This fantastic Victorian tiled hallway floor in Oxford was in good physical condition for its age; however like any sealed floor the sealer had worn down with use and with dirt becoming trapped in the pores of the tile it was now becoming difficult to clean effectively and had become dull and un-inviting. It was now due a really good deep clean and re-seal. Oxford as I’m sure your aware has a rich history and is home to one of the world’s best universities, so not surprisingly many houses here have interesting floors such as this one. Upon my arrival at the house, my first task was to protect the skirting boards, as well as the wooden floors leading into the other rooms. I then mixed a solution of Tile Doctor Pro-Clean, a versatile, high alkaline cleaner combined 50:50 with Tile Doctor NanoTech HBU, a particularly strong cleaner that utilises nano-sized particles to penetrate into areas of the stone that standard products simply cannot reach. I applied the solution to the surface and allowed it to soak for thirty minutes, allowing it to get to work on the ingrained dirt so it could be easily removed. Following this, I agitated the solution with a soft brush attached to a rotary scrubbing machine. I then applied more solution and left it for a further thirty minutes, before scrubbing this into the tiles using a black pad fitted to the rotary machine. After the clean had been completed, I rinsed the entire floor multiple times and vacuumed up the resulting slurry using a wet-vac machine. I left the floor overnight, allowing the surface enough time to dry and returned then next day to seal the floor, checking first to ensure the tiles had dried. To seal the floor I used several coatings of Tile Doctor Seal & Go. Seal & Go which is a water-based, topical sealer that is suitable for use on unsealed, porous surfaces such as Victorian tile, textured Quarry, Slate, and Sandstone; being water based you don’t get the smell so it’s much more pleasant to work with. As you can see from the before and after photos, the result was an aesthetically pleasing and – most importantly – clean, Victorian tiled floor. A fun, social family with an eclectic sense of style, they wanted their home to feel elevated and pulled together - but never too polished to put your feet up. We layered custom furnishings, lighting, wallpaper, artwork and one-of-a-kind accents with pieces the family already loved. We started by removing the old support wall between the kitchen and living room and installing a new support beam to handle the weight. once that had been accomplished, the new hardwood floor was put down followed by new cabinetry painted in Benjamin Moores "Simply White" with the complimentary Island colour "Hale Navy". Cambria 3cm thick quartz countertops were then installed with a beautiful white undermount sink and stunning Brushed gold faucet to match the door hardware. We then installed the finishing touch, the subway backsplash and specially selected detailed mosaic tile behind the stove and exhaust hood for a stunning final result. Matching light fixtures also carried the brushed gold theme to a new level....outstanding!!!

Our homeowner came to us with an older backsplit bungalow with 3 traditionally divided rooms which they wanted to unify into one large kitchen and family room space. After removing all the walls and bulkheads we were able to put new plank flooring throughout the new open space. We then installed new, Benjamin Moore painted custom cabinetry in the kitchen area followed by stunning Cambria quartz countertops in the "Portrush" colour. Glazed backsplash was then installed to complete the look. The colour combinations and the final look and feel is simply stunning! Have a look at the before pics to see where we started.

I was recently contacted by a client who had just moved into a large Victorian property in the West Cheshire village of Tarvin about renovating their Victorian tiled hallway. Apparently, the floor was in good condition, and it would just be a case of removing what was left of the old sealer, deep cleaning the tiles and then applying a fresh seal. Unless the floor has been regularly maintained with the same sealer it’s important to remove all traces of old sealers before applying fresh. Victorian Hallway Before Cleaning Tarvin Cheshire A lot of the work we do at Tile Doctor can be a lot more involved, often requiring the sourcing of matching replacement tiles and rebuilding large sections of tiled flooring so straight forward clean and seal job is always welcome. To remove what was left of the sealer and the ingrained dirt from the pores of the Victorian tile I dressed the floor with a strong dilution of Tile Doctor Pro-Clean. On this occasion I used a 1:3 dilution with water and applied it to the floor with a mop. I left it to soak into the tile for fifteen minutes before scrubbing so it could get to work breaking down the old sealer. During this time, I set up a weighted floor buffer and fitted a black buffing pad, these pads are designed for scrubbing hard floors and lifting out the dirt. I applied a little water as required during this process to ensure the pad was lubricated. Shortly the cleaning solution darkened as the old sealer and dirt was released from the tile. The soil was rinsed away with water and then removed using a wet vacuum. Once clear the floor was inspected and the process repeated until I was satisfied it was as clean as it could be and free of sealer. I left the floor to dry off overnight and returned the next day to apply a new sealer. Before doing so however I like to use a damp meter to take moisture readings from the floor. This is needed to ensure it is dry enough to seal which is important as any moisture in the tile can affect the sealer and lead to an inconsistent finish. To seal I started with the application of a single coat of Tile Doctor Colour Grow which is a colour intensifying breathable impregnator that soaks into the tile improving appearance and adding protection from within. Any excess sealant was removed by wiping the floor with a microfibre cloth and then it was left to dry for an hour. This was followed with four coats of Tile Doctor Seal and Go Extra which is an acrylic breathable sealer which adds a pleasing subtle shine to the tile. This is an important feature when choosing a sealer for old floors where moisture needs to be allowed to rise through the tile, otherwise it can become trapped under the floor and reach out to the walls causing rising damp. The customer was very happy with the revamped hallway which made the house a lot brighter and welcoming. Before closing I should mention that for aftercare cleaning I recommend Tile Doctor Neutral cleaner which is designed for the daily cleaning for sealed tiles, this is important as most domestic supermarket cleaners are simply too strong and can prematurely erode the sealer.
