The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen. The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces. Challenges: • Eliminating bearing partition walls • Relocating all supply and return ducts from box columns • Run 1” gas line from exterior meter for new 48” stove • Cutting slab concrete to relocate all plumbing and electrical for new island The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating. The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv. The old glued down floor was removed and replaced with a more contemporary LVT flooring, The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry. A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space. This new living space reveals what an amazing total overhaul has been accomplished and how happy this family is spending all their time on this floor. The design team spent a lot of time with the couple for details such as color scheme, backsplash design, counter top slab and floor design to bring what they desired their new space to look like

Kitchen and family room are connected with orange and blue. Multi tone zig zag fabric on swivel chairs are a great statement in the room. The kitchen is set up for a true entertainer. This sun-filled farmhouse kitchen is the focal point of this home’s new addition. The kitchen is white with wood elements, giving it a contemporary feel. From the recessed outlets in the island, to the columns adorning the island, to the hood with walnut trim, to the paneled refrigerator that matches the cabinetry, every detail was customized for the homeowners. The kitchen is anchored by a large island with seating for seven and tons of storage. The island is bookended by additional components topped by walnut butcher block counters. One end serves as a table and the other end is an extra area for food prep and storage. There is also a cutting board integrated into the sink. The white quartz on the island and main kitchen counters and white subway tile backsplash give the kitchen a modern, sleek look. The walnut trim around the hood is a special touch that ties directly into the walnut butcher block counters. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. White painted full access custom cabinets frame the perimeter of the space and a custom soft gray paint adorns the island cabinetry. The former kitchen felt tight and lacked style while this new kitchen has attitude to spare. Sub Zero and Wolf appliances set the stage for a cooks delight. An antique barn beam was used to create the mantle and corbels for an updated version of a mantle hood. Ample storage for everything a gourmet cook could want was provided. Deep drawers hold all the pots and pans for daily cooking. Pull out storage holds oil and vinegar bottles for instant recipe inspiration. A magic corner cabinet allows access to mixing bowls and colanders. Extra height wall cabinet storage contains several sets of dishes and most used foods at the cook’s fingertips. The island does double duty providing seating for extra guests, presenting a large expanse of countertop for all types of cooking prep. There is a microwave drawer for quick reheats and the most coveted by a baker, a built-in mixer lift. Behind the island, an oversized glass door pantry closet holds everything from pantry staples, to holiday dishes and oversized cooking and serving pieces. The dining area found a renewed sense of purpose with the removal of walls which cut it off from the rest of the home. Wipeable leather seating surrounds a very large extension table in a family-friendly dining room. Built-in storage was added to both sides of the dining room and painted wall color to maintain light and flow from the open living room. The HVAC system is buried in the base of this particular cabinet. Cesar-stone was used at the built-in counter tops for ease when serving buffet-style and the LED under-cabinet lighting is on a dimmer to set the ambiance. Once an unused butler's pantry, this Ann Arbor kitchen remodel now offers added storage for important appliances and large items infrequently used. This hard working set of cabinetry does the work of a pantry without the doors, narrow storage and poor lighting of a traditional pantry. Complete with floor to ceiling natural cherry cabinets in the craftsman style, these cabinets add interest and function with stair-step depths and height. The Medallion cabinets are a natural cherry wood with a Sonoma door style, finished in a pecan burnished glaze. Sanctuary cabinet hardware from Top Knobs comes in a Tuscan Bronze finish. Bamboo floors compliment the warm cabinetry and will deepen to a honey blond over time. Wellborn + Wright has teamed up with Richmond native Cobblestone Development Group again for this incredible renovation. What was originally a constricting, one story brick ranch house from the mid 20th century is now a bright, soaring, three story home with a much more open and inviting floor plan. Wellborn + Wright was happy to provide the smooth surface box beams that ran along the ceiling and “sectioned off” the individual living spaces on the first floor – kitchen, living room, dining room – without actually dividing the space itself. A mantle (not shown) and kitchen island counter top made from reclaimed white oak can be found in the kitchen and living room respectively. It should be noted that, while W+ didn’t provide the flooring for this project, what you see here is an exact match to our South Hampton oak flooring – so if you like what you see on the floors just as much as the ceiling, we can definitely help you there!
