of the floor units facing the dining table were extended to the floor to do away with the plinth typical of most kitchens. Ceiling-high tall units on the wall provide plenty of storage space; the electrical appliances are integrated here invisible to the eye. Floor units on a high plinth which thus appear to be floating form the actual cooking centre within the kitchen, attached to the wall. The new owners were looking forward to living in their new home with an open floor plan, tall vaulted ceilings, and great views. It featured a large Great Room with two big French Doors separating the Dining Room from the Master Bedroom. But after only a few months they identified a major design flaw: Each of the French Doors had ten glass windows with two large windows above each door. (Check out our before and after designs, traffic flow diagrams and photos of this project.) Glass windows and doors allowed sound and light from guests or the TV in the great room to easily sneak into the bedroom. With unique work and sleep schedules (he’s a pilot, she’s a registered nurse) this design wasn’t working. Then there was a traffic flow design flaw: The Master Bedroom had a second entrance from a hallway. To get into the bedroom from the hallway you needed to walk down another claustrophobic hallway. To get from the Master Bedroom to the Master Bath begin at the most remote corner of the bedroom and down a hallway between two closets. Once inside the bath, a huge triangular Jacuzzi dominating the space. So, from a privacy and traffic flow perspective, this home had some major design issues. When Craig Weber first met with the owners, he listened to their ideas and concerns. The owners trusted Craig to come up with the most efficient and most effective solution to this design dilemma. He offered a solution that resolved the bed-bath traffic flow problem, offered some bedroom room privacy, and updated the bath. First, the two French Doors and windows were removed. A new wall was built with sound-absorbing materials, making the Great Room and Dining Room more comfortable spaces for entertaining while creating the bedroom privacy the owners craved. Solving the Bedroom/Bath traffic flow problem began with removing the two existing closets. The bath door was relocated next to the hall entrance, and then a new walk-in closet was added adjacent to the hallway entrance. The solution offered easy access to and from the bath, closet and hallway without a hint of claustrophobia. The Master Bath underwent a major transformation designed for convenience and comfort – especially during long, cold Minnesota winters. Most everything from the former bath was torn out, beginning with the giant Jacuzzi. A new bathtub that is wider and deeper than the standard size was installed with brushed Nickel fixtures. It’s the perfect place to relax with a glass of wine and candles. Warm floors are a Minnesota “must have.” The bath’s new ceramic floor features in-floor electric heat. Getting in and out of the tub is easy and comfortable. The new walk-in shower again features in-floor heating and a place to sit. The most interesting feature of this shower may the custom ceramic tile installed with unique patterns. A new vanity Cambria Bradshaw countertops features two under-hung ceramic sinks with matching brushed Nickel fixtures. Tall ceilings and three glass windows near the ceiling flood the room with natural light. A new energy-efficient window frames an ornamental stained glass window created by the owner’s father – a great personal touch. A quiet place to sleep. A private dining room for entertaining. A Master Bath to die for. And easy traffic flow. The owners couldn’t have been more delighted with the outcome. And Lilly, their cat, loves it too.

A modern and warm wine room and bar in a home in Dallas, Texas features a plate glass wall separating the bar area and climate controlled wine storage. The back wall is accented with an Austin stone material, while modern wine racks are both functional and beautiful. Abstract art pulls in the colors tones in the granite countertops while back lit honey onyx graces the front of the bar.
