Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. These windows also provide a seamless indoor/outdoor connection, with 9′ wide folding doors from the dining area and a matching 9′ wide custom countertop folding window that opens the kitchen up to a grassy court where mature trees provide shade and extend the living space during the summer months. Set in a wildflower-filled mountain meadow, this Tuscan-inspired home is given a few design twists, incorporating the local mountain home flavor with modern design elements. The plan of the home is roughly 4500 square feet, and settled on the site in a single level. A series of ‘pods’ break the home into separate zones of use, as well as creating interesting exterior spaces. Clean, contemporary lines work seamlessly with the heavy timbers throughout the interior spaces. An open concept plan for the great room, kitchen, and dining acts as the focus, and all other spaces radiate off that point. Bedrooms are designed to be cozy, with lots of storage with cubbies and built-ins. Natural lighting has been strategically designed to allow diffused light to filter into circulation spaces. Exterior materials of historic planking, stone, slate roofing and stucco, along with accents of copper add a rich texture to the home. The building has been converted to a two-family house with an owner’s triplex over a garden-level rental. Due to the fact that the very little of the existing structure was serviceable and the change of occupancy necessitated major layout changes, nC2 was able to propose an especially creative and unconventional design for the triplex. This design centers around a continuous 2-run stair which connects the main living space on the parlor level to a family room on the second floor and, finally, to a studio space on the third, thus linking all of the public and semi-public spaces with a single architectural element. This scheme is further enhanced through the use of a wood-slat screen wall which functions as a guardrail for the stair as well as a light-filtering element tying all of the floors together, as well its culmination in a 5’ x 25’ skylight.

The decision to either renovate the upper and lower units of a duplex or convert them into a single-family home was a no-brainer. Situated on a quiet street in Montreal, the home was the childhood residence of the homeowner, where many memories were made and relationships formed within the neighbourhood. The prospect of living elsewhere wasn’t an option. A complete overhaul included the re-configuration of three levels to accommodate the dynamic lifestyle of the empty nesters. The potential to create a luminous volume was evident from the onset. With the home backing onto a park, westerly views were exploited by oversized windows and doors. A massive window in the stairwell allows morning sunlight to filter in and create stunning reflections in the open concept living area below. The staircase is an architectural statement combining two styles of steps, with the extended width of the lower staircase creating a destination to read, while making use of an otherwise awkward space. White oak dominates the entire home to create a cohesive and natural context. Clean lines, minimal furnishings and white walls allow the small space to breathe.

This private retreat in rural Maine stands at the crest of a hill with cascading terraces below, and expansive views of a distant lake and mountains. The simple structure is formed of reconditioned cedar logs, sourced near the site and redressed at a local sawmill. The lower third of the cabin dry fit and used as formwork for the concrete retaining walls which define the pond. To form the area around the cabin, one corner of the cabin serves as a fulcrum. As it is rotated to be used as formwork, the door and window openings of the cabin are reflected in the retaining walls. A clerestory surrounds the perimeter at the top to allow light to filter into four hanging ceiling panels made of hammered stainless steel. The interior of the cabin is finished smooth with a slight sheen, and hints of cedar fills the single open room. Adjacent to the cabin, within the hillside, is an additional room which looks onto the pond. As one makes their way through the cabin and into a small court, a secondary exterior space awaits within the pond. It extends further out into the pond and recesses into it, inviting small gatherings around an open fire pit. It is a simple log cabin on a pond.

This kitchen was remodeled using Medallion Silverline Cherry Cabinets in the Lancaster Door style in Wheat accented with Chrome hardware pulls and knobs. Many accessories were installed in these cabinets which include: slide out shelves, tier cutlery tray, lazy susan, diagonal appliance garage, blind corner swing and rollout trays. Cambria quartz in Snowden White with a Z edge was installed on the countertop and Bliss Cabernet Linear Blend tile was used for the backsplash. Also installed were a Kohler Dickinson Apron Front Single bowl undermount sink in enameled cast iron in white with a Moen Brantford pull down faucet in chrome and Moen Aquasuite filtration faucet & filter in chrome. We added 4 recessed can lights in the ceiling, undercabinet LED strip lights and LED puck lights in the upper glass cabinets.

Devereux Beach House Our client presented Flavin Architects with a unique challenge. On a site that previously hosted two houses, our client asked us to design a modestly sized house and separate art studio. Both structures reduce the height and bulk of the original buildings. The modern concrete house we designed is situated on the brow of a steep cliff overlooking Marblehead harbor. The concrete visually anchors the house to stone outcroppings on the property, and the low profile ensures the structure doesn’t conflict with the surround of traditional, gabled homes. Three primary concrete walls run north to south in parallel, forming the structural walls of the home. The entry sequence is carefully considered. The front door is hidden from view from the street. An entry path leads to an intimate courtyard, from which the front door is first visible. Upon entering, the visitor gets the first glimpse of the sea, framed by a portal of cast-in-place concrete. The kitchen, living, and dining space have a soaring 10-foot ceiling creating an especially spacious sense of interiority. A cantilevered deck runs the length of the living room, with a solid railing providing privacy from beach below. Where the house grows from a single to a two-story structure, the concrete walls rise magisterially to the full height of the building. The exterior concrete walls are accented with zinc gutters and downspouts, and wooden Ipe slats which softly filter light through the windows.

The geometric design of the Faz outdoor planters allow them to be nested together or used singly. The planters have a planting basin molded into the interior of the planter.
