This cluster of two cottage courts is the National Association of Home Builders 50+ Housing Award winner. The cottages are simple yet elegant and are geared toward todays 50+ lifestyle. The Cottages are located within the Village at Saluda River Club. A NAHB BALA award winning community also planned by Allison Ramsey Architects.

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.

This is an example of a farmhouse landscaping in Philadelphia for summer.

The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. With a ceiling height of less than 6', and a floor that made you feel like you were riding a ship on a choppy ocean, no one saw potential in Old Salty's 2nd floor other than for attic storage. After sleuthing a bit, we realized it had a dropped ceiling that was hiding a much taller ceiling above it. Throw in some strategic steel beams for stiffening the floor, add a bathroom and a closet and voila - a master suite is born. With wrap around windows it has now been dubbed the "cloud ship" room.

This garden storage cottage is viewed in the landscape from the house and has a setting that encourages a stroll to see the Summer perennials as well as the small vegetable garden set off to the side.
