This was a remodel of the homeowners "florida room" - the roofline used to be much lower, and we had to raise the ceiling line to make it taller so that we could have as much of the door be glass and open space to see the great view.
We put in travertine tiles in the Florida Room which was then carried out to the new patio, but the existing pool - previously, was much larger, however they were looking for something more along the lines of a "dipping pool" so we replaced the larger pool with a smaller pool with additional levels.
The deck was extended and we planted new palm trees and new landscaping. We also incorporated water features alongside the pool to give the feel of a unique aquatic oasis.

REDEFINING DURABILITY
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths.
For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

Working from the existing home’s deficits, we designed a bright and classic home well-suited to today’s living. Instead of a dark tunnel-like entry, we have a skylight custom curving stair that no one can believe is not original. Instead of a maze of rooms to reach the gorgeous park-like backyard, we have a clear central axis, allowing a sightline right through from the top of the stairs. Instead of three bedrooms scattered all over the house, we have zoned them to the second floor, each well-proportioned with a true master suite. Painted wood paneling, face-frame cabinets, box-beam beilings and Calacatta counters express the classic grandeur of the home.

When it comes to finding inspiration for your house or apartment design, there are a variety of routes you can take. For some, it is important to dive into the latest trends in fashion and art, using only the most popular decor pieces and embracing the color palettes seen on runways or in home and garden magazines. But for others, it’s simply about discovering what feels most like “home.”
Ashley Steele, the creator of A Styled Affair, was part of the latter group. “Since my husband and I were moving into a space that was previously owned, I needed a way to make it feel like it was truly ours, and unique to us,” she told our team.
A Styled Affair sprang from Ashley’s passion for fashion, and need for a creative outlet. But it soon became more than that. She developed a following, and it quickly became a place where she could share her personal style, travel adventures, and lifestyle tips. “While the blogging industry has become overwhelmed with people sharing their favorite home decor or make-up tips, I think what sets A Styled Affair apart is my commitment to stay true to my unique taste. I have always marched to the beat of my own drum – and that carries through in the clothes I wear, the decor I select for our home, and the travels I plan.”
Paintzen connected with Ashley as she was settling into her new home in Boston’s Seaport District. Although she and her husband have lived in Boston for almost 8 years, they were used to smaller, more traditional spaces. Their new home is much bigger, and more modern, than any place they lived before. “I wanted to select colors of comfort, simplicity, and sophistication so we could elevate the space and make it feel more like a home.” Ashley also accurately pointed out that new construction can sometimes feel a little cold and sterile, almost industrial. “I wanted our home to feel like a peaceful oasis after coming in from the bustling city.”
Ashley chose soft white paint for her walls to bring a sense of comfort and zen. With lots of wall decor, art work and carefully selected furniture, the walls serve as a clean and comfortable palette, and allowed her more freedom when making her other design decisions throughout the space. Ashley kept the overall palette fairly neutral, and incorporated “modern bohemian” inspired decor throughout the home; the final product was clean and simple, and catered to her style.
We asked Ashley what she was most excited for now. “I’m most excited to continue to find new decor pieces to compliment the paint colors and decor we’ve already found for the space. We have been really patient with decorating and selected each piece really careful to make sure it is cohesive and flows from room to room. I’m looking forward to enjoying the space with my husband and dog, and entertaining friends and family in the spring and summer!”
A few final questions for Ashley on her experience with Paintzen:

I would also recommend researching color trends and recommendations for colors in the family you are looking for. We found our living room color through a blog post listing top-used colors by interior designers and it looks amazing.”

This galley style kitchen is a chef's delight with a comfortable golden triangle, exceptional appliances and functional features in the cabinetry.
The European style frameless cabinetry consists of premium hard rock maple melamine boxes, doors and drawer fronts, finished in a weathered slate spray stain with satin finish lacquer. Features include soft-close cabinet doors and blu-motion slides in the drawers.
The perimeter counter tops are organic white quartz. The rectangular glass tile back splash selection further complements the glass and stainless steel of the cabinetry and appliances, tying the entire look together. The sleek stainless steel appliances integrate perfectly with the clean lines of the European style cabinetry, and are a perfect complement to the adjacent upper cabinetry section of stainless steel hinged glass doors. Even the oven door handle mirrors the sleek styling of the stainless steel drawer and door pull hardware on all the cabinetry.
The addition of decor accents in vibrant orange and red adds interest and character to the cool colour palette of the neutral grey tones in the cabinetry and finishes.

This kitchen is truly one of a kind! The hand-formed hood and rustic table island are anchor statements in this unique and tastefully designed kitchen - which completely reflect the style of this young suburban family. The homeowner, a confessed Francophile, takes her love of all things French to another level. The combination of colors and textures provides a restful and beautiful environment, and brings to mind long walks in Provence surrounded by a flurry of lavender.
