Many recent renovations had already taken place at this phenomenal old Tudor home. The kitchen redo was saved for last. Our mission, imposed by our client, was to create a jaw-dropping, ultra-functional space for family and friends to gather in for years to come. Naturally, the new kitchen would have to reflect the style of the home seamlessly. One challenge was to incorporate very large professional style appliances into the space while keeping the feel of a stately, yet warm home. Custom wood panels were designed for the refrigerator units to give a furniture feel. A copper hood was designed to bring in an old world element. Wood panels were applied to all other appliances – two dishwashers, a wine refrigerator, and a beverage refrigerator. An iron I-beam that separated the original kitchen from the butler’s pantry and back entry was covered in wood with chamfers to match the other ceiling beams in the home by a local woodworker. Due to the age of the home, the outside walls are concrete block. This necessitated chiseling troughs into the concrete for electrical wiring. Ceilings were studded randomly, so finding openings for recessed lighting was hit or miss. A large cluster of wiring and plumbing to the second floor had to be hidden behind cabinetry to the left of and above the refrigerators. HVAC wasn’t straight forward either. Toe kick heaters from the old kitchen had to be replaced with other sources. A propane tank had to be added to fuel the large dual fuel, double oven range. The homeowner wanted to add a walk-in pantry for extra storage, so space was taken from an existing exterior space. This created the need for extra insulation, supplemental heat and added lighting. Needless to say, mechanicals were a big challenge. Natural stone was added in backsplash areas to the ceiling to mimic the rectangular stone on the exterior of the home. Wood panels fill the backsplash areas under wall cabinets. Large chandeliers light the space. Open shelves at the wet bar/prep area offer convenient storage for grab and go service items. A built-in pantry with antique mirrored mullion doors hides a microwave, several other small appliances as well as dishes and food items. This pantry was tucked into an alcove for an added architectural element. Herringbone wood floors are classic and timeless. Wrought iron hardware and shelf brackets fit right in. This is the complete project. One of the nicest designs and builds we have done and one of the best customers we ever worked for. We used the G44 Gappsi blue limestone for the entire patio. The pool is a 30x50 gunite pool geometrical freeform. We installed 2 water spill over pots and the fire features. the pool has a sundeck with a bubbler. It has a grotto with sheer descends and a bench underneath. The grotto is also used for the kids to dive into the deep end of the pool. It has also a slide custom build into the landscaping. for the side we have self contained waterfall pond less with natural rocks. We have steps to go up to the top of the grotto for the kids to jump out of. This patio area next to the waterfall is for a daybed. The coping was installed with tumbled silver travertine and all the veneers on the walls are split face silver travertine. The spa is elevated out of the pool to create a spill over or just used as a spa to get the water to be 104 degrees. We built a custom pavilion with an outdoor kitchen equipped with all brand new delta appliances.The TV Will go on the wall. This is the kitchen, we also built a fire pit area with a breeo smokeless stainless steel fire pit. Great technology and it will never rust. These are precast steps to go up to the platform of the slide and jumping platform over the top of the grotto. The pool finishes are super blue diamond bright with porcelain tiles underneath coping in the waterline. We took day pictures and as it got darker, with the lights on. This client wanted a custom home on the Prospector Golf Course in the Suncadia Resort and this was one of the first homes in the Resort. They wanted Timberframe elements without doing the entire home in a timberframe construction. This is a vacation home while the kids are still home and was designed to be a retirement home in the future. This is a beautiful Custom Home they will enjoy for many years to come.

This was a wonderful project for a wonderful family that wanted to have Lake Tahoe in their own backyard. This is the complete backyard entertainment area... You can hear the tumbling of water from the natural water fall that flows form the spa or the water fall area. In the evening the lighting is coming from everywhere and yet you can only see a few fixtures. This yard has several elevations to entertain with as your guest sit around the bar and BBQ area protected under the pavilion. At night not only does the pool and spa light up but so does the entire backyard... along with the warmth of the fire pit next to the bar... It is an entertaining dream come true... There is also a separate living quarters on this property (ADU)... this was all planned out by Peter Koenig Designs

This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. This newly constructed home offers an expansive floor plan with spectacular views of the countryside through the many windows seen throughout the home. The foyer commands particular attention with its floating staircase and exquisite polished porcelain flooring. Continuing into the living area, wide-planked, antiqued maple flooring grounds the room, while custom Norwalk and Fairfield furniture sits atop Karastan rugs. The kitchen is a chef’s dream come true with ample room to cook and entertain among the custom cabinets. Chisel-edge porcelain tile was installed in a random pattern, perfectly complimenting the Ash Gold granite countertops and tumbled travertine backsplash. The master suite allows for a relaxing retreat with calming colors seen in the bedding, custom silk drapery, and cozy, hand-knotted Kalaty rug. Stepping into the master bath, the porcelain tile, soaker tub, and custom tiled shower create a peaceful oasis. Southwest Florida’s hot summers and mild winters, along with amenity-rich communities and beautiful homes, attract retirees from around the world every year. And, it is not uncommon to see these active adults choosing to spend their summers away from Florida, only to return for the fall/winter. For our fabulous clients, that’s exactly what they did. After spending summers in Michigan, and winters in Bonita Springs, Florida, they decided to set down some roots. They purchased a home in Bonita Bay where they had enough space to build a guest suite for an aging parent who needed around the clock care. After interviewing three different contractors, the chose to retain Progressive Design Build’s design services. Progressive invested a lot of time during the design process to ensure the design concept was thorough and reflected the couple’s vision. Options were presented, giving these homeowners several alternatives and good ideas on how to realize their vision, while working within their budget. Progressive Design Build guided the couple all the way—through selections and finishes, saving valuable time and money. When all was said and done, the design plan included a completely remodeled master suite, a separate master suite for the couple’s aging parents, a new kitchen, family room entertainment area, and laundry room. The cozy home was renovated with tiled flooring throughout, with the exception of carpeting in the bedrooms. Progressive Design Build modified some interior walls, created Wainscoted panels, a new home office, and completely painted the home inside and out. This project resulted in the first of four additional projects this homeowner would complete with Progressive Design Build over the next five years. Kitchen: Varying heights and depths breaks up that long wall of DuraSupreme Cabinetry. Includes tumbled marble back splash and radiused island.

After moving into a luxurious home in Ashburn, Virginia, the homeowners decided the master bathroom needed to be revamped. The existing whirlpool tub was far too big, the shower too small and the make-up area poorly designed. From a functional standpoint, they wanted lots of storage, his and her separate vanities with a large make-up area, better lighting, a large steam shower and a vaulted ceiling. Aesthetics were also important, however, and the lady of the house had always dreamed of having a Venetian style spa. Taking some space from an adjacent closet has allowed for a much larger shower stall with an arched transom window letting plenty of natural light into the space. Using various sizes of tumbled limestone to build its walls, it includes a rain shower head, a hand shower and body sprayers. A seating bench and storage niches make it easier to use. New plumbing was put in place to add a large vanity with upper glass cabinets for the man of the house, while one corner of the space was used to create a make-up desk complete with a seamless mirror and embedded sconce lights A free standing Neapolitan-style soaking tub with fluted columns and arched header is the real focal point of this space. Set among large corner windows, under a stylish chandelier, this elegant design sets this bathroom apart from any bathroom in its category.
