Studioteka was asked to gut renovate a pair of apartments in two historic tenement buildings owned by a client as rental properties in the East Village. Though small in footprint at approximately 262 and 278 square feet, respectively, the units each boast well appointed kitchens complete with custom built shaker-style cabinetry and a full range of appliances including a dishwasher, 4 burner stove with oven, and a full height refrigerator with freezer, and bathrooms with stackable or combined washer/dryer units for busy downtown city dwellers. The shaker style cabinetry also has integrated finger pulls for the drawers and cabinet doors, and so requires no hardware. Our innovative client was a joy to work with, and numerous layouts and options were explored in arriving at the best possible use of the space. The angled wall in the smaller of the two units was a part of this collaborative process as it allowed us to be able to fit a stackable unit in the bathroom while ensuring that we also met ADA adaptable standards. New warm wooden flooring was installed in both units to complement the light, blond color of the cabinets which in turn contrast with the cooler stone countertop and gray wooden backsplash. The same wood for the backsplash is then used on the bathroom floor, where it provides a contrast with the simple, white subway tile, sleek silver hanging rods, and white plumbing fixtures.

It solves space and weather needs with smart, welcoming features. The concept honors tradition – symmetry and slopes meet modern finishes. Big windows and patios pull in light and scenery, making the home feel alive and connected. Built with modern methods and strong elements, it's designed for lasting comfort in Colorado's outdoors. Basement walks out to patio and yard with rec room and future bedrooms. Main floor flows from great room to wings with bedrooms, master suite, and garage. Bonus area above offers extra views for relaxation. This farmhouse is a timeless family retreat that celebrates Colorado's views. It offers light, flow, and harmony, turning a big lot into a joyful, practical home for generations.

We opened up walls and doorways, added a casement and transom windows, and covered the existing chimney with brick veneer – giving it visual impact while incorporating it into the new layout. Rustic Oak cabinets, a few bead-board doors to highlight specific areas, and an adorable Sangria Red accent cabinet section adds depth and colorful interest to this country Kitchen. Natural slate floors compliment the cabinets perfectly, and a simple Quartz countertop with a large white subway tile backsplash allow the custom tile Rooster mosaic behind the range to really shine. The granite farmhouse sink has a beautiful floral relief pattern on the front, and accents the lovely gray tones in the natural slate floors. Updated storage options include a tall coffee station cabinet, two spice pull out cabinets flanking the professional gas range, a wine cabinet roll out base, and a mixer base cabinet. The ceiling mounted light was custom made by a local artisan, and gives this space a funky industrial feel. The modern upgrades and the warm inviting feel make this Kitchen super functional and a joy to cook for a small family meal or entertain a large group. First Place in the Residential New Construction Under 3,500 Sq. Ft. Category of the 2016 ASID Texas Dallas Design Community Design Ovation Awards The wife's style is country chic and the husband is into industrial modern. My goal was to incorporate as many of the existing furnishings as possible and add new ones to bridge the gab between the couples design styles. New pieces allowed us to choose modern shapes, yet cover them in more traditional fabrics. The taupe sofa in the living room and dining table chairs fit the bill perfectly. The husband requested a platform bed in the master bedroom so we chose one with a camel back style headboard. Additionally, the night stands acted in the opposite; traditional in style, yet contemporary in finish. It provides a wonderful balance and juxtaposition to the room. The living room fireplace was inspired by a photo from Houzz. It's an absolute joy to create spaces for my clients to love and love their family in. Our clients, a vibrant young family with two energetic kids and a playful dog, were feeling the constraints of their outdated, cramped house. The Main Floor was divided by walls, fragmenting the Kitchen, Dining Room, and living areas, making family time and entertaining a bit of a struggle. The Kitchen was small and dim, lacking counter space and storage. The kids' study/play table was squeezed into a tight corner, emphasizing the lack of space. The dark hardwood floors were scratched and worn, and the foyer felt cramped and uninviting. The powder room was also The idea of a major renovation brought both excitement and a bit of anxiety. The couple was unsure about design decisions and worried about the challenges of dealing with structural columns and beams. Collaborating with Sosna designer Camila, the family embarked on a journey to transform their outdated house into a bright, functional home. To open up the space, walls were removed, creating a seamless flow between the foyer, living room, dining room, and kitchen. The kitchen was relocated and expanded to include generous counter space and a large island, providing the ideal spot for the kids to help prepare meals—a task they’ve come to enjoy since the renovation—or work on their homework. Additionally, the addition of a cozy window bench offers extra seating for hanging out with the family. It’s also the perfect place to curl up with a good book. The once dark and gloomy powder room was completely refreshed with new fixtures, a white oak vanity, and beautiful floor tiles, which significantly brightened it up. Additionally, the dark hardwood floors were replaced with a lighter, more modern option, brightening the entire main floor. The renovation wasn't without its hiccups. A mix-up with the hardwood flooring led to a last-minute scramble for a replacement. But in the end, the family fell in love with the new flooring, proving that sometimes unexpected changes can lead to even better outcomes. The renovation completely transformed the home. What was once a cramped and segmented main floor is now a bright, open space perfectly suited to the family's lifestyle. The new kitchen island became the heart of the home, providing a place for the kids to do homework while their parents cooked, fostering a sense of togetherness. The open layout also made hosting gatherings effortless. Throughout the renovation, the kids and their dog brought a playful energy to the construction site, forming a special bond with the crew. Despite the challenges of living through a renovation, the family managed to maintain a sense of normalcy, working from home when possible and appreciating the crew's efforts to keep things tidy. What started as a simple update turned into a full-scale transformation that reflects the family’s needs and personal style. Their willingness to embrace bold design choices, such as blush pink tiles and bright floral patterns, adds a unique touch to the space. And that hardwood flooring mix-up? It turned out to be a happy accident, resulting in a floor they love even more. In the end, this renovation was more than just a home makeover; it was about creating a space that truly feels like home, nurturing family connections, and bringing joy to everyday life.

This homeowner had inherited a small, bleak, builder grade master bathroom that was inexplicably chopped up into tiny pieces with various walls and doorways in between the fixtures. ​ Starting a new life after the loss of a loved one, she wanted to create a master bath refuge designed specifically for her. If a bathroom could represent light, joy, and peace, that is what she wanted. ​ We started by choosing a creamy yellow base color, accented with the sparkle of glass mosaic. All the extra walls came tumbling down, and we bumped out the exterior wall with a generously proportioned bay window and window seat. Next we reconfigured the fixtures, discarding a tired fiberglass bath/shower unit and replacing it with a full wall of glass across the back of the room, defining a spacious shower with a fold down teak bench. A simple and beautiful basin sink sits on a luxuriously sized vanity, while custom cabinetry goes up the wall and over the double entry doors. ​ Finally, the focal point of the entire room is the custom designed tile on the back wall of the shower. The owner wanted to feel as if she was in a rainforest under a beautiful tree. To execute this custom tile mural we worked closely with the tile setters, literally laying the entire wall of tiles out on the floor of the adjacent room for them to transfer to the actual wall. With a quiet backdrop of unassuming white subway tile, we reconfigured mosaic sheets to the forms we required, using specifically colored grout to bring each element to life. ​ The result is a fully functional personal, peaceful, sunny retreat. ​

In the primary bathroom, exquisite glass tiles shimmer like jewels, transforming the space into a serene retreat. The careful selection of materials reflects a commitment to quality and style, with each element harmonizing to create a luxurious yet comfortable environment. Throughout the home, the architect’s vision is complemented by the builder’s expertise, ensuring that every feature—from the placement of windows to the flow of rooms—enhances the family’s experience. The result is a haven of happiness, where each room invites creativity, connection, and tranquility, making this residence not just a house, but a cherished home.

Modern Retreat | Safety Habitat, Perched at Heart. Living in solitude is the lofty ideal of ancient and modern human. The source of Chinese Seclusion Culture is streamed from far away: “As I pick chrysanthemums beneath the eastern fence, my eyes fall leisurely on the Southern Mountain." A paradise-like life lets innumerable people in longing. Looking at current day, privacy has become the expression of an attitude, a lifestyle choice. The real privacy is not about where one lives, but in the internal, physical and mental fatigue that can be placed in a home. Modern Retreat should be hidden in the heart. For modern people, if one maintains a self-sustaining practice of perseverance, follow morality and good conscience, abstinence, one can also be retained out of a pure world without being in a deep secluded valley . Real privacy is not to hideaway. The most essential element is the freedom of mind and tranquility. If people can do the things they enjoy, they are quite complete in a perfect world of their own. The spiritual world, is self-purification, under certain conditions, as long as their individually initiated. The environmental impact can be changed on their own, and can be found everywhere in the joy of life. In each city, people have a heart over normalized horticultural habitat. Enjoying the quality life does not mean deliberately escaping from the city, across thousands of miles. In the most cosmopolitan cities, it is a bucolic refuge in the midst of a great bustling city. The comfort of a home will expand into the neighbourhood when you meet acquaintances everywhere around where you live. Modern Retreat should be hidden within the city. The architectural design would have an indoor planting garden of choice. People would go to work, but once they are home and close their doors, it is their own private life where they can pretend that they are sitting in the mountain forests. For a Yin Yang disposition, ambition and pursuing righteousness fit together perfectly. One house is one world. “Home” is where we can stop to rest and relax, the place one can return to. For home design, it must go beyond being livable, the concept of the “Happy Home” is advanced to the peaceful realm. To live comfortably and privately at your own home, it is necessary for the modern home to be arranged in a "less is more" philosophy. Home goods should be simple and elegant yet practical, but without losing the taste and style, so that residents of the home can find clear air and quiet freedom. No matter how busy or tiring work is, we will be able to find peace and quiet from your home to heal and release the pressure. Modern Retreat is not the Valley of Orchards, the seclusion is not free, personalized, romantic and the ideal of Walden, but it is conceptual to the peace of mind and family atmosphere.

A modern interpretation A thousand confetti spreading joy and colour. The gaze is attracted, seduced by the deep nuances. This project takes inspiration from the battuto veneziano, and uses ceramic linear inserts to combine creative freedom and geometric rigour. Carnevale Veneziano is matter turned into poetry, with a style that celebrates tradition while skilfully rearticulating it. A retro collection, created for anyone who wants a floor with all the magic of a simple, yet powerful effect.

This zealous gardener was tired of her pool taking up so much space in her landscape. She asked me for ideas. The answer was simple. Since her garden brings her so much joy, I proposed adding more garden rooms to experience. We removed the large expansive pool and replaced it with a small reflecting pond that doubles as the pool. This allowed us to create 4 new garden spaces. We replaced all concrete pavers with natural PA flagstone. The traditional square lawn provides elements of simplicity, elegance and classical style while creating a new play space for the grand kids. The pergola creates depth and a great focal point from the loggia. We illuminated all the walkways and garden rooms with Escort Lighting. One of the most fun transformations was converting the spa to a fish pond. The pond provides just enough sound to drain out all neighborhood activities. In the front, we created a new permeable brick paving parking area. The parking area was designed to keep visitors from venturing to the back parking. We chose the permeable brick pavers to collect runoff that is becoming more of a problem in the neighborhood. Our final piece to this property was to come up with a unique solution creating additional privacy while minimizing root damage to the existing plant material. Our client was looking for a permanent solution that required little to no maintenance. Masonry walls were out due to the necessary footers. We looked at fence options. Wood and plastics were out, so we created post out of steel “I” beams and setting concrete lintels in between the lintels. It was perfect. This has to be one of my favorite projects to design and implement of my 25 year experience.

A gracious and comfortable living room where you can relax and enjoy the fine company of friends and family. We incorporated the client's existing sofa, piano, piano stool, and painting. The rest we sourced in a high/low mix that includes custom window treatments (with contrasting ties and iron hardware) as well as pieces from big box retailers.
