Occupying a corner plot in a township called the Suncity, the residence is designed for an elderly couple who loves spending time in nature. The clients aspired to have a house with excellent connectivity to the outside, and shaded landscaped sit-outs. The design intent hence focuses on creating outdoor seating and expansive openings to make the interiors feel open, bringing in natural light and ventilation. The house is planned in a manner that all the significant spaces open onto a verandah on the southwestern edge, bringing in maximum sunlight. The verandah overlooks a wide 15 feet green bed with lush landscaping; this design strategy enables an excellent mediation between the interior and exterior spaces, where the verandah acts as a buffer to curb the harsh sun and exposure to dust. On the ground floor, a spacious entrance lobby leads one to a double-height family lounge interconnected with the dining space, both of which open out onto the verandah through an extensive opening. Together they form a lively, interactive node in the house which becomes the central point of activity. The verandah, central to the house's layout, is also overlooked by the living room and the master bedroom. It is enclosed with 30ft wide M.S sliding gatesMS grill, ensuring all the doors in these rooms can stay open without worrying about security. The plan allows seamless movement and flow of interaction that is highly interconnected with the outdoors. A minimalist and artful staircase leads to the first floor of the house. Topped with grey Kharad stone and a railing made up of bent 12 mm dia Mild Steel rods, the staircase opens into another lounge for family seating, which overlooks the double-height lounge on the ground floor. The first floor further accommodates a study, a bedroom for visiting children and grandchildern and the servant's quarter creating an independent unit. An external spiral staircase at the rear end is provisioned as a separate access to the servant's quarters. Designed in locally-made exposed brick which were sourced from a brick kiln 50km from the site, the house evokes simplicity and rawness of character. Patterned brick jaalis enclose the balconies and open decks, lending a distinctive identity to the facade. Together with the warm grey Kota stone and the landscaped lawns, the house evokes a sense of an earthy and rustic charm. True to the identity of its inhabitants and surroundings, the D-14 Residence is a creative expression of its cultural and material context. The goal of this project was to rehab the existing media pieces. Simple modern reclaimed industrial was the design direction. Execution involved piecing together several different sizes and types of reclaimed wood to build matching pieces. All the pieces were assembled and then custom installed on site. A support system was secured to a brick wall to hold the massive 72” flat screen. Additional barn wood covers the support system, while also hiding all unsightly wires. Old growth 2x8’s make the rustic frame with retractable doors to provide cover. The matching floating cabinet below has a rustic live edge oak top. Euro hinged doors with adjustable shelves inside provide easy access to plenty of storage. The piece is mounted to the wall using a French cleat system. Size as shown- Wall cover 130”W x 54”T. Its design language of stepped clerestory linear windows bring the mass of the gymnasium scale down to a friendly, inviting scale. Architect Eric N. Rohlfing, in collaboration with LBL Architects, designed the 20ksf Watauga Community Center and park master plan. Amenities include: lobby, gymnasium, weight room, multi-purpose room, game room, art-craft-kiln room, classrooms, locker rooms, offices, lobby, exterior walkways, terrace and parking among existing native oaks. The 15 acre park site also features an existing senior center facility and proposed future natatorium, soccer fields and additional parking. The linear organization of the recreation center lobby will link to the future expansion and is abundantly lit with a ribbon of clerestory windows and skylights. The transparency between spaces via glass partitioning, facilitates natural lighting, exterior views, spaciousness, security, and the interconnection of activity between rooms. Likewise, the gymnasium, weight room and control center are also visually connected to each other and to the exterior with north glazing, glass partitions and clerestory windows. Surfaced-ground, exposed aggregate concrete block, brick, aluminum storefront glazing, standing seam galvanized roofing, exposed structural steel, stainless steel hardware, and clear varnished wood millwork comprise the Texas contemporary palette of materials.

A second home for a large family. The brief was to completely furnish, accessorise and provide draperies. This was our second project for this client and his family of five daughters. From start to finish the project took ten months to complete. An initial site visit in June followed by a two week installation in March of the following year. Most items were custom made. Everything was chosen with constant family consultation and agreement.

the stair case railing was custom designed by Kim Armstrong, the Pair of French doors were custom created on site. Kim designed these doors to replicate a pair of antique French doors she saw in Round Top Antique Show. the contractor used an antique front door hardware he found on his yearly trip through Europe, and we searched to find an antique Cremone bolt to secure the door.

When you discover an old Victorian tiled floor underneath carpet, the first question that will probably pop into your mind is: can it be restored? The answer, in the majority of cases, is yes. In fact, Tile Doctor has completed hundreds of Victorian tiled floor restorations. Victorian tiles have a timeless quality about them and are still popular for residential use even in the twenty first century. What you can usually expect upon lifting your carpet is for the tiles to be covered in carpet adhesives and grippers, as was the case with this particular example of a Victorian Tiles hallway floor at a property in Bedford. Sometimes you might also find paint splashes or other staining left over from decoration work. And, of course, the tiles will be dirty and in much need of a deep clean. These issues spoil the original appearance of the tiles, but with the right methods and products, a complete restoration can be achieved quickly and cost-effectively. My first task upon arriving at the proper was to carry out a site survey to address the condition of the tiles, before running a quick test clean on a small area of the floor. The result was good and so I was confident that I could achieve a high-quality restoration for the client. A quote was issued and accepted, and the work was booked in at a date that was convenient for the customer. Returning to the property, my first course of action was to mix a strong dilution of Tile Doctor Pro Clean, which is a powerful alkaline cleaner safe to use on natural stone, with hot water. This cleaning solution was sprayed along all edges of the floor loosen the glue securing the carpet grippers. I then successfully removed the adhesive carefully using handheld tools to avoid damaging any tiles. Once this was done, I applied Tile Doctor Remove and Go, scrubbing it into the tiles with a rotary machine. This product is designed to remove heavy soiling, paint splashes and old waxes and sealers. The soiled solution was then extracted using a wet vacuum and stubborn areas re-treated until I was satisfied the floor was clean. The entire floor was then given a thorough rinse with water to remove any trace of cleaning products and extracted using a wet vax machine. The floor was allowed to dry for several days before I was able to return to seal the tiles. It’s always important to leave significant time for the floor to dry because any moisture left over can impact the performance of the sealer. The choice of sealer was Tile Doctor Seal and Go Extra, which provides robust protection against dirt and stains, with a light sheen finish. I chose this sealer not only because the customer wanted a light sheen finish, but also because this particular sealer is fully breathable. Dampness can sometimes be an issue with old Victorian and Quarry tiles which were installed before damp proof membranes became standard. This new project is a sustainable flats concept for Philadelphia. Two single homes in disrepair were removed and replaced with three single-level, house-sized flats that are ideal for entertaining or families. Getting light deep into the space was the central design challenge for this green project and resulted in an open floor-plan as well as an interior courtyard that runs vertically through the core of the property. Making the most of this urban lot, on-site parking and private outdoor spaces were integrated into the rear of the units; secure bike storage is located in the courtyard, with additional unit storage in the basement.
