When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout. This protected area on the hill provides a dramatic roar from the ocean waves but without any of the threats of oceanfront living. Built on one of the last remaining one-acre coastline lots on the west side of the hill at Stinson Beach, the design of the residence is site friendly, using materials and finishes that meld into the hillside. The landscaping features low-maintenance succulents and butterfly friendly plantings appropriate for the adjacent Monarch Butterfly Preserve. Recalibrate your dreams in this natural environment, and make the choice to live in complete privacy on this one acre retreat. This home includes Miele appliances, Thermadore refrigerator and freezer, an entire home water filtration system, kitchen and bathroom cabinetry by SieMatic, Ceasarstone kitchen counter tops, hardwood and Italian ceramic radiant tile floors using Warmboard technology, Electric blinds, Dornbracht faucets, Kalwall skylights throughout livingroom and garage, Jeldwen windows and sliding doors. Located 5-8 minute walk to the ocean, downtown Stinson and the community center. It is less than a five minute walk away from the trail heads such as Steep Ravine and Willow Camp.

Dove White shaker Grabill Cabinetry and soft 4”x8” stacked glass backsplash tiles create a sleek and rectilinear design. The White Galaxy granite countertop, with a radius seating area, marries the two tones, while breaking up the rigid hard lines of the design by creating a visually appealing cohesive room. Ceiling height cabinetry adds volume to the space. The stainless steel appliances contemporize this kitchen while details, like the crown molding, add a traditional touch to this overall transitionally timeless design.

This is the best sink EVER! Teresa S. This is a Rachiele Signature Series workstation sink with a custom rustic patina on the apron. As you can see, our sinks are shallow enough (and the drain is in the rear corner) that you can have a double trash pullout under your sink. That location is where most trash is generated. Why waste an entire valuable cabinet on trash storage? So, what is the "Signature Series" Sink? It is the first sink where you can do all of your food preparation INSIDE the sink and keep your counters clean! No more cutting chicken on a cutting board next to the sink and having chicken "juice" running all over the countertop and possibly the floor. Everything is done inside the confines of the sink! Offset sink drain location - Allows for set-off space and even a dish rack on the left side, while having the ability to wash dishes on the side with the drain. Use the sink like a double bowl sink without the divider in the way. Long single bowl kitchen sinks - Double bowl sinks became extinct with the invention of the dishwasher. I feel a 36" to 42" long sink is the ultimate size for a Signature Series kitchen sink if you have the space in your kitchen for one. That being said, I use a 24" version at my home and it works nicely. The Signature Series Kitchen Sink option - a 1/2" ledge, 2" down from the front and rear of the sink. This ledge allows for many timesaving components such as: Cutting boards and grid drains, This option is available on copper apron front sinks, under mount and top mount sinks - both in copper and stainless steel. This sink is called the "Signature Series Sink" because I sign each sink. You can do all of your food preparation inside the confines of the sink instead of adjacent to the sink. When you prepare poultry, you generally have a cutting board to the side of the sink - and the chicken juice generally runs off the cutting board on to the countertop. What a mess! Now, you can set the raw chicken on the copper grid, place a custom poly cutting board adjacent to it (inside the bowl on the ledge) and do all the food prep with no mess on the countertop. There are some sinks out there with similar options, but they miscalculated. With theirs, the cutting board is either flush with the countertop or just above it. Imagine rinsing it off. The water will flow right onto the floor and counter. Ours has a recess that will not allow for that problem. This sink is not designed like the Kohler Stages or DeGulio's sink..Their interior ledge for the cutting board appears that it is too high inside the sink. It seems impossible to me that you can run water over the cutting board without getting it all over the countertop. Our ledge is thoughtfully placed 2" down, so the 1" thick board is 1 inch below the top of the sink.

The breathtaking ocean views influenced the dramatic redesign of this water-front Poipu condo. The outdated condo was completely remodeled to allow full appreciation of the surrounding views, bring in a fresh new color palette, and modernize and update everything from the electrical wiring to the new luxury bath towels. The clients wanted the condo to feel “fun, happy, and cheerful,” and to stand apart from the typical vacation rental on Kauai. They wanted to turn this condo into the ultimate “beach house” that felt just as luxurious as the gorgeous natural surroundings. Fresh white ship-lap walls set the backdrop for this modern beach style, which is further enhanced with bold stripes, natural textures, and ocean-themed decor. The palette of cobalt, aqua and lichen green is fresh and vibrant against the neutral backdrop. Trina Turk’s “Peacock Print” was the inspiration fabric for the living and dining room. The print is so lively, colorful, and modern, and was the perfect place to start. Every custom detail was thoughtfully chosen to bring a sense of luxury and originality to the space. While some elements are whimsical, such as the playful octopus art & fish-themed fabric, other elements are sophisticated and classic, to help keep the design grounded. Special features include a custom-made “Moroccan Fish Scale” tile backsplash in the kitchen, crushed marble counter tops with oyster shells and float glass, and blue glass pendant lights, reminiscent of water bubbles.

The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame.
