Re:Vision ArchitectureThis new project is a sustainable flats concept for Philadelphia. Two single homes in disrepair were removed and replaced with three single-level, house-sized flats that are ideal for entertaining or families. Getting light deep into the space was the central design challenge for this green project and resulted in an open floor-plan as well as an interior courtyard that runs vertically through the core of the property. Making the most of this urban lot, on-site parking and private outdoor spaces were integrated into the rear of the units; secure bike storage is located in the courtyard, with additional unit storage in the basement.
Orange County Deck Co.It started with a phone call inquiring about doing a basic deck remodel. When Chris Kehoe arrived on site to learn more about the home layout, budget, and timeline for the homeowners, it became clear that there was far more to the story.
The family was looking for more than just a deck replacement. They were looking to rebuild an outdoor living space that fit lifestyle. There was so much more than what you can input into a contact form that they were considering when reaching out to Orange County Deck Co. They were picturing their dream outdoor living space, which included:

Till GardensThis intimate townhouse garden features a combination of rich, contrasting materials - Jerusalem limestone, New Yangtze limestone from China, cedar, and copper - layered to create a vibrant contemporary garden. Improvements include a lap pool and fountain, terraces, custom security fence and railings, copper wall and lush plantings. Various site constraints were overcome through extensive collaboration with the architect, builder, and contractors. This work included excavation and construction of a swimming pool on the land-locked property and the installation of a specimen Magnolia, requiring the tree to be craned over the residence, a span over 100 feet.

The owners of this lovely, wooded five-parcel site on Choctawhatchee Bay wanted to build a comfortable and inviting home that blended in with the natural surroundings. They also wanted the opportunity to bring the outside indoors by allowing ample natural lighting through windows and expansive folding door systems that they could open up when the seasons permitted. The windows on the home are custom made and impact-rated by our partners at Loewen in Steinbach, Canada. The natural wood exterior doors and transoms are E. F. San Juan Invincia® impact-rated products.
Edward San Juan had worked with the home’s interior designer, Erika Powell of Urban Grace Interiors, showing her samples of poplar bark siding prior to the inception of this project. This product was historically used in Appalachia for the exterior siding of cabins; Powell loved the product and vowed to find a use for it on a future project. This beautiful private residence provided just the opportunity to combine this unique material with other natural wood and stone elements. The interior wood beams and other wood components were sourced by the homeowners and made a perfect match to create an unobtrusive home in a lovely natural setting.
Challenges:
E. F. San Juan’s main challenges on this residential project involved the large folding door systems, which opened up interior living spaces to those outdoors. The sheer size of these door systems made it necessary that all teams work together to get precise measurements and details, ensuring a seamless transition between the areas. It was also essential to make sure these massive door systems would blend well with the home’s other components, with the reflection of nature and a rustic look in mind. All elements were also impact-rated to ensure safety and security in any coastal storms.
Solution:
We worked closely with the teams from Savoie, Davis Dunn, and Urban Grace to source the impact-rated folding doors from Euro-Wall Systems and create the perfect transition between nature and interior for this rustic residence on the bay. The customized expansive folding doors open the great room up to the deck with outdoor living space, while the counter-height folding window opens the kitchen up to bar seating and a grilling area.

The family was looking for more than just a deck replacement. They were looking to rebuild an outdoor living space that fit lifestyle. Here’s how our team took this homeowner’s outdoor living space dreams and turned them into a reality.
Homeowner Services of Michigan LLCHomeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs.
Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life.
The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes.
Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction.
Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior.
Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations.
Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches.
Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal.
Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction.
