This uniquely designed home in Seattle, Washington recently underwent a dramatic transformation that provides both a fresh new aesthetic and improved functionality. Renovations on this home went above and beyond the typical “face-lift” of the home remodel project and created a modern, one-of-a-kind space perfectly designed to accommodate the growing family of the homeowners.
Shielded on three sides by the thick foliage of massive evergreen trees and a carpet of ferns, the jungle-like feel of the landscape provides a sense of solitude and privacy that are hard to come by in the area. The unconventional angular shape of the building works well on the sloping site in which the perimeter comes to a sharp point and required a unique re-imagining of spaces. This distinctive shape is most clearly displayed in the renovations of the custom kitchen and expanded third-floor master suite, each uses the diagonal wall as a means of adding interest and direction in the space.

LINEA Design Build Remodel designed and executed every aspect of this thorough indoor and outdoor transformation of a client's home in South Arlington, VA. The work included: new James Hardie plank siding, a new, custom permeable paver driveway (with stabilizing concrete borders) and walkways, an all new interior including an entirely new master bath with free-standing tub, separate walk-in shower and double vanity, two renovated hall baths, a new Art Deco jewel-box of a powder room featuring red glass tile from California and a wallpapered ceiling, a large, expanded kitchen with custom blue cabinets and an 11-foot island, a completely re-invented fireplace and hearth, family room and dining area, removal of 2 load-bearing walls, a completely remodeled basement with bar, guest bedroom and bathroom suite, a dramatic and highly functional new lighting plan inside and out, an extensive, well-engineered and effective storm drain system encircling the entire house, a new floating porcelain-tiled back patio with a sun- and neighbor-shielding pergola, a simplified, elegant new facade and drought-friendly, easy-care landscaping all around.

Situated along a busy road, we understood the importance of creating a tranquil oasis for our client. Our focus was on providing a high level of acoustic insulation to ensure peace and serenity within the home. To achieve this, we utilized Hebel panel walls, known for their excellent soundproofing properties, and installed double-glazed windows throughout the residence.
The result is a home that offers an unparalleled sense of quietude, shielded from the noise of the bustling city streets. This emphasis on acoustic insulation highlights our dedication to creating a peaceful and harmonious living environment for our clients.

The landscape design for this private residence brings together a diverse array of elements to create an ethereal, multi-sensory experience where sound, movement, colour and scent are simultaneously evoked. Shielded by a forty foot hedge, the site challenged us to create an exterior, yet interior, world where Asian and Western influences intersect. In honouring the traditions of Feng Shui, the retaining wall does not sit directly on the entrance. Meditation pathways lead to areas of retreat and socialization (including an outdoor fire, a restored pool and covered seating area). An ergonomic garden and potting station lined with fruit trees allows the client to grow her own plants and vegetables. A multi-leveled water feature is framed with lush camellias and peonies; the landscape is lined with evergreens and decorated with Chinese basalt and local granite. The multi-sensory design comes to life in the grove of Shirofugen cherry trees as it sheds its petals to the music of a custom Corten steel wind chime sculpture made by English artist David Harber. A weather station was placed on site for a month to determine the weight of the chimes—each one set to the pentatonic scale. This is a space where our clients can grow and evolve their lives with the seasons.

Our company supplied all exterior windows and doors by Weather Shield, E. F. San Juan custom Invincia impact doors, exterior trim, Ipe decking, interior doors, and interior trim.
The main challenge was taking the design vision of the homeowner and the interior design team, Marianne Temple and Robyn Prince, and presenting solutions where our scope of work was concerned. The owners had expressed a desire to have very large custom sliding barn doors to completely cover some tall cased openings in the main first-floor hallway.
We had several job-site meetings with contractor Chris Clark, the owners, and the design team to come up with the final design for the interior millwork. We designed and built massive barn doors made of select and pecky cypress for the first-floor entry hallway, much to the homeowner’s delight. They have described the doors as large works of art. The home also featured extensive use of solid wood paneling on the walls and ceilings to provide warmth to the interiors. It was a joy to work with such talented designers and builders and to help the owner's vision come alive.
This was this owner’s second home in WaterColor to be completed using E. F. San Juan products.

Our design studio designed a gut renovation of this home which opened up the floorplan and radically changed the functioning of the footprint. It features an array of patterned wallpaper, tiles, and floors complemented with a fresh palette, and statement lights.

This front porch has a flat seam copper roof on each of the two side sections, and a custom copper barrel dormer roof in the center. We removed and replaced vinyl siding as needed to run the copper flashing 4" up the wall. Preparation work included removal of the old rusted steel roof, repair of damaged roof decking, and installation of ice & water shield self-adhesive underlayment, to protect against moisture infiltration via condensation.
