For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit. The highlight of this new, open floorplan home is the gorgeous kitchen perfect for hosting. The unified palette is soft and beautiful. Who wouldn't love this kid-friendly room?! Its large, easy seating is as inviting as it is comfortable. The kids love to sit on the fluffy carpet as much as they sit on the couch! And who could resist that turquoise swivel chair! The over sized ottoman was designed to be child proof with it's shape, durable fabric and practical colour.

During excavation for this new modern home, large granite boulders rose to the surface from the primordial hillside. Instead of displacing these monoliths from the site from which they were created, they were arranged to define space. A circle of boulders stand guard around a custom built fire pit, providing protection from the wind while offering a place to climb or sit. The extended landscape view from the lawn is kept intact by the introduction of a ha-ha, a traditional landscape feature, that hides the productive garden and keeps it from breaking the view. Native and drought tolerant plantings hug the outer edges of the property for minimal use of irrigation and to visually blend into the surrounding hillside. This project also features a custom ipe bench with integrated lighting, waterjet address numbers with night lighting, and hardscape that complements the form and materiality of the architecture to create a harmonious transition into the horizontal plane. When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.

This sitting room is an homage to the families past and future. It acts as a study, music room, and sanctuary where they can relax in quiet solitude or listen to the children play piano. A place to gather and share happy memories and celebrate family history. This room houses many of the families personal family memorabilia. The sofa and lounge chair were inherited from their parents and reupholstered in fresh new fabrics to add color that is joyous. The bookcases are filled with family portraits and inherited family objects. The light fixture when lit at night, casts shadows of figures on the walls. It's a reminder of all the family and friends they hold close in their hearts.

Our goal was to complete the project prior to baby’s arrival so this project went on the expedite track. The beautiful 1920’s era brick home sits on a hill in a very picturesque neighborhood, so we were eager to give it the kitchen it deserves. The clients’ dream kitchen included pro-style appliances, a large island with seating for five and a kitchen that feels appropriate to the home’s era but that also is fresh and modern. They explicitly stated they did not want a “cookie cutter” design, so we took that to heart. The key challenge was to fit in all of the items on their wish given the room’s constraints. We eliminated an existing breakfast area and bay window and incorporated that area into the kitchen. The bay window was bricked in, and to compensate for the loss of seating, we widened the opening between the kitchen and formal dining room for more of an open concept plan. The ceiling in the original kitchen is about a foot lower than the rest of the house, and once it was determined that it was to hide pipes and other mechanicals, we reframed a large tray over the island and left the rest of the ceiling as is. Clad in walnut planks, the tray provides an interesting feature and ties in with the custom walnut and plaster hood. The space feels modern yet appropriate to its Tudor roots. The room boasts large family friendly appliances, including a beverage center and cooktop/double oven combination. Soft white inset cabinets paired with a slate gray island provide a gentle backdrop to the multi-toned island top, a color echoed in the backsplash tile. The handmade subway tile has a textured pattern at the cooktop, and large pendant lights add more than a bit of drama to the room. On the contrary, they are interested in the latest design trends, as well as the most current audio/visual components. The original stone fireplace was updated with a custom designed mantle and a new gas insert. The updated warm grey colour palette balances the natural stone making it an inviting focal point. The interior design included reconfiguring the room layout. Originally a smaller TV was located in-between the window and the fireplace and the sofa was where the current cabinet is now. Our new layout opens up the room taking full advantage of it’s size. The sumptuous sectional allows for relaxed tete a tete evenings as well as seating for larger groups. The additional leather occasional chair completes the conversation circle too. We naturally selected fabrics that are family friendly to ensure the grandchildren and adults can all be at ease. The flexibility of the 3 piece coffee table is both practical and adds an element of modern artistry. Grounding the room is a carpet graphic grey animal skin custom sized into an area rug. AV Architects + Builders Location: McLean, VA, USA Our newest custom modern home, located in the heart of McLean, Virginia measures just over 8,700 square feet. Situated on a beautiful lot on Old Chesterbrook Road, the modern home design takes advantage of the lot’s natural contours and sight-lines. Spread throughout three levels, the home contains five bedrooms, six full bathrooms, one half-bath, and a three-car garage. The main level of our modern home design features an open-floor plan designed to entertain family and friends. The entry flows into both the grand dining room and the central area, dedicated to the kitchen, breakfast and a double height great room that opens to a large outdoor deck with picturesque views of the expansive backyard. Located just off the garage is a functional mudroom that features plenty of storage space. In addition to a large home office and powder room, the entire left wing is dedicated to a private master suite with an expansive custom his/her walk-in closet, a master bath with a rainfall shower and a free-standing soaking tub with his/her vanities. The upper level of our modern home design features three generously sized en-suite bedrooms with full baths and closets with a full-size laundry room with plenty of storage space. The lower level of our modern home design also features an en-suite guest bedroom with full bath and walk-in closets amenities. It also includes an expansive recreational room with a glass enclosed wine cellar to house your prized wine collection. To finish out the lower level, we added a full exercise room paired with a full bath with direct access to the outdoor terrace and complimented the house with plenty of storage space. The materials we used for our modern home design are of the highest quality brands. We wanted to hand-select materials that would last for years to come, require little to no maintenance, and compliment the modern aesthetic of the home. The home features aluminum-clad oversized windows, Nichiha rectangular siding, and brick with a pastel finish; all brought together under a vacation style hip roof. Overall, we wanted to create a modern home design that feels like a retreat but still offers all the required amenities a family needs to keep up with the fast pace of Northern Virginia.

Multiple gables and arches create an attractive exterior for this family-friendly house plan. The Markham makes efficient use of space with garage storage, a full pantry, and a spacious utility room just off the three-car garage. Each bedroom in this house plan has a walk-in closet and decorative ceiling treatments, and the master bedroom includes a sitting area and access to the back porch. The house plan has a screen porch off the dining room which features an inviting fireplace for year-round enjoyment.

With complimenting colors, this entertainment space is just as enjoyable to look at as it is to be in. The dark tones warm up the space and can be seen throughout in accent pieces and the large wooden media stand that the TV has been mounted on. A large, less restrictive space can sometimes be a challenge to remodel as the possibilities are truly unlimited. The goal was to create a functional and warm space that still felt open, clean and utilized the large space well. Custom glass panel cabinetry with sliding doors and a central drawer bank features ample storage and even multiple standard outlets inside. Vessel sinks sit atop the custom quartz counters that compliment the stone resin free standing bath. On the back side of the central wall is a walk in, from both sides, his and hers shower. Custom tile through out ties both sides of this large bath together. The shower features multiple niches.
