This 1902 San Antonio home was beautiful both inside and out, except for the kitchen, which was dark and dated. The original kitchen layout consisted of a breakfast room and a small kitchen separated by a wall. There was also a very small screened in porch off of the kitchen. The homeowners dreamed of a light and bright new kitchen and that would accommodate a 48" gas range, built in refrigerator, an island and a walk in pantry. At first, it seemed almost impossible, but with a little imagination, we were able to give them every item on their wish list. We took down the wall separating the breakfast and kitchen areas, recessed the new Subzero refrigerator under the stairs, and turned the tiny screened porch into a walk in pantry with a gorgeous blue and white tile floor. The french doors in the breakfast area were replaced with a single transom door to mirror the door to the pantry. The new transoms make quite a statement on either side of the 48" Wolf range set against a marble tile wall. A lovely banquette area was created where the old breakfast table once was and is now graced by a lovely beaded chandelier. Pillows in shades of blue and white and a custom walnut table complete the cozy nook. The soapstone island with a walnut butcher block seating area adds warmth and character to the space. The navy barstools with chrome nailhead trim echo the design of the transoms and repeat the navy and chrome detailing on the custom range hood. A 42" Shaws farmhouse sink completes the kitchen work triangle. Off of the kitchen, the small hallway to the dining room got a facelift, as well. We added a decorative china cabinet and mirrored doors to the homeowner's storage closet to provide light and character to the passageway. After the project was completed, the homeowners told us that "this kitchen was the one that our historic house was always meant to have." There is no greater reward for what we do than that.

The client’s coastal New England roots inspired this Shingle style design for a lakefront lot. With a background in interior design, her ideas strongly influenced the process, presenting both challenge and reward in executing her exact vision. Vintage coastal style grounds a thoroughly modern open floor plan, designed to house a busy family with three active children. A primary focus was the kitchen, and more importantly, the butler’s pantry tucked behind it. Flowing logically from the garage entry and mudroom, and with two access points from the main kitchen, it fulfills the utilitarian functions of storage and prep, leaving the main kitchen free to shine as an integral part of the open living area. The planning phase of this modern retreat was an intense collaboration that took place over the course of more than two years. While the initial design concept exceeded the clients' expectations, it also exceeded their budget beyond the point of comfort. The next several months were spent modifying the design, in attempts to lower the budget. Ultimately, the decision was made that they would hold off on the project until they could budget for the original design, rather than compromising the vision. About a year later, we repeated that same process, which resulted in the same outcome. After another year-long hiatus, we met once again. We revisited design thoughts, each of us bringing to the table new ideas and options. Each thought simply solidified the fact that the initial vision was absolutely what we all wanted to see come to fruition, and the decision was finally made to move forward. The main challenge of the site was elevation. The Southeast corner of the lot stands 5'6" above the threshold of the rear door, while the Northeast corner dropped a full 2' below the threshold of the door. The backyard was also long and narrow, sloping side-to-side and toward the house. The key to the design concept was to deftly place the project into the slope and utilize the elevation changes, without allowing them to dominate the yard, or overwhelm the senses. The unseen challenge on this project came in the form of hitting every underground issue possible. We had to relocate the sewer main, the gas line, and the electrical service; and since rock was sitting about 6" below the surface, all of these had to be chiseled through many feet of dense rock, adding to our projected timeline and budget. As you enter the space, your first stop is an outdoor living area. Smooth finished concrete, colored to match the 'Leuder' limestone coping, has a subtle saw-cut pattern aligned with the edges of the recessed fire pit. In small spaces, it is important to consider a multi-purpose approach. So, the recessed fire pit has been fitted with an aluminum cover that allows our client to set up tables and chairs for entertaining, right over the top of the fire pit. From here, it;s two steps up to the pool elevation, and the floating 'Leuder' limestone stepper pads that lead across the pool and hide the dam wall of the flush spa. The main retaining wall to the Southeast is a poured concrete wall with an integrated sheer descent waterfall into the spa. To bring in some depth and texture, a 'Brownstone' ledgestone was used to face both the dropped beam on the pool, and the raised beam of the water feature wall. The main water feature is comprised of five custom made stainless steel scuppers, supplied by a dedicated booster pump. Colored concrete stepper pads lead to the 'Ipe' wood deck at the far end of the pool. The placement of this wood deck allowed us to minimize our use of retaining walls on the Northeast end of the yard, since it drops off over three feet below the elevation of the pool beam. One of the most unique features on this project has to be the structure over the dining area. With a unique combination of steel and wood, the clean modern aesthetic of this structure creates a visual stamp in the space that standard structure could not accomplish. 4" steel posts, painted charcoal grey, are set on an angle, 4' into the bedrock, to anchor the structure. Steel I-beams painted in green-yellow color--aptly called "frolic"--act as the base to the hefty cedar rafters of the roof structure, which has a slight pitch toward the rear. A hidden gutter on the back of the roof sends water down a copper rain chain, and into the drainage system. The backdrop for both this dining area , as well as the living area, is the horizontal screen panel, created with alternating sizes of cedar planks, stained to a calm hue of dove grey.

A couple wanted a weekend retreat without spending a majority of their getaway in an automobile. Therefore, a lot was purchased along the Rocky River with the vision of creating a nearby escape less than five miles away from their home. This 1,300 sf 24’ x 24’ dwelling is divided into a four square quadrant with the goal to create a variety of interior and exterior experiences while maintaining a rather small footprint. Typically, when going on a weekend retreat one has the drive time to decompress. However, without this, the goal was to create a procession from the car to the house to signify such change of context. This concept was achieved through the use of a wood slatted screen wall which must be passed through. After winding around a collection of poured concrete steps and walls one comes to a wood plank bridge and crosses over a Japanese garden leaving all the stresses of the daily world behind. The house is structured around a nine column steel frame grid, which reinforces the impression one gets of the four quadrants. The two rear quadrants intentionally house enclosed program space but once passed through, the floor plan completely opens to long views down to the mouth of the river into Lake Erie. On the second floor the four square grid is stacked with one quadrant removed for the two story living area on the first floor to capture heightened views down the river. In a move to create complete separation there is a one quadrant roof top office with surrounding roof top garden space. The rooftop office is accessed through a unique approach by exiting onto a steel grated staircase which wraps up the exterior facade of the house. This experience provides an additional retreat within their weekend getaway, and serves as the apex of the house where one can completely enjoy the views of Lake Erie disappearing over the horizon. Visually the house extends into the riverside site, but the four quadrant axis also physically extends creating a series of experiences out on the property. The Northeast kitchen quadrant extends out to become an exterior kitchen & dining space. The two-story Northwest living room quadrant extends out to a series of wrap around steps and lounge seating. A fire pit sits in this quadrant as well farther out in the lawn. A fruit and vegetable garden sits out in the Southwest quadrant in near proximity to the shed, and the entry sequence is contained within the Southeast quadrant extension. Internally and externally the whole house is organized in a simple and concise way and achieves the ultimate goal of creating many different experiences within a rationally sized footprint. This Master Suite while being spacious, was poorly planned in the beginning. Master Bathroom and Walk-in Closet were small relative to the Bedroom size. Bathroom, being a maze of turns, offered a poor traffic flow. It only had basic fixtures and was never decorated to look like a living space. Geometry of the Bedroom (long and stretched) allowed to use some of its' space to build two Walk-in Closets while the original walk-in closet space was added to adjacent Bathroom. New Master Bathroom layout has changed dramatically (walls, door, and fixtures moved). The new space was carefully planned for two people using it at once with no sacrifice to the comfort. New shower is huge. It stretches wall-to-wall and has a full length bench with granite top. Frame-less glass enclosure partially sits on the tub platform (it is a drop-in tub). Tiles on the walls and on the floor are of the same collection. Elegant, time-less, neutral - something you would enjoy for years. This selection leaves no boundaries on the decor. Beautiful open shelf vanity cabinet was actually made by the Home Owners! They both were actively involved into the process of creating their new oasis. New Master Suite has two separate Walk-in Closets. Linen closet which used to be a part of the Bathroom, is now accessible from the hallway. Master Bedroom, still big, looks stunning. It reflects taste and life style of the Home Owners and blends in with the overall style of the House. Some of the furniture in the Bedroom was also made by the Home Owners.
