Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs.
Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life.
The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes.
Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction.
Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior.
Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations.
Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches.
Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal.
Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction.

The family was looking for more than just a deck replacement. They were looking to rebuild an outdoor living space that fit lifestyle. Here’s how our team took this homeowner’s outdoor living space dreams and turned them into a reality.

Settled into the open prairie space of the residential Watauga, TX neighborhood, the Watauga Community Center looms smaller than it really is. Its design language of stepped clerestory linear windows bring the mass of the gymnasium scale down to a friendly, inviting scale.
Architect Eric N. Rohlfing, in collaboration with LBL Architects, designed the 20ksf Watauga Community Center and park master plan. Amenities include: lobby, gymnasium, weight room, multi-purpose room, game room, art-craft-kiln room, classrooms, locker rooms, offices, lobby, exterior walkways, terrace and parking among existing native oaks. The 15 acre park site also features an existing senior center facility and proposed future natatorium, soccer fields and additional parking.
The linear organization of the recreation center lobby will link to the future expansion and is abundantly lit with a ribbon of clerestory windows and skylights. The transparency between spaces via glass partitioning, facilitates natural lighting, exterior views, spaciousness, security, and the interconnection of activity between rooms. Likewise, the gymnasium, weight room and control center are also visually connected to each other and to the exterior with north glazing, glass partitions and clerestory windows.
Surfaced-ground, exposed aggregate concrete block, brick, aluminum storefront glazing, standing seam galvanized roofing, exposed structural steel, stainless steel hardware, and clear varnished wood millwork comprise the Texas contemporary palette of materials.

The goal of this project was to rehab the existing media pieces. Simple modern reclaimed industrial was the design direction. Execution involved piecing together several different sizes and types of reclaimed wood to build matching pieces. All the pieces were assembled and then custom installed on site.
A support system was secured to a brick wall to hold the massive 72” flat screen. Additional barn wood covers the support system, while also hiding all unsightly wires. Old growth 2x8’s make the rustic frame with retractable doors to provide cover.
The matching floating cabinet below has a rustic live edge oak top. Euro hinged doors with adjustable shelves inside provide easy access to plenty of storage. The piece is mounted to the wall using a French cleat system. Size as shown- Wall cover 130”W x 54”T. The TV frame is 68”W x 43”T x 8”D. Floating cabinet is 76”L x 24”H x 14D.

The designers were forced by site constraints to place the front door substantially pointed at the side of the neighbor's property. Deed restrictions prohibited a conventional privacy fence, and a fortress-like barrier was undesirable. The designer only had a little space to fit both plantings and the new metal screening. They worked out a patchwork of interesting metal mesh and other metal panels, along with more conventional iron fence pales and stock wire, to visually tie the new metal screening to fences found elsewhere on the property.

the stair case railing was custom designed by Kim Armstrong, the Pair of French doors were custom created on site. Kim designed these doors to replicate a pair of antique French doors she saw in Round Top Antique Show. the contractor used an antique front door hardware he found on his yearly trip through Europe, and we searched to find an antique Cremone bolt to secure the door.
